DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

THAT WE, ROLANDO KALAW, __________________________________________ and

OSCAR KALAW ______________________________________, both of legal age, Filipino and
residents Lipa City, Batangas, FOR AND IN CONSIDERATION OF THE SUM OF SIX HUNDRED
THOUSAND (₱600,000.00) PESOS, Philippine Currency, to us in hands paid and to our satisfaction
from the Buyer, MARIA MERCEDES S. LACSON md to Herminigno C. Lacson, also of legal age,
Filipino and resident of No. 46 Estacio Sub., Martirez Del 96 Pateros, Metro Manila., DO HEREBY
SELL, CEDE, TRANSFER and CONVEY by way of Absolute Sale unto the said Buyer, and her heirs,
successors and assign that certain parcel of land with no empowerment particularly described as follows:

TD No. 09-0024-00114

“A parcel of land (Lot 7807, 7806, 7809 Pt), situated in Brgy. Sto. Niño, Municipality of Ibaan,
Province of Batangas, Bounded on the N., by ALN-19, 17,03,02,01, on the S., by ALN-21, on the
E., by CREEK and on the W., by ALN-17, containing an area of 10,466 sq. meters, more or less,
declared in the names of Rolando and Oscar Kalaw.”

That the said parcels of land described-above are free from all liens, charges and
encumbrances in any form whatsoever, and that we hereby warrant to depend the title of the VENDEE
against any lawful claims of all persons whomsoever.

The provision of the Civil Code (Art. 1621-1623) regarding notices to adjoining parties have
been amplified with, not covered by the provision of Republic Act 3844, regarding Land Reform
Program of the Philippines and to be registered under Act 3344.
