CONTRACT TO SELL
SALDA
KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT TO SELL/SALDA, made and executed this 22 day of December, 2018 by and
between ;

Bernard M. pulang of legal age , single/married to Tessie Pulang, Filipino, and with the
residence and postal address at Bawac, Dupligan, Tanudan, Kalinga, hereinafter referred to as
the SELLER/VENDORS/NANGISALDA;
AND

MR. & MRS. DULCE LIDDAWA, Filipino and with residence and postal address at Bawac,
Dupligan, Tanudan, Kalinga hereinafter referred to as the BUYER/VENDEE/ NAGSALDA, and with
the identified boundaries; East Reymund Guiawan, West – Bernard Pulang, North- Bernard
Pulang and the South-National road;
WITNESSETH;

WHEREAS, the SELLER/ VENDOR/ NANGISALDA, is the absolute registered and owner of
an unregistered parcel of land consisting of TWO (2) HACTARES, located at Banawol, Dupligan,
Tanudan, Kalinga.

WHEREAS, the BUYER/ VENDEE/ NAGSALDA has offered to buy/ SALDA and the SELLER/
VENDOR/NANGISALDA has agreed to sell the above mentioned property under the terms and
conditions herein below set forth;

NOW THEREFORE, for and in consideration of the total sum of ONE HUNDRED
THOUSAND ( Php 100,000.00) Philippine currency and of the covenants herein after set forth
the SELLER/VENDOR/NANGISALDA agrees to sell and the BUYER/VENDEE/ NAGSALDA agrees to
buy/ SALDA the aforesaid property subject to the following terms and conditions:

1.The consideration shall be One Hundred Thousand (Php 100,000.00) Pesos Philippine
Currency, payable as follows;

2. Capital gain Tax and Real state Tax, shall be for the account of the SELLER/ VENDOR/
NANGISALDA;
3. The SELLER/VENDOR/NANGISALDA has to agrees with the BUYER/VENDEE/NAGSALDA,
That he is the one to cultivating the said land;

4. Mr. Bernard Pulang the tenant of the said land has to agrees that every cropping should
be given the shares of Mr.& Mrs. Dulce Liddawa ;

5. In case the SELLER/VENDOR/NANGISALDA shall decide to sell the subject property the
BUYER/ VENDOR/ NAGSALDA shall be given preference over any other interested buyer
Subject to full Payment of the price and execution and/ or deliver of any and all documents,
Including but not Limited to the original copy of transfer Certificate of title, Tax Declaration
All other documents necessary for the transfer of ownership from SELLER/VENDOR/
NANGISALDA to the BUYER/ VENDEE/NAGSALDA.

IN WITNESS WHEREOF, the parties have hereunto affixed their signatures, this 22 day of
December 2018 at Tabuk city Kalinga, Philippines.
