The proposed Residence Inn is located on .52+


acres along Lenoir, Salisbury and South Streets
in downtown Raleigh. The street corners are
activated with outdoor dining and intrinsic art
as a part of the design of amenities. The
project urban streetscape improvements include
a vehicular drop-off area, amenity zone with
seating, lighting, specialty accent paving and
landscaping.

IMPROVEMENTS

The Fourth Street improvements included re-


development of five blocks in the heart of
downtown. One-way traffic was converted to
two-way, widening of sidewalks to accommodate
outdoor dining, specialty paving and crosswalks,
street lights, site furnishings, street trees and
plantings. These enhancements assisted in the
economic redevelopment of bringing life to the
urban core.

WakeMed North Hospital, a 61-bed, 248,000sf,


Gold LEED Certified full-service Family Health
& Women’ s Hospital in north Raleigh opened
Mother’ s Day, 2015. The spa quality
experience is a thematic design quality from
birthing rooms to the outdoor meditation
courtyard with reflecting pool.
Construction was phased for the emergency
department, drop-off and new patient/visitor
building addition, entrance and associated parking.

Wake Forest Baptist Health’ s new West


Campus in Davie County is a 30+ acre Medical
Campus located on 88+ acres along Interstate
40 and NC Hwy 601in Bermuda Run. The
Medical Campus includes a 100,000+ sf Medical
Plaza/ 50-bed Hospital, 60,000+ sf medical DEVELOPMENT
AGREEMENT
office building and associated parking. The
medical campus is accessed via a loop road RENDERING BY HKS TYPICAL SECTIONS
with bike lanes, pedestrian walks, street lights
and street trees. Outparcel development
includes potential supporting uses such as a
gas station, bank, restaurants, a hotel,
professional offices, a day care and a
retirement/assisted living facility. The Master
Plan protects wetlands and stream buffers while
providing amenity stormwater management
ponds, open space and walking trails. A
Development Agreement with Deign Standards
was negotiated and recorded between the
Client and the Town to ensure each
development guarantees over the next twenty
years.

dichromatic glass tiles on the building faç ade
reflecting light into the shaded courtyard.
Curvilinear retaining seat-walls form the planting
beds for a variety of landscape textures, shapes
and seasonal color. Sculptures, water features
and art will fill the garden as focal points while
providing opportunities for donor sponsorships.
Benches, lighting, and planter pots invite
patients, their families and employees to a
place of respite and healing in their recovery.

Kernersville Medical Center is a 50-bed


Community Hospital, 30,000sf Medical Office
Building, associated parking and out-parcels for
supporting services on 77+ acres. The medical
campus core is circled by a ring road providing
circulation and controlled access points to
emergency services, deliveries, employee
parking, patients and visitors. Outside of the
ring road lies supporting uses for the Medical
Center, i.e. a hotel, restaurants, drug store, etc.
A part of a larger 190+ acre newly created
Medical Business Park zoning district, a new
four- lane divided parkway was designed to link
the development to a major roadway system
opening up the land for future mixed-use

The proposed ASU College of Health Sciences


is located off the ASU campus on an 8.12+
acre property located at the intersection of
State Farm and Deerfield Roads adjacent to DESIGN STANDARDS
Watauga Medical Center in Boone, North
Carolina. The complex consists of a proposed
203,000+ sf academic building and adjoining
63,000+ sf medical office building developed
as a public-private partnership (PPP), 231+
parking spaces, open space/green and urban
plaza with transit stop. Creative site planning
was considered in accommodating the
property’ s location in the 100-year floodplain
and partial location in the floodway and New
River Watershed.

Development approval included the creation of


a new form-based, mixed-use, pedestrian
oriented 101+ acre Wellness District. The new
code includes provisions for the College of
Health Sciences Complex use, building
height/scale, parking provisions, setbacks and
design standards.

Sanford Mall is centrally located and the


primary open “green” space on campus.
Bordered by Plemmons Student Union, Anne
Belk Hall, Sanford Hall and Dougherty Building
(to be demolished), totaling 4.40+ acres. Over
time, the heavy use of planned and unplanned
activities led to the deterioration and need for
updates and renovations. Restorations include SITE ANALYSIS ACTIVITY PROGRAMMING SITE FURNISHINGS
replacement of campus walkways, lighting and
site furnishings, improvement of soils to
support heavy use, rainwater collection for turf
irrigation and improve functionality/use of the
area.

The Master Plan includes a large open space,


activity plaza, climate controlled solar
pavilion,“porches, new hardscape
walkways/circulation paths, outdoor game tables
(ping-pong, chess, checkers), hammacking/ slack
lining poles, site lighting and furnishings,
various seating options and new landscaping.

North Carolina Central University is a 135-acre


urban campus located approximately one-mile
south of downtown Durham. The campus was
listed on the National Register of Historic
Places in 1986. With the growing enrollment
and campus boundaries, NCCU is visioning
how to grow and expand for the future. PRECEDENT IMAGE –
STREAM DAYLIGHTING/ RESTORATION
The NCCU Master Plan analyzed the physical
features, campus community and character
while making recommendations for future
building and athletic expansions, vehicular and
pedestrian/bike circulation and connectivity,
parking, shuttle routes, utilities, and stormwater
management. Some of the recommendations
included preservation of significant historic
buildings and iconic landscapes of Heritage
Trees, linking of the campus core and districts
through pedestrian green ribbons, creation of
campus gateways, the Eagle Campus Drive
Promenade, and the Lawson Street District.
The deteriorating and aging campus storm
water infrastructure and piped stream thorough
campus is beginning to fail with under-sized
pipes and sink-holes. The Master Plan
recommended a campus- wide regional
approach to stormwater controls as well as
daylighting and restoring the stream as a
natural, sustainable, amenity feature thorough

Credit Union showcases a three-story,
30,000+sf office building with 300-parking
spaces located on 10+ acres. A landscaped
boulevard entrance drive crosses a focal water
feature while leading motorist to the
building’ s main entrance. The site features a
pavilion overlooking amenity stormwater
management ponds with a faux waterfall and
aeration fountain, outdoor plaza, buffers,
landscaping and walking trails through
undisturbed woodlands.

Brookberry Park is a thirteen building apartment


complex on 31.5+ acres. A landscaped boulevard
entrance drive terminates with a centrally located
clubhouse/office, swimming pool, mail kiosk and
screened solid waste collection. The apartment
buildings are sited with the topography leaving
open space of native woodlands and grasses on
severe slopes and wetlands below. Additional
amenities include a tot lot, picnic area and
overlook.

MOSER RESIDENCE

The Moser Residence Master Plan includes


updates and additions to the 2.19+ acre
property. Enhancements to the property include
creation of a welcoming entrance and street
presence, an upper terrace, infinity edge pool,
patio, hot tub, fire pit and landscaping creating
outdoor living spaces and views. With the
severe 3:1 slope in the rear, the pool and patio
are terraced naturally into the hillside. The free
form shape of the pool with stone edge coping
and dark interior surface evokes images of a
private lagoon. A tilted urn is used as a
fountain, outdoor furnishings and planters adorn
the patio.
