LAUNDRY EQUIPMENTCINSTRUCTIONS TO BIDDERS
A. REQUIRED BID FORMAT
1. All bid pricing must be itemized, must indicate the total for each item, and must include
delivery and installation as separate prices. Include any and all city, state, occupational or
government taxes which are applicable to this project. All figures should be included in a
grand total package. Bids shall be valid for up to ninety (90) days. All bidders must
comply with the enclosed bid format, or they will be rejected. Lump sums are not
acceptable.
2. All bids must be submitted on an as-specified basis. Should the bidder decide to provide
value engineering items for consideration, they shall be provided on a separate bid
document as noted below.
3. Complete the bid forms on the enclosed CD-Rom.
a. Enter all data into the Excel spreadsheet file titled, "Laundry Bid Form." If the cost of
an item is included with another item, note the item in the ANet Cost@ column as
follows: Included in Item #___.
b. For AAlternates@ which meet or exceed the specified equipment, use the Excel
spreadsheet titled, ALaundry Alternates.@ When providing alternates@ provide make
and model for comparison.
c. Save the files to disk and submit them with a hard copy of the bid submittal. We
must have an electronic bid to evaluate your submittal.
d. Submit cover letter, clarifications, inclusions, exclusions, and other pertinent

front-end data in electronic format.
B. CONSIDERATION OF SUBSTITUTIONS
1. Itemized bids shall be for specific manufacturer and model, as specified or indicated on
the drawings. See "Substitutions," 1.12, in the General Conditions.

D. RETURN OF DOCUMENTS
1. Plans and specifications are to be returned within ten (10) days after the bid deadline,
unless you are awarded the contract.
E. CONSIDERATION OF BIDS
1. The Owner reserves the right to waive irregularities and defects, or to reject any or all
proposals. The Owner also reserves the right to accept the proposal regarded to be in his
or her best interest. Cost, features, and service will determine which proposal is accepted;
the lowest bid may not necessarily be chosen.
F. PAYMENTS
1. Payments on the contract shall be 80% of the manufacturer's invoice billings within a
period of thirty (30) days after receipt of the invoice; 10% of the remainder on the contract
is due upon completion of installation; the net is due upon final acceptance by Owner and
Systems Design International.
G. BOND REQUIREMENTS (IF REQUIRED BY OWNER)
1. Upon award of the contract, the contractor shall furnish performance, labor, and material
payment bonds covering the faithful performance of the contract agreement. The
performance and payment shall be made in the amount of the contract price. The
contractor's proposal shall include the total premiums for the performance bond, labor,
and material payment bonds, indicated as a separate price at the end of the bid forms.
H. DELIVERIES
1. No provisions will be made for receiving or storing any items delivered to the job site
before commencement of the equipment installation. The equipment contractor must
receive and account for all items.
I. GENERAL NOTE
1. Bidders must carefully read the General Conditions; submitting a bid proposal indicates
agreement. All enclosed documents and any future addenda issued before the due date
are part of the contract. Shop details must be submitted within ten (10) days of receiving
the contract, or letter of intent to contract.
2. Bidders are advised that in the event that the project documents prepared by the
Architect and / or Architect of Record, are in Building Information Management (BIM)
platform (Revit) it will be the LEC=s responsibility to provide shop drawings in Revit.
J. ERRORS AND OMISSIONS
1. Because the chief concern of all parties is successfully completing the project, we request
that the bidder immediately report any errors, ambiguities, and/or omissions found in the
drawings or specifications to Systems Design International, who will subsequently issue
an addendum to all bidders.

K. SCHEDULE FOR INSTALLATION
1. The successful bidder shall complete the installation by the end of the ____________

SECTION 112300
LAUNDRY EQUIPMENT
PART 1 - GENERAL REQUIREMENTS
1.01 DEFINITIONS
A. The following summary is intended to clarify the responsibilities of each party, and
their relationship to one another, as defined throughout the Laundry Equipment
Contract Document.
1. Laundry Equipment Contractor: The LEC is the party responsible for supplying,
delivering, and setting-in-place all items included in this contract. The LEC may
hire subcontractors to execute portions of his work, but he is ultimately
responsible for the performance required by the contract.
1.02 DRAWINGS AND CONTRACT DOCUMENTS
A. The drawings and specifications constitute a full and complete Laundry Equipment
Contract Document. The Contract Document for the LEC's consideration shall include,
but not be limited to, the following:
1. Equipment layouts
2. Rough-in plans and special details
3. Instructions to bidders
4. General conditions
5. Specifications and details
6. Any addendum issued prior to executing this contract
B. All drawings prepared by SDI are solely for reference, serving to guide and assist the
LEC. They shall not be used as construction documents or building shop details. They
indicate the preferred final location of equipment. The exact final location will be
dictated by the building conditions. The LEC shall accept the contract with this
understanding.
C. Drawings and equipment specifications are intended to complement one another and
form one Contract Document; therefore, neither one shall be considered complete
without the other.
D. The LEC shall not submit cost bids, Proposal Contract Documents, or enter into
agreements without complete knowledge of, or access to, all Contract Documents.
1.03 WORK INCLUDED
A. The LEC shall furnish all labor, union or nonunion, materials, and services required
for assembling and setting-in-place the laundry and its related equipment. The LEC
will perform these duties in strict compliance with the Contract Document.
B. The LEC will provide the GC with all wall reinforcements or special support locations
required for the equipment.
C. The LEC will provide stands and supports for equipment in seismic areas that requires
them; the LEC will provide special supports to comply with seismic standards, which
shall be approved by the structural engineer.
D. The LEC shall cut holes and provide sleeves for equipment piping, drains, electrical,
plumbing, etc., as required for proper installation.

