NOW THIS LEASE WITNESSTH AS FOLLOWS:

a) That in consideration of the rent herein after reserved and the covenants and conditions herein
after contained to be observed and performed on the part of the lessee, the lessor hereby
handed over by way of lease to the lessee all that piece and parcel of land including the entire
machinery and structures more fully mentioned in the schedules given below to have and hold
the same unto and to the issue of the lessee for a term of Three years commencing from the 1 st
day of April 2015 and for a maximum monthly grinding of 1500 metric tones. The details of
tenancy period and the payment of monthly rent as under.
b) That the lessee shall pay a sum of Rs.23 lacs(Rupees Twenty Three lacs only) as interest free
advance and shall pay a monthly rent of Rs.140000(Rupee One Lac Forty thousands) for a
maximum monthly grinding of 1500 Mts with effect from 1 st April 2015 tp 31st March of 2018 fpr
a period of three years.The lessee shall pay an additional rent @Rs.100(Rupee one hundred
only)pet metric tone, if the monthly grinding exceeds 1500 Mts
c) That the lesse has already paid a sum of Rs.2300000(Rupees Twenty Three lac only)as advance
to the lessor by way of Indian Bank, Chittoor.Cheque No.601801 Dt.29.01.2010 for
Rs.650000(Rupees six lacs fifty thousand only) towards 1 st payment, and issued Indian
Bank,Chittoor.Cheque No.601802 Dt.18.10.2010 for a sum of Rs.650000 (Rupees six lacs fifty
thousand only) towords 2nd payment and issued Indian Bank,Tiruttani.Cheque No. Dt.15.09.2014
for Rs.5 lacs(Rupees five lac only) towards 3rd payment and issued Indian Bank,Tiruttani.Cheque
No…………..Dt.01.10.2014 for Rs.3.50 lacs(Rupees three lac fifity thousands only) towards 4 th
payment and further issued Indian Bank Tiruttani Cheque No. Dt.24.12.2014 for Rs.1.50
lacs(Rupees one lac fifty thousand only)towards 5 th and final payment.

The Lessor hereby covenant with the lesse as follows:

a) That the scheduled mentioned property that is the land and machinery is free from a;;
encumbrances and not subject to any hypothecation, Pledge or mortgage in favor of any
banker or creditor at the time of handing over possession of the scheduled mentioned
property to the lessee.
b) That the lessor shall pay all arrears of Electricity Bills to the Electricity Board and see that EB
HT supply is connected to the scheduled mentioned property at the time of handing over
the scheduled mentioned property to the lessee.
c) The lessor shall put the lessee in possession of the scheduled property on this 1 st day of April
2015.
d) Upon the lease paying the rent hereby and hereunder reserved and observing and
performing the covenants and the condition herein contained the lessee shall quietly and
peaceably hold possess and enjoy the scheduled mentioned property during the said term
without any claim,interruption or disturbance by the lessor or any person claiming under or
interest of them.
