Brief about Kalzen Construction System

Our company Kalzen Contech is introducing a new constructing technology for residential projects. Kalzen Construction
system aims to introduce a rapidly scalable solution for the Indian residential construction industry and address the
problems of labour, time and cost faced by developers.

Key details of the technology used:

o Light weight, Stay-In-Place formwork – snap lock easy assembly

o 110mm,155mm ,200mm, 250mm thick walls
o Accessible for remote locations, disaster resistant
o Suitable for all seismic zones, high rises
o Approved by BMTPC, Govt. of India
o Shortlisted by Govt. of India as a proven technology provider for the affordable housing
o Approved by various international agencies
o Thermal insulation is higher by 54% due to additional skins acting as heat barrier
o High design flexibility and hence low risk of changes in regulatory guidelines
o Multiple buildings can be initiate simultaneously unlike repetitive formwork
o Significant savings on labour and time

It needs to be borne in mind that when using Kalzen wall forms:

• No brickwork is required
• No de-shuttering is required
• No external plastering is required
• No gypsum (or internal plastering is required)
• No curing required for walls
• No honeycombs, voids or steel corrosion
• Waterproofing requirements come down due to impermeable membrane of the wall forms (not required
on any of the wall surfaces even in bathroom/toilet/kitchen/external walls)
• Service conduits (electrical and plumbing) are installed in the formwork prior to casting the concrete,
thus reducing the number of trades
• Labour numbers and overheads (such as labour camp, labour compliances, labour issues) are
significantly reduced due to the above factors and the lego-block like nature of the construction.
• Flexibility of different designs is possible due to the modular nature of the form work, which is not
present in repetitive formwork
• Construction time is reduced, thus leading to reduced overheads
• Customer commitment on timely delivery is easier due to reduced labour, reduced trades and ease of
construction
• Multiple buildings can be started simultaneously and project exit can happen much faster as there is
no dependency on single piece of repetitive formwork
• Upfront capital investment not required as payment to be done for wall forms floor wise
• All this leads to faster returns on capital invested, a better IRR

Further customer experience will be improved due to the fact that:

• This will be an energy efficient structure due to 54% higher thermal resistance and client will have
comfortable room temperature as external heat is not transmitted due to habitants.
• Chances of leakages minimized due to impervious walls, no holes caused by formwork holders, no
moisture absorption and capillary action
• Condensation happening on inner walls can cause fungus on the walls, impure air quality and sickness for
residents. These are avoided due to impervious walls
• Structure life and stability improved significantly with greater structural stability due to absence of
seepage, air voids, steel corrosion, concrete cancer
• Increased property value (in resale as well) due to reduced leakages, maintenance, structural damages
• Improved brand value for the developer
