What is not required?
- Gym/Workout Area (Including bicycles desk)
- Green Area
- Ceiling covered with doodles or drawings

What is the desired ID Concept?


- Modern, sleek, corporate, open concept, smart use of the space/furniture that can maximize the utilization of workspace which also
take into consideration of the timeline to deliver/handover to customer by 15 Apr 2019.

- Seating capacity of 150 pax (both hot + permanent desk) , desired capacity will be 160 pax.

1. CEO Area :
● The CEO seating chair position must be facing to see across the whole floor as per picture shown. The location is as shown in the
image and must not change.
● CEO area must have a TV on the wall.
● A high table of 6 pax seater to be located at the CEO area to serve as a waiting area or discussion area with the CEO.
● A sofa or settee can be place at the CEO area if is necessary. Vendor can proposed the design.
● Not too luxury that occupy too much of the office space.
● Modern corporate sleek open concept but not extravagant ideas.

2. CFO Table :
- Simple office table with pedestal, does not need a big fancy area.

3. Main Meeting Room :


● 1 unit , 12 pax seater and a TV
● Must have a cabinet underneath the TV to keep VC equipment’s. The cabinet must have ventilation holes to avoid VC hardware
overheat
● Must have glass door
● 2 unit * Data cable on the table
● 2 unit * Data cable in the cabinet
● 1 * data cable connecting from table to cabinet
● 2* power cable in the cabinet + 2 * power on the table.
● Must have chill water unit aircond

4. Discussion Room (location of the discussion room can be change by vendor if necessary to fit the design ) :
● 1 * room with 6 pax seater and a TV + ventilated cabinet for VC equipment. Must have glass door
● 1 * room with 4 pax seater and a TV + ventilated cabinet for VC equipment. Must have glass door
● 2 unit * Data cable on the table in each room
● 2 unit * Data cable in the cabinet in each room
● 1 * data cable connecting from table to cabinet in each room
● 2* power cable in the cabinet + 2 * power on the table in each room
● Must have split unit aircond in each room

5. 1 * Pool Table located at the pantry/ relax area

6. Pantry :
● 1* Dry Pantry with one (1) 2 Door Fridge + 1 microwave and water pipe for the Coway water filter
● 1 * Wet pantry (original location from the building management) with water pipe for Coway water filter
● 1 high table + high chairs for 6 pax
● Pantry concept should not look like a canteen

7. Relax & Chill Area


a. Near Pantry, concept should not be like an atrium or canteen.
b. Preferred concept should allow this area to be used as mini discussion or hangout area as well.

8. Quite Zone
● Small & practical, can be used as a phone booth purposes as well.

9. Store room
● Does not need to be big. ¼ of the Main meeting room is sufficient
● Only 1 storeroom is required

10. Locker
● Must have minimum of 150 lockers and should not be less than the working desk (hot seats + permanent seats) available in the
office.
● Multicolor concept is desired to make it interesting , instead of monotone or conventional color look
● Locker door is sideways open concept
● Smartly used of the lockers as part of the office decorative furniture is preferred to avoid waste of space.
● Locker area should not be near CEO area.

11. Hub Room


● Must have 1 Co2 fire extinguisher
● Must have chill water unit aircond as it is required to run 24*7

12. Stationary & Printer room (Automation Room)


● 1 area on both side of the floor
● Must have network cabling + power socket for the network printer installation

13. Main Entrance Door


● Automated Sliding Door using Door access card concept.

14. Waiting Area for Guest


15. Lobby wall design - to be provided by AirAsia by Thursday.
