AJB Customer Visit Reports

Ethiopia, Nov 2016

From AJB, meetings attended by: Mr Fotis Stavropoulos (all meetings)

Mr Ermias Bekele (all meetings)

Report compiled by FS

ETHIOPIA TRIP OVERALL NOTE:

BMS awareness, as well as TAB and OMM awareness, is very low among the construction industry
members. Despite this, there are numerous projects in the country which allow for the possibility of BMS
(around 6), a few for SCADA (around 3), and the airport expansion should have TAB and O&MM too.

Additionally, there were many requests for a presentation/seminar. Siemens has held such a seminar in
2015, so perhaps we should think about having a seminar.

There was also some interest in “renewable energy microgrids”. This was presented to us by Mr Arnaud
in Athens a few months ago.

The order of the reports are those of higher interest first. Meetings which were of “long term interest”,
have been moved to the end.

Finally:

1. To all customers a brief presentation of our services was given.

2. Many of the specific actions mentioned have already been done.

AJB HIGHTECH LTD. ajb

BACKGROUND:

Over the last year there were some serious political issues expressed even in heavy social upheavals.
The main quest was a better average GDP and social services throughout all country, ie.. among different
tribe members. Government really heard these many voices and started making big changes. Twenty one
new ministers were positioned replacing the previous ones who were connected with corruption issues.
Now there are workings in making the lower levels of public authority offices more transparent. Purpose is
to bring things back to normal with a more just system of wealth distribution with concurrent economy
development.

Overall though, it seems we still have a construction market which is booming. Key factors for this
booming are:

-Hotel and touristic accommodation buildings construction

-Country’s industrialization effort.

-Renewable energy production and usage

Government has already decided to invest in tourism becoming one of the big pillars of the Ethiopian
economy. It helps investors go for it. Also, Chinese funds have started coming in for this purpose from
previous years. Finally, EU has promised giving Ethiopia funds for this purpose. This seems to be done
for confronting the serious immigration issue (to Europe).

Currently national economy is based on agriculture at a share of 80% of total. Government is planning to
industrialize the country so that it confronts the urbanization issue and technologically advancing current
agriculture. In this context, one of the plans is to create industrial parks for new industries to come. Also,
another plant is towns’ and rural areas water supply.

Finally, renewable energy production and usage, especially in remote rural areas, is one of the big
governmental plans.

Addis Ababa visits 14.11.16 – 18.11.16

1.Tsemex Hotels & Business plc

Mr Assefa Abadi – Hotel Project Procurement Manager

Tsemex Hotels & Business plc are the owners and contractors for “Crowne Plaza” hotel project in Addis
Ababa, Ethiopia. Met with Mr Assefa Abadi who's the hotel project procurement manager in close contact
with Mr Rasene-owner (didn't succeed in finding out if any kin relationship between the two).

Hotel name is now changed (almost finalized) to M-Gallery Sofitel. They faced some name issues with a
local existing Crown hotel. Thus, after some legal case they resolved to changing the hotel brand name
accordingly. Project handover is estimated for April 2018.

Regarding BMS for HVAC and other low voltage systems, Mr Assefa said that they were not satisfied with
EBBA's design (though we helped them alot in terms of producing the revised design). Thus, they're now
looking for a company which will take over as a turn key project all low voltage automation design and
implementation with concurrent equipment supply through TSEMEX. Per estimated project's delivery,
they say that deciding for automation on all automation systems by beg summer 2017 is good.

I promised Mr Assefa that we'll come back to him on this. For now, I'm asking for all the requirements, so
that we can quote the GRMS. We'll also get information on the other low voltage systems, and we'll see
how much of it we can do with Splenor (the local company who quoted the installation).

Specific action:

1.Ask for all documentation re GRMS offer production and rest low voltage systems needed.
AJB HIGHTECH LTD. ajb

2.CES (Construction Engineering Solutions) General Trading plc

aiming to fill the gap between the supplies of construction materials and booming market for infrastructure
construction nationwide. Projects completed are various industrial flooring projects including building
floorings for commercial and public uses. Also, other completed projects are water proofing works and
different civil infrastructure projects.

