Introduction
This book is to be delivered to the General Contractor or Project Manager at the
first job site visit. With this book and in conjunction with the sales approvals, the
Otis Superintendent will cover important information regarding the preparation of
the job site.

It is the goal of Otis Elevator to guarantee a safe work environment to all


employees. The Otis Superintendent with this book will go over the
requirements that are needed for Otis to begin work in a safe and quality
environment.

Otis is committed to turning over a quality elevator to the final customer.


The intent of this book along with the sales approvals is to guarantee
communication between the local office and the party with which Otis
Elevator has a sales contract. Any suggestion as to how Otis could better
communicate in the future will be appreciated. For any suggestions please
communicate through the Otis Construction Superintendent.

Guide to the Elevator Installation Process

Coordination between the various building trades during the elevator installation process is
essential for the smooth installation, completion, and final Code Authority acceptance of the project
elevators.

The information contained in this reference manual is intended as a tool and an aid to the General
Contractor/Project Manager. The purpose is to ensure that “elevator related” work items are
identified early in the construction process. This will allow other trades sufficient time to complete
their work to permit a timely elevator installation and successful final elevator inspection by the
local Code Enforcing Authority.

A Contractors Pre-Start Checklist and key items of coordination is enclosed, along with a “Work
by Others Reference” section. This information should be shared with the appropriate
subcontractors. The checklist items must be completed, and the form signed and returned, before
Otis can begin the installation. If drilling is required, the “Outside Drilling Information” form must
be completed and a copy sent to Otis and the Drilling contractor.

A Contractors Pre-Inspection Checklist of the non-elevator work items is enclosed. This form
along with the “Work by Others Reference” section serves as a ready reference. These items,
which are often cited as deficiencies during the Code Authority inspection, must to be complete
prior to the elevator being inspected and approved for public use.

Prior to calling for Code Inspection, all elevator as well as non-elevator work items, outlined in the
pre-inspection checklist, must be complete and ready for final inspection. Otis will not be
responsible for re-inspection fees or additional labor cost caused by the failure of other
trades to perform as required.

We would also like to take the opportunity to advise you that it is the policy of Otis Elevator
Company that 90% of the contract amount is paid before the equipment is turned over to you. If
you foresee any problems with this requirement, please contact the Otis Superintendent.

The enclosed information is provided as a reference based on current Code interpretations and
experience. Local Code Authority interpretation of requirements may at times differ and obviously
will govern.

In order to help us meet your schedule; the following items must be complete prior to Otis scheduling the job. Initial “checked” items when
they have been corrected and fax form to the Otis Construction Superintendent. Otis will check the job site and confirm that all items have
been completed and schedule work accordingly.
General
Dry material storage and staging close to elevator hoistway. The material is not to be moved until the elevator is installed.
Rollable access (wood, asphalt, concrete, etc.) or uninterrupted use of forklift or crane with supplied operator.
Power for tools

Pit
Pit must be clean and dry with overhead protection (cleaning & pumping of pit by others).
Pit specifications per Otis contract drawing (i.e., width, length and depth).
Metal pit ladder extending from the pit floor upward, not less than 48” above the bottom landing floor level.

Hoistway
Hoistway clean and dry with overhead protection.
Hoistway rise and rough opening per Otis contract drawing (i.e., width, length and depth). Plumb within 1”.
Overhead clearance per Otis contract drawing.
Blockouts for to-from oil line and wiring (machine room HydroFit) (all cutting and patching by others).
Rail bracket inserts, entrance support, and fastenings per Otis contract drawing. All intermediate steel in place as required.
Rail bracket attachment supports must be exposed and flush with the clear hoistway line and finished floor flush with inside
hoistway wall line. Surveyor to coordinate floor lines as required.

