IRREVOCABLE SPECIAL POWER

OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, XXXXXXXXXXXXXXXX, Filipino, of legal age, single and resident of

XXXXXXXXXXXXXXXXXXXXx, do hereby appoint, name and constitute,
XXXXXXXXXXXXXXXXXXXXXX, Filipino, of legal age, married and resident of
XXXXXXXXXXXXXXXXXXX, to be my true and lawful irrevocable attorney-in-fact,
for me and in my name, place and stead, to do and perform the following acts and deeds
relative to my house and lot which I have donated to him situated at
XXXXXXXXXXXXXXXX, registered in the Registry in of Deeds as TCT Nos. T-
XXXXXXXXXXXXXX & T-XXXXXXXXX, to wit:

1. To transact with FILINVEST LAND, INC. to effect the transfer of the registration
of the certificate of titles and tax declarations of the said house and lot to my
name and eventually to his name or directly to his name, whichever is proper and
economical.

2. To transact with FILINVEST LAND, INC. or whoever is and will be the proper
authority for the matter concerning the introduction of any improvement in the
subject property or for the renovation/modification thereof.

3. To apply, submit, file and process any application for the installation/modification
of electricity, water, cable, internet or any other utility over the said property.

4. To represent me in any meeting, conference or hearing before the any private or

public office that may concern the subject property like the Home Owner’s
Association and the Barangay, among others.

5. To request for and claim a Tax Clearance/Certificate of Full Payment of RPT for
the property with the proper Local Treasurer’s Office.

6. To verify my Tax Identification Numbers (TIN), if any, with the concerned

Revenue Office of the Bureau of Internal Revenue or apply for or request for a
renewal or issuance in case of none or already invalid.

7. To pay the computed Donor’s Tax, Documentary Stamp Taxes and Certification
Fee with the concerned Revenue Office of the Bureau of Internal Revenue or any
authorized collecting agency or banks for the transfer of the registration of the
titles of the aforesaid property to my name and ultimately, to his name.

8. To request for and claim a Certificate Authorizing Registration with the

concerned Revenue Office of the Bureau of Internal Revenue for the transfer of
the registration of the titles of the aforesaid property to my name and ultimately,
to his name.

9. To pay, for Local Transfer Tax, request for and claim a Certificate of Full
Payment of Transfer Tax with the proper Local Treasurer’s Office.

10. To file, process and pay the transfer of registration of titles and tax declarations of
the subject property to my name and ultimately, to his name, before the proper

 Registry of Deeds and Local Assessor’s Office, and eventually claim the to be
issued titles and tax declarations.

11. To pay whatever necessary fees to accomplish the foregoing purposes.

12. To execute and file whatever documents necessary to accomplish the foregoing
purposes.

13. To do and perform any and all other lawful act and deeds necessary to accomplish
the foregoing acts and deeds.

GIVING AND GRANTING unto said attorney-in-fact full power and authority to do
and perform all and every act and thing whatsoever requisite and necessary to be done in
and about the premises, hereby ratifying and confirming all that said attorney-in-fact shall
lawfully do or cause to be done by virtue of these presents.

This Special Power of Attorney is coupled with interest and irrevocable.

foregoing Special Power of Attorney. They acknowledged to me that the same are their
