REAL ESTATE MORTGAGE OF A PORTION OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

That, I WILFREDO P. VALDEZ, of legal age, married to EVANGELINE ORDONIA,

Filipino citizen and a resident of San Fernando Bambang Nueva Vizcaya, in for and in
consideration of the total amount of THREE HOUNDRED FIFTHY FIVE THOUSAND (Php.
355,000.00) PESOS, Philippine Currency, to me in hand paid and delivered by siblings
SOLIDAD V. SIBUYAN and ROLANDO V. SIBUYAN, of legal ages, Filipino citizens and
residents of San Francisco California, the receipt whereof is hereby acknowledge to my full and
entire satisfaction, do by these presents hereby CEDE, TRANSFER and CONVEY by of
MORTGAGE unto the said mortgagees, their heirs and assigns, that certain portion of a parcel of
land, situated at Purok Sulinek, San Fernando, Bambang Nueva Vizcaya, as a whole is more
particularly described and bounded to as follows:

“a parcel of land Lot No.1, Psu-122520; containing an area of EIGHT THOUSAND

ONE HUNDRED FORTY THREE (8,143) square meters; bounded on the NE., by Basilio

Ordonia; on SE., by Nicasio Valdez; on the SW., Maria Dipagan; and on the NW., by Juan

Centeno, et., al.”

“It is to be understood that the subject matter of this mortgage is only the remaining

ONE HALF (1/2) portion to be taken on the Western part thereof.”

Of which parcel of land still covered by Transfer Certificate of Title No. 036-2015001163 of the
Land Records of Nueve Vizcaya and still registered in the name of our deceased parents/father
Eulalio J. Valdez and the portion herein mortgage is my share/inheritance; free and clear from
any liens, encumbrances nor from the claims of any third persons whomsoever; PROVIDED,
that if I pay or cause to be paid the afforested amount then this MORTGAGE shall be discharged
and cancelled; OTHERWISE, this contract shall continue to have the same force and effect and
enforceable in the manner provided by law, until fully paid and redeemed; PROVIDED that
redemption shall be made just after harvest of the ensuring agricultural season. That the same is
NOT TENANTED and the same shall likewise be mortgaged shall be shouldered by the
mortgagees. Further, the owner’s copy of TCT No. 036-2015001163 is in the safekeeping of the
mortgagees and shall only be returned upon full redemption.
IN WITNESS HEREOF, I have hereunto set my hand this 10th day of July, 2020 at

Bambang Nueva Vizcaya.