Machine Room/Machine Space


Machine room dry and clean with complete drywall and fire sealant applied. (machine room version only)
Machine room location and size per Otis contract drawing. (machine room version only)
Machine space access door sized and located per Otis contract drawing (3’x7’ door, door frame edge at dimension indicated
on contract layout from inside front of hoistway) (MRL version only)
Disconnect mounting panel (shroud) installed in machine space door per Otis drawing instructions (MRL version only)
Lockable fused disconnect switch with 4 wire (separate ground) 3 phase power, correct motor horsepower rating - per
power confirmation and local code.
Provide 120v/20A lockable fused disconnect for cab lighting circuit - per power confirmation.
Self-closing, self-locking, fire-rated machine room door, per local code. Swing per Otis contract drawing and local code.
Auxiliary contacts for Emergency Power/ERU operation.
Provide 120v GFCI duplex receptacle and lighting with the light switch located within 18” of the lock side of door.

Safety
Otis / OSHA approved, freestanding, removable barricades on all floors.
Steel safety beam properly supported and secured against movement located over the center of main rails with a minimum
load rating of 5000# (or greater) as indicated on the Otis contract drawing.
Working area clear of debris, which could cause an accident.
Adequate lighting in front of hoistway, and in machine room.
OSHA approved stairwell access to all floors.

Notes:

1. All frames are bolted. Frame heads project 1/4" (6 mm) beyond front face of side jamb. All jamb faces (head and sides) are 2".
2. Embossed handicapped plates measuring 4" x 4" (102 mm x 102 mm) are applied to both jambs of each entrance at appropriate
height, characters are 2" (51 mm) high and raised with adjacent Braille.
3. Opening type and size are per cab selection. Entrances arranged for flush sill support per layout "Detail A".
4. Arrangements D1, D2, M1, M2, and M3 have a one and a half (1½) hour fire protection rating. Arrangement D3 has a one (1) hour
fire protection rating.
5. Sight guards are black with any metal finish door. Powder painted doors have matching powder painted sight guard.

Warning - Interface of the two-hour wall with the Otis frame by the drywall constructor must be per Otis requirements in order
to maintain the fire rating of the entrance assembly, only the exact arrangements depicted above can be provided.

Key Item of Coordination

HydroFit MRL Access Door Location & Size

The location of the HydroFit MRL access door in critical to ensure proper component
clearances and elevator operation. The elevator layouts include details on positioning this
door, specifically the door jamb, and these requirements need to be clearly understood.

The requirements reference the position of the inside edge of the door jamb, not the rough
opening. The rough opening requirements will depend on the door frame construction and wall
interface and should be accounted for so that the final door jamb position is as indicated on the
layout.

Key Item of Coordination

Requirements:

1. The access door size is 914mm (3’-0”) wide x 2134mm (7’-0”) tall.
2. Standard self closing and self locking metal door with a group 2 locking device
per agreed upon location and Otis layout. Self closing mechanism cannot
protrude into the machine space at any time. Door knob shall have a blank plate
on the hoistway side of the door.
3. The door must be located on an interior wall of the building. It cannot be opened
to the outside of a building.
4. The dimension locating this access door from the front hoistway wall only has a
+/- 6mm (1/4”) tolerance. – SEE DETAIL ON NEXT PAGE

For 2100 and 2500 passenger duty elevators the inside edge of the access door jamb (show below) must be between 30-3/4
inches and 31-1/4 inches (781 and 793 mm) from the front hoistway wall.
For 3000 and 3500 passenger duty elevators the inside edge of the access door jamb (show below) must be between 32-3/4
inches and 33-1/4 inches (832 and 844 mm) from the front hoistway wall.
For service/hospital duty elevators (4500, 5000, and 5000AIA LB) the inside edge of the access door jamb (show below)
must be between 15-3/4 inches and 16-1/4 inches (400 and 412 mm) from the front hoistway wall.

HydroFit MRL Access Door Shroud
Purpose & Design:

The HydroFit machine room less (MRL) arrangement requires the use of a shroud that
serves three purposes:

1. It provides a mounting location for the mainline and cab lighting disconnects
2. It defines the space that is allowed for the disconnects to avoid any potential
interference with the elevator components.
3. It acts as a barrier to prevent access to the hoistway in the upper portion of the
MRL access door.

The shroud design is not “handed”; it will work with either left or right MRL machine
space locations. The shroud is simply flipped accordingly to orient the deeper section
toward the rear of the hoistway for passenger duties or to orient the deeper section to
the front of the hoistway for hospital (service) duties. The cover plate on the bottom of
the shroud is then removed.