E. The LEC shall provide anchor bolts and supports for all laundry equipment that
requires them. The LEC is responsible for bolting and securing equipment to the floor,
ceiling, walls, or housekeeping pads, as required.
F. The LEC shall repair any damages resulting from installation.
G. The LEC shall remove all debris resulting from this installation, and clean and prepare
all equipment for operation and an acceptance test by the Owner/Operator.
1.04 WORK NOT INCLUDED
A. Wall reinforcing, backing, and bracing for wall-mounted equipment.
B. Masonry work such as housekeeping pads, trenches, and vibration mounts.
C. Exhaust duct from equipment discharge or ceiling grilles and upstream to main
building system; exhaust connection between dryers, ironer and other equipment;
exhaust to lint collection.
D. Electrical services, including electrical panel, breakers, wiring, and final connections
to the equipment.
E. Vacuum breakers and pressure reducing valves (PRV) will be provided by the
plumber, unless otherwise specified.
F. Water, waste, gas, air, and steam services to the fixtures, including all shut-off valves,
trim, traps, filters, and final connections to the equipment.
1.05 LAWS AND ORDINANCES
A. The LEC shall certify that all work and materials comply with Federal, State, and local
laws, ordinances, and regulations, and is confirmed by the local inspector having
jurisdiction.
B. Work and materials must be in full accordance, and when appropriate, shall be listed
with the following agencies:
1. US. Public Health Service

2. Local Health Department
3. National Board of Fire Underwriters
4. OSHA
5. National Sanitation Foundation (NSF)
6. Underwriter Laboratories (UL)
7. ASME
8. AGA
9. NFPA 96 for Exhaust System
10. ADA Requirements
11. Seismic Requirements
C. The LEC shall check and confirm that specifications and drawings meet all codes of
Federal, State and local government bodies. The drawings and specifications shall
govern whenever they require larger sizes or higher standards than those required by
local agencies and regulations. The regulations shall govern when drawings and
specifications call for something less than they required by regulation. The Owner
shall be neither held responsible nor incur extra charges related to code compliance.
SDI, the Architect, and the Owner shall determine if extra charges are justified.

D. The LEC shall pay specific attention to OSHA regulations relating to noise at the work
place, noise from operating equipment shall not exceed 70 decibels at any time. If
such noise from operating equipment is evident, LEC at his cost shall provide
dampering devices to reduce the noise.
E. LEC shall pay special attention to any moving laundry equipment. Any moving
equipment of large hoppers, drop chutes, etc. shall be equipped with an audio and
visual alarm. The alarm shall provide a pre-action warning to alert employees of
hazardous conditions.
1.06 GUARANTEE AND WARRANTY
A. Parts and labor for all equipment furnished by the LEC/GC shall be under full
manufacturer's warranty for the first ninety (90) days after the acceptance of the final
punch list.
B. All equipment furnished by the LEC shall be fully guaranteed against defects in
workmanship and material for one year after Owner's final acceptance of the punch
list. All repairs and replacements shall be made by the LEC without charge to the
Owner. This guarantee period shall commence with the first usage of the equipment,
for its intended purpose, after Owner/SDI's final punch list is completed.
1.07 ROYALTIES
A. The LEC shall pay all royalties and license fees required for his equipment. The LEC
agrees to indemnify all parties to this contract from the payment of any royalties,
damages, losses, or expenses for suits, claims or otherwise, growing out of alleged
infringement of patents, materials, and methods used in the execution of this
contract.
1.08 PRIOR INSTALLATION CONDITIONSCEQUIPMENT ACCESS
A. The LEC is responsible for verifying all building conditions and coordinating with the
GC and/or CM on the proper access for moving large equipment into the building.
Any specific items needed for the movement of large, heavy, or bulky equipment is
the full responsibility of the LEC.
1.09 SUBMITTALS, REQUIREMENTS AND APPROVALS
A. The following information must be submitted through the Owner's Representative.
1. Shop Details
a. Shop drawings of all custom fabricated equipment that is part of this

contract shall be submitted at 3/4" (1:20) scale. All custom fabrication
shall have dimensions, fabrication materials, thickness, detail of
construction, installation, and method of field joint, especially for large
counters. Shop details must indicate reinforcements, methods of
anchorage, and quality of finishing.
b. Shop detail drawings shall be submitted as follows:
1) One (1) electronically produced file which will be returned.
c. Shop details and all other drawings shall be delivered in a tube for
protection. Folded transparencies shall be returned for resubmittal.
d. It is the responsibility of the LEC to verify all field dimensions and
incorporate them into shop details.

