KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made end and entered into this _____ day of ________ 20__, in Baliuag,
Bulacan, by and between: EVA DAMIAN SAPASAP, of legal age, Filipino, widow, residing at Baliuag,
Bulacan; ARWIN DAMIAN SAPASAP, of legal age, Filipino, residing at Dona Anastacia, Dau, Mabalcat,
Pampanga; ARDENNES DAMIAN SAPASAP, of legal age, Filipino, and a resident of 1024 Rizal St.,
Makinabang, Baliuag, Bulacan ; ARVEE DAMIAN SAPASAP, of legal age, Filipino, and a resident of
Makinabang, Baliuag, Bulacan ;

WITNESSETH, that:

WHEREAS, we are the sole heirs of the deceased ARMANDO CEREZO SAPASAP who died on
December 25, 2010, at Riyadh, Kingdom of Saudi Arabia , a copy of his death certificate is hereto
attached as Annex A;

WHEREAS, ARMANDO CEREZO SAPASAP, died intestate, without Will or Testament, and
without any outstanding debts in favor of any person or entity;

WHEREAS, ARMANDO CEREZO SAPASAP is the absolute and registered co-owner of a parcel of
land located at Tarcan, Baliuag, Bulacan, and covered by Transfer Certificate of Title No. 039-
2015013147, of the Registry of Deeds of Bulacan, and more particularly described as follows:

Bulacan, Is. Of Luzon. Bounded on the SW., pts. 1 to 2 by Lot 3050-C-5-A-6-B-3 (Psd-03-215351); on the
NW., pts. 2 to 3 by Lot 3050-C-5-A-7 (Psd 03-173257); on the NE., pts. 3 to 4 by Lot No. 3050-C-5-A-5
(Psd-03-173257); on the SE., pts. 4 to 1 by Lot 3050-C-5-A-6-B-2 (Psd-03-215351), x-x-x- containing an
area of TWO HUNDRED (200) SQUARE METERS, more or less "
WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines, and being
with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of land described
above, in equal shares.

THAT FURTHER, FOR AND IN CONSIDERATION of the sum of _________________________

ROLANDO S. CRUZ and LOLITA C. CRUZ, both of legal age, Filipinos, and with residence address at

ABSOLUTE SALE, unto said ROLANDO S. CRUZ and LOLITA C. CRUZ, their heirs assigns and successors in
interest the ONE HUNDRED (100) SQUARE METER PORTION share of the property above described with
all the improvements existing thereon;
That we hereby warrant our valid title to and peaceful possession of the property herein sold
and conveyed and further declares that the same is free and clear of all liens and encumbrances of any
kind whatsoever.

ng lupang pinagbebenta ;

6. Na kabilang din dito ang pagbabayad ng mga kaukulang buwis sa mga ahensya ng
pamahalaan tulad ng BIR at Register of Deeds sa Bulacan ;

7. Na kabilang din dito ang pagsa saayos ng mga kaukulang mga clearance sa Department of
Agrarian Reform ;

8. Na kung makumpleto ang mga nasabing kundisyon at bayarin ay magsasagawa ulit ang
mga nasabing partido ng isang BILIHANG TULYUYAN sa naturang bahagi ng lupa ;

Na ang mga TAGAPAGMANA at NAGBEBENTA ay tinitiyak ang kanilang karapatan sa naturang
lupa at may kapangyarihan sila na maipagbenta ito sa BUMIBILI at kung sakali mang may mag-angkin
nito ay ipagtatanggol nila ito para sa kapakanan ng BUMIBILI .

Bilang pagpapatunay ng aming mga napagkasunduan, nairto ang aming mga lagda ngayong ika