Installation:

The shroud ships with hardware and brackets for mounting it in the machine space door
jamb, adjustable unistrut sections for mounting the mainline disconnects to the shroud,
and both top and bottom covers (note: once installed the cover on the bottom is
removed).

Note: The small brackets may need to be removed and reattached depending on the
which side of the hoistway the MRL access door is and what “hand” of the shroud is
needed…the deeper section of the shroud is oriented toward the rear of the hoistway for
passenger duties (2100, 2500, 3000, 3500) or toward the front of the hoistway for
hospital (service) duties (4500, 5000, 5000AIA).

EXAMPLE: For a 2500lb duty passenger car, orient the deep portion of shroud to rear of
hoistway; shallow portion toward the front of hoistway

Preparatory Work By
Others
PREPARATORY WORK BY OTHERS
The following items must be performed or provided at no cost to Otis Elevator Company (“Otis”) by the
Owner or General Contractor or their agents in accordance with governing codes. The price and
installation schedule of Otis is based on these jobsite conditions existing at the beginning and during
installation of the elevator equipment. Failure to provide the items specified in this list will result in
additional work performed by Otis beyond the scope of our contract causing installation delays. A
change order will be submitted by Otis for materials and / or labor expended.

All work to be performed per the latest revision of the applicable national code and / or local code.

General Prep / Work


1. Provide any cutouts to accommodate elevator equipment (troughing, venting, and hall fixtures) along with
patching and painting of walls, floors, or partitions together with finish painting of entrance doors and frames, if
required.
2. Provide tractor trailer access to the building for unloading of material and an onsite storage area for elevator
equipment as follows: dry and enclosed, provides roll-able access to the elevator hoistway at the ground level,
located within 100 feet (30.5 meters) of the hoistway, and is larger than 25 x 20 feet (7620 mm X 6096 mm) per
elevator. Any warranties provided by Otis for elevator equipment are null and void if equipment is stored in a
manner other than a dry enclosed building structure.
3. Provide sufficient onsite refuse containers for the proper disposal of elevator packaging material. Should
sufficient refuse containers not be provided, disposal of packaging material shall become the responsibility of the
owner.
Hoistway and Pit Prep / Work

4. Prior to the start of installation, provide a dry, properly framed, enclosed and vented hoistway in accordance with
all applicable codes.
5. Provide a clear plumb hoistway with variations from the size shown on the Otis layout not to exceed -0 inch / +1
inch (25 mm).
6. Install per Machine Room / Machine Space Prep / Work and Electrical Requirements.
Provide a rough opening for and install a 3’ X 7’ standard fire rated interior door on one side of the hoistway, as
shown on the Otis layout. When determining the location of the machine space door,the dimension on the Otis
layout is from the inside door edge of the jamb and not the door stop edge. Please be advised that this door
location is very critical. Follow door manufacturing instructions for the different types of hoistway wall material
and make the appropriate adjustments so that this door will be placed in the proper location.
The door frame must be securely mounted to the wall to sustain a cantilevered / horizontal force exerted by the
electrical disconnect(s), electrical conduit, and wiring up to an approximate 150 lb. load. Install per Machine
Room / Machine Space Prep / Work and Electrical Requirements. The door should be able to open fully (180°).
7. Furnish adequate rail bracket supports and bracket spacing as required by governing code from pit floor to top of
hoistway. For steel or wood frame construction, adequate backing for a rail bracket to be installed not less than
10’-3” (3124 mm) or more than 11’-3” (3429 mm) from the top landing. Furnish separator beams where required.
Rail bracket attachment supports must be exposed and flush with the clear hoistway line.
If the floor to floor height exceeds the maximum bracket spacing allowed by the elevator code, Otis requires some
form of steel support to properly attach our guide rail brackets. The maximum allowed bracket spacing is
indicated in the rail force and bracket detail table on the Otis layout. Any rail bracket mounting surfaces that are
not in line with the finished hoistway dimension (i.e. the clear hoistway line) may need to be extended to meet the
required distance. Otis agrees to provide guidance on this matter at the appropriate time.
If rail bracket embedded plates or inserts are provided by Otis, they shall be installed by others in accordance with
Otis’ documentation and instruction.
If vertical tube steel is utilized as rail support, (2) vertical tubes spaced at 20.4” (518 mm) on center are required
for car rail brackets with “A” dimension ≥ 5.76” (146 mm). For Machine Space applications, horizontal rail bracket
supports must be provided. Note: Vertical supports will interfere with the machine space access door.

