AFFIDAVIT

 
            I, VIVIAN R. LUZONG , Filipino citizen, of legal age, married , and a resident of
Tara Street, Barngay Centro Masbate City having been the true and lawful attorney in-fact
to do and perform as stated in Doc. 233 Page No. 47 Book No. 44 of the Special Power
signed by Sarah Castanares Franz Grabow duly sworn in accordance with law, hereby
depose and say:
 
1. That this parcel of land with house was sold to LEONOR MODINA and gave SPA to MA.
CRISTINA PONCIANO in the matter of this parcel of land LOT 3 Block 3 of the subdivision
survey PSD 05 01135 being a portion of Lot 1418 A G 1418 C PSD 05-011334 situated in
Brgy Kinamaligan Municipality of Masbate, Province of Masbate. Bounded on the NW along
line 7-1 by Lot 1; along line 1-2 by Lot 2 both of block 3, PSD 05-011355 on the E..along lines
2-3-4 by legal easement: on the South long 4-5 by Lot 4, Block 3, PSD 05-011355 and on the
W…along lines 5-6-7 by road Lot 2 (8.00m wide Beginning at appoint at marked “I” on the
plan to the point of beginning containing an area of TWO HUNDRED FORTY FOUR SQUARE
METERS. (244) All corners referred to are indicated in the plan and marked on the ground by
PS cyt, Gone,mom,15 x40 cm. Bearing true

2. That the total sale of the property amounts to FIVE MILLION PESOS (5,000,000.00).
The first three (3) payments of 1 Million each month totaled to the amount of THREE
MILLION PESOS (3,000,000.00) were received by SARAH FRANZ GRABOW in partial
payment of the said property.

3. That July 2020 I, Vivian R. Luzong received the amount of TWO HUNDRED
THOUSAND PESOS (200,000.00) as another partial payment to the said house and lot and
on October 2020 again received the amount of FOUR HUNDRED FIFTY THOUSAND
PESOS (450,000.00) as again partial payment to the said house and lot.

4. This document was executed as to acknowledge receipts of payment made by MA,

CRISTINA C. PONCIANO as attorney in fact of LEONOR MODINA.
