Gathering Basic Information
Land Use
Based on the Existing Land Use Map of Taytay Rizal
from the Comprehensive Land Use Plan, Barangay
Muzon, mostly has residential areas. Agricultural and
industrial areas can be found at southwestern portion
of the barangay and the commercial areas are
located along the high-way Rizal Avenue. Areas with
institutional structures can be found approximately at
the center of the barangay.
Population
Based from the MPDO, 2010 NSO census, 2015 PSA
data, Barangay Muzon has a total population of
26,523 in 2015 from 23,873 total population in 2007.
Within 8 years the population grew for about 2,650.
With a land area of 351.74 hectares the population
density of barangay Muzon in 2015 is 75 persons/
hectares. And based on the Conceptual Land Use
Plan of Taytay Rizal from the Comprehensive Land
Slope
Taytay is characterized by several slope classes

Site Character
Barangay Muzon is rectangular in shape. Based from
the soil maps elevation maps and slope maps of
taytay rizal, barangay muzon has dominantly flat
land. It has Antipolo clay soil slightly eroded to
moderately eroded and a portion of bay clay loam soil
which is characterized to be moderately flooded.
Business Area
Business Areas and commercial areas are mainly
located at the National Primary road passing through
Rizal Avenue.

Direction Of Growth
In general, Taytay, strategically located at the
gateway to the east and significantly proximate to
Metro Manila, is agglomerated by the rapid
development in the north, south, east and west. The
Cainta and Angono boundaries expose Taytay as a
residential alternative for the BPO (business process
outsourcing) and contact center workers in Cainta
and the urban professionals in Metro Manila.
Likewise, the Municipality’s central business district
will expand for further developments as main roads
are widened and new roads are constructed from the
core.
Traffic Flow
Traffic flow usually focused on the national road
where the commercial business areas are located.
There are no designated bike lanes and no sidewalks

on the secondary roads. Also the area of Muzon
where taytay angono coastal road passes is no fully
developed yet so there are also no sidewalks and
bike lanes for the people. For now only PUV’s and
private vehicles are passing this road commonly.
Parking Polic
It was declared by the local government units that
there will be no parking and one side parking area at
towing zones at barangay muzon roads and streets
namely; Rizal Avenue/Manila East Road, all streets of
1st and 2nd gates of San Francisco Village, Italia Main
interior and exterior streets, San Miguel Ave main st.,
Dela Cuesta, Sumulong St, at manila East Road,
J.De Leon Cor. Sumulong St., B.Borja St., Narra St.,
and Yakal St.
