DEED OF ASSIGNMENT

KNOW ALL MEN BY THESE PRESENTS:


This DEED OF ASSIGNMENT: entered into this _______________________ in Balanga City, Bataan
by and between:
DANIELLE JUDEEMAE LUIZE DAILY DIAZ, Filipino Citizen, of legal age, single with residence
and postal address at B209 L25 Labayane St., North Fairview, Quezon City, hereinafter referred to as the
‘ASSIGNOR”

-and-
LOU-ANNE GENIELLE SANTIAGO PELAYO & CENDRIC T PELAYO, Filipino Citizen, of legal
age, married with residence and postal address at, #0026 P. Burgos Street Barangay Wawa, Limay Bataan
, hereinafter referred to as the “ASSIGNEE”

WITNESSETH, THAT:

WHEREAS, the ASSIGNOR is the buyer of that entire parcel of land in Barangay Duale, Limay, Bataan
with an area of FIFTY-SEVEN THOUSAND TWO HUNDRED SEVENTY FIVE (57,275) SQUARE
METERS, more or less, covered by Transfer Certificate of The Title No. t-35663 of the Registry of Deeds
of Province of Bataan, registered in the name of LUIS JUICO, JR., ERLINDA ONGALACE, LUCILA
JUICO, and CONCEPCION JUICO, all of legal ages, single, Filipinos and residents of 378 E. Rodriguez
Blvd., Quezon City.
WHEREAS, the ASSIGNOR desires to sell portions of the aforesaid land to interested individuals who
are also members of VILLA FRANCA HOMEOWNERS ASSOCIATION;
WHEREAS, the ASSIGNEE is a bonafide of VILLA FRANCA HOMEOWNERS ASSOCIATION, and
as such as one of the beneficiaries of the lot-award program initiated by the said association;
WHEREAS, it is the duly, responsibility or obligation of the ASSIGNOR, to design the Subdivision Plan
for the Homeowners Association, to cause the segregation of the title based on approved subdivision plan,
at the expense of the Homeowner’s Association through contributions/payments of its
members/ASSIGNEE;
WHEREAS, the ASSIGNOR, being the buyer of the entire subject lot for the benefit of its members, has
the authority and obligation to apportion the lot at THREE THOUSAND TWO HUNDRED PESOS
(Php 3,200) per square-meter;
WHEREAS, the ASSIGNOR, through its Treasurer of its duly authorized collector shall collect the
monthly amortization of the lot, inclusive of its interest, and penalties if any.
WHEREAS, the ASSIGNOR has offered to assign all the rights, title and interest over the unit specially
located at Block 8 Lot 15,17, containing an area of ONE HUNDRED SQUAREMETERS (100)sqm,
portion of the above-described property, as referred herein of DEED OF ASSIGNMENT and ASSIGNEE
hereby accepts the assignment in accordance with terms herein set forth;
NOW, THEREFORE, for and consideration of the foregoing premises, the parties mutually agreed the
following terms and conditions, to wit:
1. That the ASSIGNEE’s ENTRY FEE/INITIAL CONTRIBUTION is PHP ONE HUNDRED
THOUSAND PESOS (Php100,000), payable within Two (2) months.
2. That the balance in the amount of TWO HUNDRED TWENTY THOUSAND PESOS
(Php 220,000) shall be paid in THIRTY-SIX (36) equal monthly payments in the amount of
SIX THOUSAND ONE HUNDRED TWELVE PESOS (Php 6,112) at ZERO (0%)
INTEREST RATE.
A. PAYMENT OF TAXES, FEES AND OTHER EXPENSES- Payment of Taxes, Fees and other
expenses in the Execution of the DEED OF ABSOLUTE SALE to transfer ownership, shall be
as follows;
1. The Capital Gain Tax shall be PAID by the Lot-Owner.Based on the zonal value at the time
of this lot herein.
2. Documentary Stamp Tax, transfer tax, Registration Fees and other expenses to transfer title
shall be for the account of the ASSIGNEE.
IN WITNESS WHEREOF, the parties hereunto set their hands on the day and place above written.

and they acknowledged to me that the same is their free and voluntary act and deed.
This instrument consisting of two (2) pages including this page where this acknowledge is written, signed
by parties and their instrumental witnesses on each and every page hereof, refers to a DEED OF
ASSIGNMENT.
