3. 房委會須 在 佔 用 文 件(即 佔 用 許 可 證)發 出 後 的 六 個 月 內,就 其 有 能 力 有 效 地 轉 讓 有 關 物 業 一 事,以 書 面 通 知 買方。

Notes: For Kai Cheung Court:


1. “Material date” means the date on which the Development is completed in all respects in compliance with the approved building
plans. For details of the definition of “material date”, please refer to section 2 of the Residential Properties (First-hand Sales)
Ordinance.
2. The HA shall apply in writing for an occupation document (i.e. Occupation Permit) in respect of Kai Cheung Court within 14 days
after its having completed the Development in all respects in compliance with the approved building plans.
3. The HA shall notify the purchaser in writing that it is in a position validly to assign the property within 6 months after the issue of the
occupation document (i.e. Occupation Permit).

及 庭 院。

The saleable areas as stated above are calculated in accordance with section 8 of the Residential Properties (First-hand Sales)
Ordinance.
There is no provision of balcony, utility platform, verandah, air-conditioning plant room, bay window, cockloft, flat roof,
garden, parking space, roof, stairhood, terrace and yard in respect of the residential properties in Kai Cheung Court.

註: 1. 上述以平 方 呎 列 明 之 面 積 是 以 1平 方 米 =10.764 平 方 呎 換 算,並 四 捨 五 入 至 整 數 平 方 呎。


2. 臨 時 參 考 售 價 只 是 在 最 終 的 折 扣 率 和 平 均 售 價 確 定 前 供 申 請 者 參 考 的 臨 時 數 字。作 為 一 項 一 次 性 的 特 別 安 排,房 委
會 會 在 2020 年 8 月 下 旬 取 得 2020 年 4 月 至 6 月 非 業 主 住 戶 每 月 入 息 中 位 數 時,才 確 定「出 售 居 屋 單 位 2020」最 終 的 折

Notes: 1. The areas as specified above in square feet are converted at a rate of 1 square metre = 10.764 square feet and rounded to the
nearest whole square foot.
2. The provisional reference price is just provisional figures for reference by applicants before the finalisation of the discount rate and
average selling prices. As a one-off special arrangement, HA would finalise the discount rate and average selling prices for Sale of
HOS Flats 2020 when the median monthly household income of non-owner occupier households for April to June 2020 is available
in late August 2020. Should the relevant income figure drop, the discount rate would be adjusted upward, meaning that the average
selling prices will be adjusted downward; but in case the relevant income figure goes up, HA would not adjust the discount rate
downward, meaning that the average selling prices will not be adjusted upward.
