Sub: Legal Notice of seven days.

Under the instructions and on behalf of my client Sh. Harjinder Singh S/o
Sh. Pala Singh, R/o Village Balongi, Tehsil & Distt S.A.S. Nagar (Mohali):-

I hereby serve you with the following Legal Notice:-

1. That you had entered into an agreement to sell (full and final) dated 22.12.2008 with
my client in relation to land/house dimensions are as under ________ having two
room situated at Village Balongi, Tehsil & Distt. SAS Nagar Mohali for a total sale
consideration of Rs.2,50,000/- for which you had also issued a receipt in the
presence of witnesses after receiving the full and final sale consideration of
Rs.2,50,000/-.
2. That after entering into the above said agreement to sell (full and final) dated
22.12.2008 you also handover the physical vacant possession of the above said
house/land along with other rights i.e. right to way, Air, Water, Electricity etc. and
any other amenities available at the time. It has been specifically mentioned in the
agreement to sell that my client (purchaser) can get the sale deed executed and
registered in his favour at any time and you would have no objections for the
same and it has also been agreed by you that you would be bound to get the sale
deed executed and registered in favour of my client as per his choice.
3. That as the agreement to sell (full and final) dated 22.12.2008 is not subject to
essence of time so the period for getting the sale deed executed and registered is
kept open in view of agreement to sell. That as and when my client requested you
to get the sale deed executed and registered in his favour than you always put the
matter on the pretext that as the physical possession has already been delivered
than what is the urgency to get the sale deed executed and registered in favour of
my client so in this way the several years passed away but now my client was
intending to take some loan and when he approached the bank then he came to
know that only residential proofs of the family members are not sufficient the title
deed of the house is also required for the same.
4. That my client before the lockdown imposed by the government approached you
and requested you to get the sale deed executed and registered in his favour but
you did not give any satisfactory reply but you again put the matter on the one
pretext to the other.
5. That my client is willing and ready to bear all the necessary expenditure for the
purpose of getting the sale deed executed and registered in his favour.

Hence, keeping in view the above said facts, I call upon you on
behalf of my client through this notice to get the sale deed executed and
registered in favour of my client as the entire sale consideration of Rs.2,50,00/-
have already been paid to you and you are further requested to give a written
consent to get sale deed executed and registered in favour of my client within a
period of seven days from the date of receipt of this legal notice, failing which I
have clear instructions from my client to initiate appropriate legal proceedings in
the court of law to safeguard my client’s interest and in the later event you will be
fully responsible for the consequences and to pay all expenses incurred by my
client.