8. Furnish a dry pit reinforced to sustain vertical forces on car rails and impact loads on cylinder head(s) and
buffer(s). The pit must be dry and clean. The elevator pit must have a floor drain or sump pump to prevent the
accumulation of water. Location to be coordinated with Otis to avoid all elevator components and access areas.
In areas requiring Firefighter’s Emergency Operation, a sump pump / drain shall be provided that shall have the
capacity to remove a minimum of 11.4 m³ / h (3,000 gal / h) per elevator (2.2.2.5, ASME A17.1-2007 / CSA B44-
07). Otis recommends that the owner verify the system complies with all applicable laws and local codes.
9. Provide and install a fixed vertical iron ladder in each pit as required by governing code and located per Otis
layouts, or as coordinated with Otis personnel. Ladder width and projection from wall per local code. If pit depth
is greater than 9’-10” (3000 mm) [13’-9” (4191 mm) with no floor below bottom landing], a pit access door is
required.
10. A.) Protection from Falls:
As required by the Occupational Safety and Health Administration (OSHA) 1926.502 (B) (1-3), a freestanding
removable barricade at each hoistway opening at each floor. Barricades shall be 42” (1067 mm) high, with mid-
rail and kick board, and withstand 200 lbs. (90.7 kg) of vertical and horizontal pressure.
B.) Protection from Falling Objects:
As required by the Occupational Safety and Health Administration (OSHA) 1926.502(j), hoistway
protection from falling debris and other trades materials by either:
1.) Full entrance screening / mesh in front of all elevator entrances.
2.) Secured / controlled access to all elevator lobbies (lock and key) with posted Notice “Only
Elevator Personnel Beyond This Protection.”

- Hoistway barricades and screening shall be constructed, maintained, and removed by others.
11. The front entrance wall at the main landing, is not to be constructed until after all elevator equipment is installed in
the hoistway (the entire front wall – CLEAR HOISTWAY WIDTH – must be open for installation). Remaining front
entrance walls are not to be constructed until after door frames and sills are in place.

The rough openings, per sizes shown on the Otis layout, are required. Prior to the completion and turnover of the
elevator(s), all entrance walls must be installed and rough openings filled in complete to maintain fire rated
hoistway requirements.

12. Provide adequate support at all fastening points of each entrance. Provide plumb vertical surfaces for entrances
and sill supports, one above the other, and square with the hoistway. For 4’-0” (1219 mm) and 4’-6” (1372 mm)
two speed door arrangements, an additional hoistway attachment point is required for an auxiliary support bracket
under the sill assembly in the center of the clear door opening. Finish floor and grout, if required, between door
frames to sill line. A horizontal support is to be provided 1 foot (305 mm) above the clear opening at the top
landing to support the door frame assembly. If floor heights exceed 12’-0” (3658 mm), a horizontal support is to
be provided 1 foot (305 mm) above the clear opening. If transoms are required, the support would be 1 foot (305
mm) above the transom height.
13. Provide and install a steel safety beam per elevator, from side wall to side wall at the top of the hoistway, capable
of withstanding a maximum net live load of 5000 lb. (2268 kg). Otis requires 2” (51 mm) clear above the beam.
Beam must be removed before car is placed in operation if it infringes on required clearance.
14. Glass used in hoistway construction must block 98% or more of incident full spectrum ultraviolet radiation for the
full height of the hoistway.
15. If an emergency door in a blind hoistway is required, provide an outward swinging single section type door with
door closer and a self closing barrier per ASME A17.1-2007, section 2.11.1.2. Contact your local Otis personnel
for a detailed drawing (AAA26900D_FMI), showing Otis specific requirements.

