PROJECT TITLE: AIR-CON MAINTENANCE AT LORMA SAN JUAN


PROJECT LOCATION: LORMA SAN JUAN

SCOPEOF WORK:
A. QUARTERLY MAINTENANCE ACTIVITIES
1. General cleaning of air-con units including internal components inside of the unit.
2. Shutting off the unit
3. Removing of air filter for cleaning.
4. Cleaning of the following parts:
a. Cooling coils (Using power spray)
b. Filter cleaning
c. Fan blades
d. All other internal components inside the unit.
5. Greasing of motor bearing and other moving parts that requires lubrication.
6. Technical audit of equipment condition including Freon charging and actual electrical
reading operation of the units.
7. Drying of internal components using compressed air.
8. General services and inspection of all the components of air conditioning system.
9. Assembly and start-up.
10. Cleaning of working area and clearing of site.
11. Check and repair of undesirable noise and vibration of the unit.
12. Observation of operation of the compressor performance and recommended
repair/replacement if necessary.
13. Check-up all moving parts such as fan motor bearing /crushing and sharing evaporator
blowers and blades, recommended repair/ replacement of parts as may be necessary.
14. Inspection of all components of the system including electrical control and make
necessary adjustments, recommend repair/ replacement of parts as may be necessary.
15. Inspection/ check-up of all refrigerant line in the air-conditioning system, replenishment
as may be necessary.
16. Inspection/ Check-up and repair of equipment corrosion, de rust prepare with primer
and repaint affected parts.
17. Recommend repair and replacement of unit and parts that should be undertaken and
provide price quotation for the following:
a. Recharging of owner supplier Freon-_, Freon-_
b. Recharging of owner supplied filter
c. Replacement of fan motor
d. Replacement of fan blade.
e. Replacement of filter
f. Replacement of thermostat
g. Replacement of capacitor
h. Replacement of relay and timers
i. Replacement of switches
j. Replacement of control wires
k. Replacement of control harness wire
l. Replacement of compressor for:-___________HP, etc.
m. Leak test and repair of split type and VRF.
18. Removal of air filter for cleaning recommendation for replacement if necessary.
19. Technician will inspect for the following.
a. Base pan for restricted drain opening –remove obstruction as necessary.
b. Inspect coil and cabinet as needed; and
c. Inspect control box voltage and high voltage contractors, relay switches, and
starter switch.
OTHER SERVICES:
1. Provision of at least 2 (Two) on call resident technician or more as may be necessary and
with immediate response time not later than the following day.
2. Such others as may be necessary to maintain the optimum performance of the unit.
