INTRODUCTION
Organization is:
 People with purpose working together
 Good organization is effective people working
constructively together toward a common goal.
 A fundamental principle of an organization is that the
pieces and functions must fit together and there should be
effective coordination between functions for successfully
achieving the targeted goals.
 The plant performance is limited due to the failure of
interrelationship of plant functions

INTRODUCTION
Maintenance Organization is:
 The maintenance organization can
be define as the people with purpose
working together for maintaining
satisfactory equipment and machine
reliability in order to achieve
productive operation sand high
quality products.
 There exist no universally admitted
method to design maintenance
system.
 It depends on the organizational
structure with defined hierarchy of
authority and defined maintenance
procedures and policies.

GENERAL SCOPE OR WORKS AND RESPONSIBILITY

As example:
 Preparing estimates, making inspections, preparing drawings, specifications
and contract documents for obtaining tenders and quotations for all
maintenance work and repairs.
 Ordering, supervising work and certifying accounts for payment; managing
all direct labour operatives employed in organisation.
 Financial management, materials and stores management, plant and
transport management.
 Work planning, programming and budgeting of maintenance and servicing.
 Negotiating for ordering and checking utility services (i.e. gas, electricity,
fuel efficiency, water, drainage and sewerage) and their efficient
management as they affect the client.
 As above for minor works, renewals and improvements
 Providing a consultancy and advisory service to the building occupier.
Employment of an outside consultancy specialist to the client as required.
 Ancillary services, cleaners, fire precautions, security, waste disposal,
gardens and grounds.

2.1 Introduction
To describe in detail a company/organization structure at the
property/case study.
2.2 Organization Objectives
To describe in detail a company/organization objectives at the
property/case study as to accomplished a vision and mission.
2.3 Organization Structure
To describe in detail company/organization structure in a way to
maintain the building. As mentioned earlier, it can be categorized into 2
structure:
a) Main Organization Structure: extract from a company
b) Maintenance Structure: the structure shall be adopted as in house
or out source.

2.4 Scope & Responsibility
To describe a scope & responsibilities of EACH Maintenance
Organization stakeholders.
Nos Position Scope of Work
1 Buiding maintenance To manage and execute all matter relate to
manager the management and building maintenance.
To arrange all matter relate to the contract
and non-contract maintenance.
Connect to the contractor, tenant, employee
and parties involve with building management.
Tenancy management.
To make report about building condition to
property manager.
To make policy and regulation (house rule)
for tenant, contractor, employee and visitor.