Machine Room / Machine Space Prep / Work
16. When a machine room is used, provide a suitable dry machine room with access and ventilation in accordance
with all applicable codes and regulations. The machine room is to be maintained at a temperature between 60°F
(15.5°C) and 100°F (38°C). When a machine space is used, the machine space will be in the hoistway behind the
metal door installed per Hoistway and Pit Prep / Work above with ventilation in accordance with all applicable
codes and regulations. The machine space is to be maintained at a temperature between 32°F (0°C) and 104°F
(40°C). Relative humidity not to exceed 95% non-condensing. Local codes may require tighter temperature
ranges. The temperature and humidity range shall be permanently posted in the machine room / machine space.
Please check with your local code authority for the exact requirements in your area.
17. Machine room and Machine space doors to meet code compliant fire resistive construction. When a machine
room is used, provide a self closing and self locking door with a group 2 locking device. When a machine space
is used, provide a standard 3’ x 7’ self closing and self locking metal door with a group 2 locking device in the
hoistway per Otis layout. In addition, ensure that all air gaps around the machine room / machine space door are
sealed (i.e. threshold, weather stripping, etc.). Self closing mechanism cannot protrude into the machine space at
any time. The machine space door knob shall have a blank plate on the hoistway side of the door.
18. When a machine space is used, Otis will provide a metal shroud and metal shroud cover to be mounted on the
hoistway side of the machine space door frame per Otis layout. The metal shroud will accommodate the mounting
of the main electrical feeder system, fused disconnect switch or circuit breaker for car lighting, and the
convenience outlet. Conduit knockouts through the metal shroud cover will be required as needed to access the
disconnect switches or circuit breakers, and convenience outlet. See Electrical Requirements.
[Note: Consult with the Otis Representative at your location concerning the metal shroud mentioned
above for machine space applications.]
19. [Refers to elevators with remote machine rooms requiring buried piping and wire way] Provide trenching
and backfilling as necessary to accommodate remote machine room conditions.

Fire Prevention Prep / Work


20. Provide hoistway walls designed and constructed in accordance with the required fire rating (including those
places where elevator fixture boxes and rail bracket fastenings penetrate into the hoistway walls).
21. In the United States, provide smoke detectors, located as required, with wiring from the sensing devices to the
controller(s) designated by Otis.
a. For each group of elevators, provide a normally closed contact representing the smoke detector at the
designated return landing.
b. For each group of elevators, provide a normally closed contact representing all smoke detectors located
in lobbies, hoistways, or machine rooms / machine space, but not the smoke detector at the designated
return landing (see above) or the smoke detectors as described in i. and ii. below:
i. If a smoke detector is located in the hoistway at or below the lower of the two recall landings, it
shall be wired to activate the same normally closed contact as the smoke detector located in the
lobby at the lower of the two recall landings.
ii. If machine rooms / machine space is located at the designated return landing, the smoke
detectors located therein shall be wired to activate the same normally closed contact as the
smoke detector at the designated landing.
c. Requirements for intermittently illuminating the fire hat visual signal in the car operating panel, either i. or
ii. apply.
i. For a single unit or for a group of elevators having one common machine room / machine space
and one common hoistway, provide one additional normally closed contact representing the
machine room / machine space and hoistway smoke detectors.
ii. If the group contains more than one hoistway and hoistway smoke detectors are installed, or if
the group has more than one machine room / machine space, provide one normally closed
contact for each elevator. The contact is to represent the smoke detector in the machine room /
machine space for that particular elevator, and any smoke detectors in the hoistway containing
that particular elevator.

22. In Canada, provide smoke detectors, located as required, with wiring from the sensing devices to the controller(s)
designated return landing.
a. For each group of elevators, provide a normally closed contact representing the smoke detector at the
designated return landing and, if provided, from the sensing device in the pit.
b. For each group of elevators, provide a normally closed contact representing all smoke detectors located
in elevator lobbies, but not the smoke detector at the designated return landing (see above) and, if
provided, from the sensing device in the top of the hoistway.
c. For each group of elevators, provide a normally closed contact representing the smoke detector in the
elevator machine room / machine space(s).
d. If the machine room / machine space is located at the designated return landing, the smoke detectors
located therein shall be wired to activate the same normally closed contact as the smoke detector at the
designated landings. When a machine room is used, for each group of elevators, provide in addition to
the above, a normally closed contact representing the sensing devices in the machine room and, if
provided, in the pit or at the top of the hoistway (for the Fire Hat in the Elevator).
23. In the United States, if sprinklers are installed in the hoistway or machine room / machine space(s), a means to
automatically disconnect the mainline power supply to the affected elevator and any other power supplies used to
move the elevator, upon or prior to the application of water is required (unless prohibited by local code). Smoke
detectors shall not be used to activate sprinklers in hoistways or machine rooms / machine spaces or to
disconnect the mainline power supply.
24. Provide a Class “ABC” fire extinguisher, minimum 10 lbs., in the machine room or in a location convenient to the
machine space.

