MORTGAGE DEED

KNOW ALL MEN by this ‘Mortgage’ deed executed on 01/11/2020 (First day of

November of Two thousand twenty).

BETWEEN

SRI POOJA SINGH, D/O. Sri Vasudev Singh, Aged about 25 years, Occupation:

Business, Address: H. No. 1.2, Sherghati, Gaya, 824211, Bihar (herein after called the

MORTGAGOR).

AND

SRI RICHU SHARMA, D/O: Sri , Aged about 30 years. Occupation: Government

Employee, Address: H.No. 007, Nutan Nagar, Gaya, 823002 (herein after called the

MORTGAGEE.)

WHEREAS the Mortgagor purchased a house situated at Sikariya more specifically described
in the Schedule attached hitherto, by his self earnings as a Businesswoman.

AND WHEREAS the Mortgagor hereby mortgages the above said house to the buyer for a
loan amount of Rs. 15,00,000/- (Rupees fifteen lakhs only) the need of money being for her
family expenses and for the marriage of her sister.

Now this deed witnesseth:

1. That the mortgagor hereby mortgages the said property by transferring the title deeds of the
property to the mortgagee and creating a limited ownership to the mortgage in the property

2. That the mortgagor agrees to pay an interest at the rate of 8 % per annum (Eight per cent
per annum) for the mortgage money received from the mortgagee.

3. That the period of mortgagor is for 4 Years and that the mortgagor promises to pay back
the mortgage money together with interest at the rate specified above to the mortgagee
immediately after the expiry of the said mortgage period and that the mortgagee promises to
give back the title deeds to the mortgagor immediately on receipt of the mortgaged money
from the mortgagor.
4. That the mortgagor hereby declares that the there is no encumbrance in the property and
indemnifies the mortgagee against any loss arising due to any such encumbrance in the said
property.

IN WITNESS WHEREOF, the Mortgagor and the Mortgagee hitherto have signed on
01.11.2020 (First of November Two thousand and twenty) at Gaya before the Sub

Registrar’s Office.

SCHEDULE OF THE PROPERTY

All the part and parcel of house building property bearing Municipal No. 12A, situated in
Sikariya more, Gaya, 823002 consisting of a plinth area of 1200sq.ft. constructed on a total
landed area of 300sq.yds. and bounded by: North

North: Neighbour’s house bearing No. 1/11

South: 30’ Public Road West East West East

East: Neighbour’s house bearing No. 1/14

West: 15’ Public Road South

In witness thereof the parties herein has put his hand and signed on this deed of sale on the
day, month, year and place first above mentioned with her free will and consent and without
any coercion or fraud, in the presence of following witnesses:
