DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

Andrew Wentalo Toluso of legal age, single, Filipino, and with residence and postal address at
19 Bawa Street , Camarines Sur, hereinafter referred to as the VENDOR (Seller)
-AND-

Caridad Selo Dinos Filipino, of legal age, married and with residence and postal address at #5
663A, Protacio St., Camarines Sur hereinafter referred to as the VENDEE (Buyer).

WITNESSETH THAT;

WHEREAS, the VENDOR (Seller) is the absolute and registered owner of a parcel of land with
existing improvements thereon, described as Lot No. 4, Block No. 8, Phase 4, Section 6 situated at 18
Bawa Street, Camarines Sur and covered by and more particularly registered under Transfer Certificate
of Title No. (TCT No. 057-2085327532) issued by the Office of the Register of Deeds, Province of
Camarines Sur, hereinafter referred to as the PROPERTY containing a total area of Sixty Four (64.00)
SQUARE METERS, more or less, and bounded and more particularly described as follows, to wit:

TECHNICAL DESCRIPTION (TRANSFER CERTIFICATE OF TITLE NO. 057-2085327532)

"A PARCEL OF LAND (Lot 4, Block 8, Section 6 of the subdivision plan PSD-064120- 054500,
being a portion of Lots 3190, Sta. Cruz de Malabon Estate, FLS-769-D, LRC Record No.___, situated in
Bawa Street Camarines sur. Bounded on NW, along line 1-2 by Lot 4, Block 8, Section 6; on the NE/SE
along line 2-6, incl. by Road 23; on the SE along lines 6-8 by Road 22; and on the SW along line 8-1 by
Lot 3, Block 3, Section 23, all of the subdivision plan. Beginning at a point marked “1” on the plan, being
N 57-06 W, 912.70 meters from Monument No. 61, STA CRUZ DE MALABON ESTATE, thence; N
35-01 E, 6.50 meters to point 2; S 54-59 E, 7.10 meters to point 3; S 43-44 E, 1.17 meters to point 4; S
21-14 E, 1.17 meters to point 5; S 01-16 W, 1.17 to point 6; S 23- 46 W, 1.17 meters to point 7; S 35-01
W, 3.50 meters to point 8; N 54-59 W, 10.10 meters to the point of beginning; containing an area of
SIXTY FOUR (64) SQUARE METERS more or less. All points referred to are indicated on the plan
and are marked on the ground by PS Cylindrical Concrete Monuments 15 X 40 centimeters; bearing true;
date of original survey: June 1907-June 1908 and that of the subdivision survey: June 1-30, 1995 and was
approved on January 06, 1996."

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell the above
mentioned property for the amount of THREE HUNDRED FIFTY THOUSAND PESOS (PHP
350,000.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of THREE HUNDRED FIFTY
THOUSAND PESOS (PHP 350,000.00) Philippine Currency; paid by the VENDEE (Buyer) unto and
in favor of the VENDOR (Seller), the VENDOR DO HEREBY SELL, TRANSFER, and CONVEY
his rights and interests as owner by way of Absolute Sale in favor of the herein VENDEE and by virtue
of these presents has SOLD, TRANSFERRED AND CONVEYED absolutely and irrevocably, all his
rights, interest and participation in and over and above described parcel of land unto the said VENDEE,
his heirs, successors and assigns, that the parcel of land described above together with all the
improvements found thereon, free from all liens and encumbrances of whatsoever nature including real
estate taxes as of the date of this sale.

That the VENDOR warrants valid title to and peaceful possession of the aforedescribed parcel of
land and improvements thereon unto and in favor of the VENDEE against the claims of whomsoever.