Electrical Requirements
25. All 125 volt, 15 or 20 ampere single phase receptacles installed in pits, machinery spaces, and elevator car tops
shall be of ground fault circuit interrupter (GCFI) type. All 125 volt, 15 or 20 ampere single phase receptacles
installed in machine rooms / machine spaces shall have GFCI protection. A dedicated single phase receptacle
supplying a permanently installed pit sump pump shall not require GFCI protection. (NEC 620-85 or CEC Rule 38-
085).
26. Furnish a dedicated, balanced, 3 phase, 3 wire electrical feeder system with a separate solidly grounded
equipment grounding conductor terminating in the machine room / machine space. Size of the feeders and
grounding conductor to suit elevator power characteristics. Feeder conductors and grounding conductor must be
copper. A fused disconnect switch or circuit breaker capable of being locked in the open position for each elevator
per the National Electrical Code (ANSI/NFPA 70) or Canadian Electrical Code (C22.1) with feeder or branch
wiring to the controller (NEC 620-51, 620-61(D), and 620-62 or CEC Rule 38-013(2)(a)) must be provided. Fuses
are to be current limiting class RK1 or equivalent. Circuit breakers are to have current limiting characteristics
equivalent to class RK1 fuses. Fuses or circuit breakers are to be time delay to cover the full load up accelerating
current as listed in the Otis Confirmation of Power Supply form.
[Note: If the 3 phase power to the control system is simulated (not from the utility), by use of a phase
converter system, the phase converter must have all three phases balanced. Digital phase converter is
required.]
Furnish a separate 120 volt, 15 ampere single phase branch circuit and SPST fused disconnect switch or circuit
breaker capable of being locked in the open position to supply the car lights, receptacles, auxiliary lighting power
source, and ventilation on each car in compliance with the National Electrical Code must be provided.
When a machine room is used and where practical, disconnects shall be located adjacent to the door of the
machine room enclosure. When a machine space is used, disconnects or circuit breakers shall be located behind
the door of the machine space per Otis layout.
Branch circuit wiring to each controller (NEC 620-53 or CEC Rule 38-053) must be provided.
For machine room applications, a convenience outlet and a suitable light, of not less than 200 Lux (19FC) as
measured at floor level must be provided in the machine room with a light switch located within 18” (456 mm) of
lock jamb side of machine room door.
For machine space applications a convenience outlet located inside the machine space door and a suitable light
located outside the machine space door on the lock jamb side, of not less than 200 Lux (19FC) as measured at

floor level must be provided per Otis layout. The machine space light circuit shall be a dedicated circuit separate
from other lighting circuits. (NEC 620-23 or CEC Rule 38-023)

