resident of Lot 29 Block 7 Benito A. Hernandez cor. Magbanua Street, MHFDS Phase 3 BF
Homes Paranaque City, owner of the property in said address consisting of 348 sq. meters and
covered under TCT No. 167389, by virtue of these presents, do hereby name, constitute, and
appoint HOWARD ROBIN TALENS, married, of legal age, Filipino, with residence and postal
address at __________________________________, to be my true and lawful Attorney-in-Fact,
for me and in my name, place, and stead, to do and perform the following acts and things, to wit:

1. To represent me in the processing of my building permit, electrical permit,

sanitary and plumbing permits, and all other permits or requirements
directly or indirectly associated with the construction and operation of my
property, to be constructed on Lot 29 Block 7 Benito A. Hernandez cor.
Magbanua Street, MHFDS Phase 3 BF Homes Paranaque City, with any
appurtenant office in Paranaque City, the Homeowners Association,
Register of Deeds, Bureau of Internal Revenue, any other government office
or agency;

2. To make, execute, sign documents and/or instruments relative to the

aforesaid authority;

HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact full power and
authority to do and perform any and all acts necessary or requisite or proper to be done in and
about the premises, as fully to all intents and purposes as I might or could lawfully do if
personally present, and HEREBY RATIFYING AND CONFIRMING all that my said Attorney-
in-Fact shall lawfully do or cause to be done under and by virtue of these presents.