Mr Beihalu has previously communicated with AJB about the Addis National stadium project leaving a
loose end. I promised to go back after checking whether we can revive the project.

Another project they’re currently working on is a Pharmaceutical company building. It’s in initial stage and
Mr Beihalu will give us automation requirement docs for us to check on producing respective quotation.

Specific action:

1.Check on the stadium project from our files and communicate back to CES

2.Get automation requirement docs from CES.

3. Get information about pharmaceutical company for possible TAB, AAF or other related services.

outsourced). Their services and solutions are reinforced by global alliances with leading technology and
training partners like Oracle, Microsoft, Google, IBM, Intel, Huawei etc.

Mr Mugo is located at Nairobi responsible for Infrastructure and Internal IT. He was just visiting their
Ethiopian office with one of his trip goals to establish a partners’ list. Thus, we were offered the idea of
partnership.

We visited Technobrain having as lead an old SCADA quotation we had offered them for the electricity
company. This is not valid anymore, the project has been postponed indefinitely. However, in the context
of our possible partnership, we were given the info that they’re working on a coal power plant through
GULF ENERGY and their sister company: AMU POWER. Full end-to-end automation will most probably
be needed and thus we’ll need to check on this.

Specific action:

1.Send email to Mr Mugo checking on the automation part for the Coal Power plant.

4.FABB + Partners, Engineers, Architects, Project Managers

Mr Fisseha Amsalework – Managing Director

Mr Yonas Wube – Manager

Under the umbrella of their construction services they want to stand for in the African Market, they want
us to become their partners so that we can offer our automation and engineering services in their product
mix. Thus, they’ve asked for 2 things:

-to send them an MoU (Memorandum of Understanding) so as to set up our partnership

-as a starting point, to send them an NDA (Non Disclosure Agreement) for their two Radisson hotel
projects so that they send us all necessary documentation for preparing respective BMS quotations.

Up to now for automation services they’ve at least contacted an Egyptian company (integrator) named
GIZA Systems.

Specific action:

1.Decide on how to move on with FABB partnership regarding NDAs and MoU

2.Send them an NDA for the two Radisson Hotel projects documentation on BMS proposals

done this in the past, but we'll do it again.

6. MOAG, Engineering and Trading plc

Mr Addisu Moges – Deputy GM

We visited Mr Addisu because he previously helped with the “Crowne Plaza” project. MOAG is an
engineering solutions provider specialized in engineering and other activities like import and distribution of
different types of pumps, generators, boilers, water and waste water treatment equipment, electrical
items, construction equipment and industrial machinery.

Majority of country energy produced comes from water, i.e hydroenergy, which translates to national grip.
Very small minority of wind and geothermal energy production follows.

Tried to get more detailed info on some projects but no success. Still, we got lots of info on SCADA
autimation related to water supply and sugar factories projects.

Public authority for water supply is worked out through Watt International. This company takes care of all
town water supply systems (a few with SCADA system) and we should visit them in our first chance.

There are 6 sugar factories in the country which produce steam energy from sugar canes for their energy
needs. A couple of them are using SCADA system. Also, a new 4-5 more factories are going to be built in
the country in the next 2-3 years. We should try visit some of these, or the ministry/authority that handles
these.
AJB HIGHTECH LTD. ajb

METEC (Metals & Engineering Technology Corporation) is taking care of all engineering industry
projects, like sugar factories (as an EPC). METEC is a public enterprise owned by the Federal

electromechanical works. Turnkey power & water supply projects for urban & rural areas is their business
focus. They also trade, install, test, commission & maintain generators, pumps, irrigation equipment etc.
Finally, they offer different engineering training services.