A convenience outlet and light fixture of not less than 100 Lux (10FC) as measured at the pit floor level must be in
the pit with a light switch located adjacent to the pit access door (NEC 620-24 or CEC Rule 38-024). The light
bulb(s) shall be externally guarded to prevent contact and accidental breakage.
[Note: Consult with the Otis Construction Superintendent at your location concerning the following
paragraph.]
To meet the date upon which the elevators are to be turned over, the permanent 3 phase feeder system and
protective devices must be installed and power available prior to the start of elevator installation.
27. Provide 120 volt, 20 ampere power for light, tools, hoist, etc. to the hoistway during installation. Source must be
within 75 feet (22.86 M) of the hoistway.
28. Provide one (1) dedicated outside telephone line per elevator car to the elevator machine room / machine
space(s), and terminated at the controller designated by the Otis construction superintendent. Reference the
A17.1 / CSA-B44 code and the Otis Confirmation of Power Supply for specific requirements.
29. [Optional for Elevators with an intra building Intercom] Provide a separate 120 volt, 15 ampere, single phase
power supply with fused SPST disconnect switch or circuit breaker located as required for intercommunicating
system power supply. Circuit to be arranged for feeding from the building emergency lighting supply if provided.
Conduit and wiring for remotely located intercommunicating stations must be provided.
30. [Optional for Elevators with a Battery Powered Emergency Return Unit (ERU)] Provide the disconnecting
means required by the National Electrical Code (NEC) or Canadian Electrical Code (CEC) with an auxiliary
contact and wiring to the controller. The auxiliary contact is to be positively open when the main disconnecting
means is open. The auxiliary contact shall cause the ERU power source to be disconnected from its load when
the disconnecting means is in the open position. Size of main contacts to suit elevator power characteristics.
[Additional ERU Requirement]
In the United States, heat sensors used to automatically disconnect the mainline power supply prior to the
application of water from sprinklers shall be provided with a normally closed contact with wiring from the sensing
device to a controller designated by Otis. The normally closed contact shall be closed when the heat sensor is
not activated and shall be open when the heat sensor is activated.
31. [Optional for Installations with Emergency (Standby) Power] Provide the emergency (standby) power unit
and means for starting it, and deliver to the elevator via disconnect switches in the machine room / machine
space, sufficient power to operate one or more elevators at a time at full rated speed and rated load.
An automatic Power Transfer Switch is required for each power feeder to monitor both Normal and Emergency
(Standby) Power conditions and to perform the transfer from one to the other. Switch to have two sets of normally
closed dry contacts, one to be open when the switch is in the Emergency (Standby) Power position, the other to
open upon initiation of power transfer and to close when transfer is complete. Switch to have an inhibit function
which will delay transfer to Normal and / or Emergency (Standby) Power by an adjustable period of 0 - 300
seconds. Switch shall have a Phase Monitor feature, which prohibits the transfer of power between "live" sources
unless the sources are in phase with each other. If a Shunt Trip device is provided, an additional Normally
Closed contact is required from the Emergency (Standby) Power source.
Emergency (standby) power system shall be connected to the 125 volt power circuit as noted in A.3 of the
Confirmation of Power Supply for the branch circuit supplying the car lights, car top receptacle, auxiliary car
lighting power source and car ventilation.

inspection. Please initial the non-completed items when they have been completed, and fax the form to the Otis Construction Superintendent.
 Before the above referenced elevator(s) can be complete and ready for inspection by the state or local inspector, all requirements of the ASME/ANSI
A17.1 (CAN/CSA B44) elevator code and local building codes must be met. This includes completion of work that must be performed by other
trades. NOTE: The list below is general and may not include all state and local codes.

to pit ladder piped in accordance with local code. (If front and rear opening, contact Otis representative).

15 Only elevator equipment is allowed in an elevator machine room and hoistway (no access panels). No pipes or conduit are allowed

17 Machine room to be vented, to maintain temperature between 60°F (15.5°C) and 100°F (38°C); or, for MRL machine space
between 32°F (0°C) and 104°F (40°C). Ventilation can be natural or mechanical.
18 Machine space/machine rooms must have ground fault receptacle and permanent lighting, and must be equipped with a fire
extinguisher. For machine space (MRL access door), receptacle and lighting switch may be outside access door but immediately
adjacent to lock side door jamb; fire extinguisher must be located in close proximity to access door.
19 Hoistway walls shall be flush on hoistway sides. Any ledges over 4” shall be provided with a beveled angle of not less than 75º.
20 Spaces containing machines, control equipment, sheaves and other machinery shall be enclosed with fire-resistive enclosures.
Enclosures and access doors thereto shall have a fire-resistance rating at least equal to that required for the hoistway enclosure.

 Per out agreement, it is Otis’ responsibility to arrange for this inspection and to pay the required fee. We ask you to ensure that all “work by others”
has been completed prior to our agreed-upon date for inspection.
 If the elevator installation does not pass inspection due to uncompleted work by others, we would expect all additional costs associated
with a re-inspection to be the responsibility of others. The total charge for the re-inspection will be a minimum of $ 500.00.

