Pakistan, especially if you are constructing a house in Islamabad or Rawalpindi.
This contract is also known as ‫ ورتکنجی منصوبہ‬in Urdu.
This contract is the polar opposite of the labor contract. In this particular contract, the owner
of the land gives complete or partial control to the contractor. The owner just provides pre-
determined rates per square foot.
In short, you sit back & relax and see your dream become a reality.
The owner just has to check on the contractor now and then, just to see if he is complying
with the set agreement.

Always, always, and I repeat…ALWAYS consult 3 to 4 contractors before signing any sort
of contract.
Also, do visit the market to see the listed prices for raw material. The contractors usually
manipulate the market prices, so it is a good idea to check the prices yourself.

1. Grey structure cost: It includes the foundation of the house, walls, roof, cement, plaster,
water tanks, and tiles.

includes plastering, concrete, flooring, sewerage and sanitary whose rate is 1400 to 1600 per square feet.

TILES PRICES 
In highly luxurious construction you need a high and top material. The quality tiles for this type of
construction are 2500 to 3000 Rs. per sqm and bathroom tiles are 3500 Rs per sqm. If we come one step
down then we will fall in a category of less but not a low-quality material. It is also good and luxurious but
low than the first quality. The tile prices in this type are 1800 Rs per sqm while the bathroom tiles are 2200
Rs. Per sqm. Then comes another category which is low then the both mentioned before. Here the prices
of tiles are low then the other two categories. Here the tiles rate is 1600 Rs. Per sqm while the bathroom
tiles are 1800 Rs. Per sqm.
RATES OF CEMENT
It is a very important and basic element during the construction. We will consider the price according to
50 KG bag then the price is 590 Rs. Per bag. The price may increase in the coming time. 
RATES OF BRICKS
You cannot make a home without bricks. The market price of grade 1 bricks is 800 to 1000 Rs. which may
change time to time. 
RATES OF STEEL 
Steel is used crucially and very much in the different places and it gives a strong effect to home or a
building. It has to be very good in quality. The market rate of steel is 86,000 Rs. Per Ton. 
RATES OF SAND 
Who can deny the importance of sand while making a home? It is a very important element and its
market rate is different. It is usually available in the range of 3200 to 4500 Rs. Per trolley. 
OTHERS 
Apart from the main things, there are other things which prices I am going to mention. The price of
Masonry work is 25 Rs. Per Square ft, plasterwork price is 15 Rs. Per Square ft and the Marble work price is
20 Rs. Per Square ft.

size 8 Marla. In Pakistan residential land is measured in Marla and Kanal. 1 Marla is equal to 225
square feet and 1 Kanal is equal to 20 Marla. Therefore, 8 Marla house is one that is built on the
land of size 1800 square feet.

natural light is provided from side, front and back open spaces. Generally a car porch, drawing room,