2. Rough-in Drawings
a. All submittals must follow the Project Architect Document platform. If

the Project Architects documents are in Building Information
Management (BIM) Platform (Revit) the LEC must provide their
documents in Revit.
b. Rough-in drawings showing the entire project shall be submitted.
Drawings must show every piece of equipment approved under
contract, and all dimensions for rough-in points for electrical, plumbing,
steam, exhaust, gas, thermal fluid, concrete curbs, sleeves, supports,
and any core drilling needed.
c. Rough-in drawings shall be submitted as follows:
1) One (1) electronically produced file which will be returned.
d. SDI=s drawings are for reference only and at no time the shall be used by
the LEC or for that matter by the General Contractor as part of the shop
drawing submittal. At no time will SDI be held responsible for
Contractor or LEC using its drawings as rough-in's. SDI=s drawings are
for information and reference only and shall not be used as construction
documents.
e. It is the LEC's responsibility to site verify all sleeves, floor depressions,
core drillings, and any other structural or architectural conditions
needed for his equipment. In the event that all rough-ins and other
details have been completed prior to the LEC's involvement, he shall
indicate his needs and the requirements for accommodating his
equipment. The LEC is responsible for informing SDI and the Owner's
Representative, in writing, of such deviations so that the Owner may
take action.
B. CUT SHEET BOOK
1. As part of his or her submittal, the LEC is responsible for assembling and
binding three (3) sets of Equipment Brochure books for the Architect and SDI,
plus any additional sets required. All equipment cuts shall clearly show all
specified accessories, utility requirements, and any other pertinent information.
C. APPROVAL
1. All three submittalsCshop details, rough-ins, and cut sheet booksCwill be

reviewed and checked at the same time; therefore, it is the responsibility of the
LEC to submit all the required information at one time. Partial submittals will
not be accepted.
2. SDI's approval is given for design consent and compliance with SDI's
requirements; it shall not relieve the LEC of his responsibility to comply with all
local codes and ordinances. It is the LEC's responsibility to comply with all
licensing needed to perform his work.
1.10 MANUFACTURER'S INSTALLATION REQUIREMENTS
A. The LEC and his subcontractors must follow and comply with all of the
manufacturer's installation requirements and recommendations, unless otherwise
authorized by SDI or the Owner's Representative.

1.11 SCHEDULE & SPECIAL HANDLING
A. Time is of the essence in this agreement. Acceptance constitutes a guarantee that

upon notice to proceed, the LEC can, and will, obtain all materials, equipment and
manpower needed for completing the overall building project on schedule. The LEC
shall coordinate his work with progress schedules, as prepared and updated
periodically by the GC/CM.
B. Anticipated delays that are out of the LEC's control shall be the subject of written
notification to the Designer and Architect immediately upon the LEC's realization that
delays are imminent.
C. Failure of manufacturers to meet promised delivery dates will not absolve the LEC for
failing to meet schedules, unless the LEC establish, in writing, that manufacturers
received orders with a reasonable amount of lead time.
D. Extra charges resulting from special handling or air shipment shall be paid by LEC if
insufficient time was allowed in placing factory orders.
1.12 SUBSTITUTIONS
A. Bids presented shall be as specified by SDI with specific manufacturer, model

number, size, utilities requirements, capacity, options, and accessories.
B. The LEC may present a price for alternate equipment (other than what is specified). In
this case, the LEC must clearly and separately state that he is offering a substitution at
that time. He should submit complete illustrations, specifications, capacities, utilities,
and operational data. It is the LEC's responsibility to prove that the item or items
substituted are equivalent to the specified items. SDI, as the Owner's Representative
or with Owner, shall be the determining authority as to the acceptability or
equivalency of alternates. Items of standard equipment shall be the latest model, new
at time of delivery.
C. The LEC shall be responsible for all costs associated with the approved alternate item
if it requires additional space, or specific utilities which differ from specifications. The
LEC shall be responsible to the Owner and GC for any retrofitting, such as building
changes, utility changes, and engineering changes. All substitutions and alternates
must be approved by SDI in writing.
1.13 START-UP DEMONSTRATION AND MANUALS
A. The LEC shall provide factory-trained engineers for the start-up and demonstration of
equipment. Demonstrations shall be done in two stages: one for operations
personnel, the second for maintenance personnel.
B. The LEC shall return to the job site within ten (10) days for final adjustment and
calibration of equipment.
C. The LEC shall furnish sets of service parts manuals and maintenance manuals, as
required by Section 01300.
D. The LEC shall provide the Owner with a list of service agencies authorized by the
manufacturer to service its equipment. The list should include the name of the person
to contact and a telephone number.