They are working in constructing town water supply projects. One of ten of these projects have SCADA
automation. However, 3 of these SCADA systems have stopped being used due to bad attitude of the
younger engineers’ generation towards this. SOFREN is a French company they have used in getting all
equipment and automation from regarding SCADA systems applied.

They are also working in many power generation projects. Like for example, they’ve worked in two wind
turbine projects in Mekale (Tigre city) and in Adama (Oromo city). They didn't have SCADA requirement
right now.

They have also worked in some industrial projects, like some sugar factories’ construction.
AJB HIGHTECH LTD. ajb

Democratic Front and the Tigrayan Peoples' Democratic Front. Together they hold 472 of the 527 seats in
the house of peoples' representatives following the election held in May 2005.

They are not clear on all the design and other BMS info exchanged between us and them previously.
Thus, they liked the idea of us giving a BMS training/AJB presentation in Addis as of new year.

Another project they’re currently working on is the new parliament building which is at a very early stage.
AJB HIGHTECH LTD. ajb

Also, in the African Union: Peace & Security building project, German company GIZ (previously GTZ)

AJB HIGHTECH LTD. ajb

Aklilu has a close link with airport project and Ethiopian Airlines. He informed us that Mr Heilu, project
coordinator, is currently in China for material inspection purposes – material that’s going to be used at the
airport. Thus, it’d be good to try to reach Mr Heilu when back from China beg/mid Dec.

Then, I communicated to Aklilu our wish to work for TAB and O&MM at the airport. He replied that it’d be
good if Ermias together with him try to meet Mr Heilu for this, after Aklilu sends us an official

for working out the automation systems for this project.

Specific action:

1.Send requirements for BMS offer for HVAC and all low voltage systems beg/mid Dec 2016

----------------------------------------------------------------------------------------------------------------------------- ---------

16.Splenor Technology plc

Mr Teferi Awlachew Nigatu – General Manager

Mr Dilu Kefale – Engineering Dept. Head

Mr Teferi seems to count a lot in our future partnership. Except for the BMS training he follows up in
getting it, he has also created a big company banner in which AJB Hightech and 3 other partners’ logos
are displayed, too.
AJB HIGHTECH LTD. ajb

Splenor’s purpose is to become a company offering almost all MEP services related to construction
projects. They have an organizational chart that includes both electrical and mechanical positions, though
the mechanical side is still vacant.

Splenor are currently working electrical systems installation projects bringing, at the same time, some
respective equipment into the projects.

Their main business is modular wiring. Installation of all electrical wiring in a modular way (busbar power
distribution system) per their partner’s technology, EAE Elektrik. This modular wiring has benefits in terms
of flexibility, maintenance and fire resistance.

Other partners are:

CT-technologies = Engineering world-class solutions for insulation of temperature controlled facilities

ΔELTA = UPS & Datacenter Infrastructure

their business. If positive, he’ll ask for specific projects, especially governmental ones (because he’s a
Tigre). If negative, he’ll try explaining again.

Specific action:

1.Follow up visit by beg 2017

18.TEDAT Construction plc

Mr Mesfin Kassa – Technical Manager

TEDAT are constructors for both commercial/industrial buildings and infrastructure projects. Also, they are
trading and renting heavy industrial machinery.

They have a staff apartment project at Woldia University in Weldiya which is approximately 500 km north
of Addis Ababa. Staff apartments are constructed as an addition to already existing university campus
buildings. In this project, they have used a local consultant of national interest.

Also, they are constructing some housing projects in Addis Ababa. In these there is business possibility
for us.
AJB HIGHTECH LTD. ajb

They have a sister company called Segenet Engineering which is operating as the consultant for most of
their projects.

Mr Sira Bizu Akele is the total project consultant. Project handover date is projected for Fall 2019.

Regarding BMS, they have a “rich & knowledgeable” partner (no name mentioned though asked for) with
Ethio-Canadian origin and has the knowhow for this kind of automation. He’s an electrical engineer and
up to now works for lift construction in Canada. Now, however, he wants to establish locally a company
for automation systems like BMS. Thus, they’re almost under agreement for working together for the
Hotel project and for future construction projects. Actually we were told that we might be competitors in
this area of automation, but still we could cooperate in other engineering services we offer in the market.

