DEED OF 

REAL ESTATE MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This contract of REAL ESTATE MORTGAGE, made and executed by and between REYMUND
CASTILLO Filipino, of legal age, single with residence address at Malasiqui Pangasinan
hereinafter called and referred to as MORTGAGOR; and DIANA PEREZ single and a resident of
Bayambang, Pangasinan, hereinafter called and referred to as MORTGAGEE,
WITNESSETH:
That the Mortgagor does hereby convey by way of REAL ESTATE MORTGAGE unto the
Mortgagee the following described real property, situated in Malasiqui Pangasinan, together
with the improvements, to wit:
Title No.02-001-123

Of which real property the MORTGAGOR is the registered owner in accordance with the
provisions of the Land registration Act, His title thereto being evidenced by Original Certificate
of Title No. 02-001-123, of the Land registry of Deeds.

That this real estate mortgage is given as a security for the payment of the mortgage of certain
promissory note, datedJanuary 2, 2018 for the sum of ONE HUNDRED FIFTY THOUSAND
PESOS(P150,000.00), with interest thereon at the rate of TWELVE per centum (12%) according
to the terms thereof and in the words and figures as follows: 
 “FOR VALUE RECEIVED, I, REYMUND CASTILLO, of legal age, Filipino and residing at Malasiqui
Pangasinan, do hereby promise to pay DIANA PEREZ or order the sum of P150,000.00 within
two years, with interest without the need of express demand, with the understanding that to
enforce the payment of this promissory note in case of failure to pay on the agreed terms, I
execute likewise a Deed of Real Estate Mortgage on said Real Estate Property described above,
with all the improvements therein, in favor of Mortgagor.”
That the conditions of this real estate mortgage are such that if the mortgagor shall well and
truly pay or cause to be paid unto the mortgagee the aforesaid sum with accrued interest, then
this mortgage shall be of no further force’s effect; otherwise, the same shall remain in full
force’s effect’s shall be enforceable in the manner provided by law.
IN WITNESS WHEREOF, the mortgagor has hereunto set his hand, this 25th day of April 2018
inMalasiqui, Pangasinan, Philippines.
