CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This Contract to Sell made and executed this _____________ of _______________________ by


and between.

JERMELYN A. ROMERO, of legal age, widow, Filipino citizen and residents of C-93 K-ville
Townhomes, Sanville Subdivision, Tandang Sora, Quezon City, hereinafter referred to as the SELLER;

And

__________________________________________________ of legal age, married to


_______________________________________ Filipino citizens and residents of ___________________
_______________________________________________________________, hereinafter referred to as
the BUYERS;

WITNESSETH: THAT

WHEREAS, the SELLER is the lawful owner of Condominium Residential Unit No. 1, Cluster G,
Third Floor, Area: 30.00 sq. m. located at Brgy. Kaligayahan, Novaliches, Quezon City, with
Condominium Certificate of Title No. ___________________:

CONDOMINIUM CERTIFICATE OF TITLE No. ___________________

Condominium Residential Unit No.1, Cluster G, Third Floor, located at Brgy. Kaligayahan,
Novaliches, Quezon City, containing an area of Thirty (30) square meters, more or less.

WHEREAS, the SELLER is willing to sell the above-described property and the BUYERS are willing
to buy the same;

NOW THEREFORE, for and in consideration of the foregoing premises, both parties do hereby
agrees on the following terms and conditions:

1. That the agreed consideration of the sale is THREE HUNDRED THOUSAND(P300,000.00) PESOS,
Philippine Currency of the said property;

2. That the amount of ONE HUNDRED FIFTY THOUSAND (P150,000.00) PESOS, payable with
postdated check dated July 5, 2017, representing the DOWNPAYMENT of the said property;

3. That the remaining balance of ONE HUNDRED FIFTY THOUSAND (P150,000.00) PESOS, shall be
made payable with postdated check dated August 5, 2017:

4. That upon completion of the payment, the Seller will vacate the premises/property and the keys
will be turnover to the BUYERS and the same BUYERS will occupy and use the said property;

5. That after payment of the total consideration of the sale, the seller shall execute a Deed of
Absolute Sale in favor of the BUYERS so that they become the absolute owner of the property;

6. That the capital gains tax, documentary stamps, registration fee, transfer fee and other
miscellaneous expenses for the transfer of the title shall be for the account of the BUYERS.
