Perfectly Tailored
The late owners of the property originally lived in the middle
of Downham Market running a local agricultural business and in
the mid-nineties, as their retirement neared, they chose to build
themselves a highly tailored home to a good specification that would
perfectly suit their needs. This tranquil location was ideal so, desiring
a considerable garden, two plots were acquired on which they built
the one house, Branscombe. Since its creation the property has
proved to be a very much loved home that at times has been filled
with three generations of family and friends.

Sunny and Spacious


Rooms of generous proportions were created, the sense of space
immediately felt on entering the wide hallway which extends across
the front of the house leading to the kitchen on one side and a
large bedroom with en suite on the other. The orientation of the
property has been carefully considered with the kitchen and principal
reception rooms at the back facing southeast through to southwest
ensuring maximum benefit of the sun’s rays throughout the course
of the day. French doors open onto the rear terrace from the
commodious drawing room, the kitchen and the study giving lovely
garden views and making it perfect for summer entertaining.

Well Maintained and Well Appointed


The house has been well maintained and is presented in good,
sound order; you could move into it straight away but some
updating of bathrooms and the kitchen may be desired. However,
the bathrooms are well appointed with baths and bidets, and the
kitchen has an abundance of traditional, quality units with integrated
appliances such as a fridge, dishwasher and microwave, extensive
runs of worktop, and features a large Rangemaster electric cooker
for serious cuisine.

Throughout the house, double-glazed, aluminium window frames


were specially selected requiring no maintenance and the simply
styled, stone fireplace with its open fire was chosen as a cosy focal
point in the drawing room. One of the most highly used rooms in
the house has been the study, a particularly light and sunny, triple
aspect room that leads off the kitchen. Latterly, the couple virtually
lived in here migrating from the kitchen after their breakfast to enjoy
garden views from the comfort of an armchair.

The house offers very versatile living with much choice over use
of rooms. The downstairs bedroom suite was included in the build
to fulfil needs later on in life, and houses a separate shower as well
as a bath, but in fact it never did; instead, a stairlift was installed so
the downstairs bedroom suite continued as a superb guest suite. It
might perhaps now accommodate elderly family members or a live
in nanny, for instance.

Generous Bedrooms
Upstairs, the four bedrooms along the back of the house overlooking
the garden are good sized doubles, the dual aspect master bedroom
is particularly capacious, and all lend a sense of character with partially
sloping ceilings. If wished, the ‘box’ room to the front would make a
perfectly acceptable single bedroom, or (subject to planning) might
be altered into a family bathroom so the master bedroom could
have the main bathroom as a private en suite.

OUTSIDE
Expansive, Sunny, Private Garden
A private drive serves Branscombe and just two other houses off
the quiet country lane, from which its own gravel drive sweeps
round a circle of evergreens, with plenty of room for parking in
front of a substantial, handsome double garage. Sitting on a plot of
about half an acre, the immense space continues behind the house.
It was a dream for the owners to create this private, verdant haven
from scratch, with only the walnut tree standing in the garden at
the start. Now it is a mature, very private, sunny space planted
with a variety of trees, shrubs, perennials, climbers and bulbs for
year round interest and colour.

At the back, a sheltered, paved terrace leads off the French doors
from both the kitchen and drawing room – an ideal and very
sunny spot for alfresco dining, and an excellent area for summer
entertaining. A large expanse of lawn stretches towards a backdrop
of trees beyond which are paddocks and open countryside. At one
side, nestling amongst greenery, an octagonal timber summerhouse
faces directly south, whilst a large garden store and a coal bunker
adjoin the side of the garage.

Best of Both Worlds


The property is in a very desirable location if tranquil, spacious liv-
ing with easy access to countryside walks is required but with close
proximity to road and rail links to cities; in just a few minutes you
are at Downham Market station for fast trains to Kings Cross. By
car, it’s about twenty minutes north to King’s Lynn with the beau-
tiful West and North Norfolk coast beyond. Norwich is about an
hour away, and it’s even less to Cambridge.

Denver is a flourishing little community and the primary school it has a shop, a proper post office, a very pretty
church, and two pubs. There’s a golf club as well only a ten minute walk away, active football and cricket clubs
using the playing fields, and a well-used village hall for bingo and fitness classes. The area is excellent for dog-
walking as well.

It’s accessible to Ely and Cambridge via A10 and the main line railway to London from Downham Market being
only 2 miles away.