Specific action:

1.Visit again after a couple of months because of supportive news we got from meeting with Mr Sira Bizu
Bekele next day.

20. ROBUST CONSULTING AND ENGINEERING SERVICE

Mr Dubale Demeke – Sr. Engineer

Their office is in the same building with Yewubdar company. Thus, we took the chance to visit them.
AJB HIGHTECH LTD. ajb

They are a construction company for infrastructure projects only, per their company licence. Thus, we had
no common points for business discussion and possibilities.

Specific action:

1.No further action out of this visit

21.Sirah Bizu Akele - Consultant

Mr Sirah Bizu Akele – Electrical Engineer

Together with:

Vista Construction plc

Mr Sirah Dinbru Mutbaynor – GM

Sirah Bizu is an experienced construction business consultant working for his own office. He’s got lots of
experience working for ABB as maintenance manager for UNICEF building for several years. Through
this, he also got training in Belgium regarding outsourcing maintenance which he applied at ABB. He also
got some other construction job experience and then he started working as a consultant on the
construction industry, seeing that touristic industry in the country is going to boom in the near future.
Actually, EU voted Ethiopia as the first touristic destination back in 2013.

Sirah Bizu also works with Sirah Dinbru Mutbaynor, Vista Construction plc. Vista is mainly a building and
finishing materials supplier/trader.

Sirah Bizu is working as the consultant for Yewubdar Gebehehu contractor plc. Actually, saying our
discussion we had with Mrs Yewubdar on their Bishoftu hotel, he came back with an authoritative style
saying that he’ll “make” Mrs Yewubdar work with us in the BMS and any engineering services. He implied
that Mrs Yewubdar was a bit hasty in taking decisions w/o taking into consideration all available options.
AJB HIGHTECH LTD. ajb

Sirah Bizu asked us very openly to agree, initially, on a concept of cooperation between us for the
construction industry. He said that this would be a very competitive and strong cooperation for the local
market. Advantages from his side would be: local design experience, customers’ knowledge, businesses’
knowledge and easy penetration in market potential already existing. Advantages from our side would be:
BMS and Engineering Services expertise and our standing as a foreign consultant.

After, our initial agreement on this business cooperation, we need to sit down and work a specific
agreement scheme which to follow and penetrate the construction market max.

Specific action:

1.Need to reply back to him on the initial business cooperation agreement.

22.MH ENGINEERING Consulting Engineers and Architects

Mr Daniel Mekonnen – Sr Architect, Procurement

Mr Zelamem Fassika – Architect, Procurement

support of government, IPDC is becoming an engine of rapid industrialization that nurture manufacturing
industries, to accelerate economic transformation, promote and attract both domestic and foreign
investors. Mission is commitment to boost eco - industrial parks development and Operation through the
highest standards of professionalism; to enhance exports, employment generation and technology
AJB HIGHTECH LTD. ajb

transfer thereby the country’s development goal will achieve the middle-income status. The whole
concept is like MODON for KSA. Thus they directed us to IPDC.

Some more info we got from them:

-Bank building projects are mainly worked out through Chinese Contractors, because of respective
financing

-Schneider automation have an office in Addis Ababa

Specific action:

1.Visit IPDC at the earliest timing possible

2.Find out reality of info for Schneider automation locality

23.SA CONSTRUCTION plc

Mrs Mahderezai Irgetekal – Contract Administration Head

SA Construction seems to be a medium to large sized construction company. They are in the Ethiopian
market at least for the last 15 years. They mainly construct commercial building like offices, banks and
residences of “lesser quality”. Thus they have little interest in any of our services. Instead they’re
interested in FireFighting and CCTV systems.

Specific action:

1.Keep a contact with them for any future business need.
