This Deed, made and executed by and between-

We SPS. LOURDES CAPULE and LEANDRO T. CAPULE, of legal ages, Filipinos

citizen, and a resident of Blk. 6, Lot 5 Guinhawa Subd., Malolos, Bulacan, hereinafter
referred to as the VENDORS:

And

SPS. ANGELITO C. PINGOL and MA. LILIAN PINGOL, of legal ages, Filipinos
citizen and a resident of Lot 7, Blk. 11, Orange St., Phase 3, Provence Camella, Longos,
Malolos, Bulacan, hereinafter referred to as the VENDEES:

WITNESSETH THAT:

WHEREAS, the VENDORS are the registered owner of one (1) condominium unit
which is more particularly described as follows:

“Unit No. 14N situated in the 14th Floor of the Manhattan

Parkway Tower 3, Located in Aurora Blvd. and Gen. Malvar St., Cubao,
Quezon City, consisting of Twenty Two and Fifty square decimeters
(22.50) more or less.”

For and in consideration of the sum of ONE MILLION FIVE HUNDRED

THOUSAND PESOS (Php 1,500,000.00), Philippine Currency, receipt of which is hereby
acknowledge from the VENDEES, the VENDORS does hereby SELL, TRANSFER and
CONVEY and by these present have SOLD, TRANSFERRED AND CONVEYED in a
manner that is absolute and irrevocable, the condominium unit unto the VENDEES, their
heirs and assigns.

That the VENDORS hereby warrants valid title to and peaceful possession of the
property herein sold and conveyed and will defend the same unto the said VENDEES their
heirs and assigns against the claim of third persons whomever.

SPECIAL POWER OF ATTORNEY

Barihan, Malolos City, Bulacan , DO HEREBY APPOINT, NAME and CONSTITUTE, MARIO

my true and legal representative to act for and in my name, place and stead and to perform the
following acts:

1. To work out for the transfer of Transfer Certificates of Title No. 039-2018004775
located at Barihan, Malolos, Bulacan with an area of 200 square meters with the
Registry of Deeds for Province of Bulacan;

2. To pay the necessary fees and charges of the capital gains tax, documentary stamp tax
and transfer tax with the Bureau of Internal Revenue;

3. To pay the necessary registration fees with the Registry of Deeds Province of Bulacan
and any other government agency;

4. To follow-up, receive (CAR & Title), execute and sign all the necessary records and
documents as may be required by the BIR and the Registry Province of Bulacan.

and every act and things whatsoever, requisite and necessary to be done in and about premises
as fully to all intents and purposes as I might or could do if personally present, with all power of
substitution and revocation and hereby ratifying and confirming all that my said attorney or her