Pit Requirements

Pit light and outlet


The pit must be clean and dry

Furnish a dry pit reinforced to sustain vertical forces on car rails and impact loads on cylinder
head(s) and buffer(s). The pit must be dry and clean. The elevator pit may not have a floor
drain/sump pump connected directly to a storm drain or sewer. Otis recommends that the owner
verify the system complies with all applicable laws. See “Preparatory Work by Others”, for more
information.

Hoistway Overhead Beam

Provide and install a safety beam capable of withstanding a maximum net live load of 5000 lb.
(2268 kg). Otis requires 2” clear above the beam. Beam must be removed before car is placed in
operation if it infringes on required clearance.

Hoistway Barricades

Otis/OSHA compliant barricades in place. Freestanding and removable barricades at each


hoistway opening at each floor. Barricades shall be 42” high, have mid-rail and kick board, and
withstand 200lbs. of side pressure. Erected, maintained and removed by others.

The hoistway walls are to include adequate fastening for hoistway entrance assemblies. One front
entrance wall, at the main landing, is not to be constructed until after all elevator material is located in
the hoistway. Remaining front entrance walls are not to be constructed until after door frames and
sills are in place. If front walls are poured concrete weight bearing walls, rough openings are to be
provided to accept entrance frames and filled in after frames are set. Rough opening size per Otis
layouts.

Provide plumb vertical surfaces for entrance-sill supports, one above the other, and square with the
hoistway. For 4’-0” (1220 mm) and 4’-6” (1372 mm) two-speed door arrangements on 4500 lb.
(2041 kg) and 5000 lb. (2270 kg) cars a hoistway attachment point is required for an auxiliary support
bracket under the sill assembly in the center of the clear door opening. Finished floor and grout, if
required, between doorframes to sill line.

A horizontal support is to be provided 12” (305 mm) above the clear opening at each landing to
support the doorframe assembly.

Hoistway Ledges (Bevels) and Patching

Hoistway walls shall be flush on hoistway sides. Any ledges over 4” shall be provided with a beveled
angle of not less than 75º.

Spaces containing machines, control equipment, sheaves and other machinery shall be enclosed with
fire-resistive enclosures. Enclosures and access doors thereto shall have a fire-resistance rating at
least equal to that required for the hoistway enclosure.
Furnish hoistway walls designed and constructed in accordance with the required fire rating (including
those places where elevator fixture boxes and rail-bracket fastenings penetrate the hoistway walls).

Provide a rough opening for and install a 3’ X 7’ standard fire rated interior door (referred to as
machine space door) on one side of the hoistway, as shown on the Otis layout. When determining the
location of the machine space door,the dimension on the Otis layout is from the inside door edge of
the jamb and not the door stop edge. Please be advised that this door location is very critical. Follow
door manufacturing instructions for the different types of hoistway wall material and make the
appropriate adjustments so that this door will be placed in the proper location.

The 3’ x 7’ machine space door must be a self closing and self locking metal door with a group 2
locking device in the hoistway per Otis layout. In addition, ensure that all air gaps around the
machine space door are sealed (i.e. threshold, weather stripping, etc.). Self closing mechanism
cannot protrude into the machine space at any time. The machine space door knob shall have a
blank plate on the hoistway side of the door.

The door frame must be securely mounted to the wall to sustain a cantilevered / horizontal force
exerted by the electrical disconnect(s), electrical conduit, and wiring up to an approximate 150 lb.
load. Install per Machine Room / Machine Space Prep / Work and Electrical Requirements. The door
should be able to open fully (180°).

The machine space will be in the hoistway behind the metal door installed per Hoistway and Pit Prep /
Work above with ventilation in accordance with all applicable codes and regulations. The machine
space is to be maintained at a temperature between 32°F (0°C) and 104°F (40°C). Relative humidity
not to exceed 95% non-condensing. Local codes may require tighter temperature ranges. The
temperature and humidity range shall be permanently posted in the machine room / machine space.
Please check with your local code authority for the exact requirements in your area.

For machine space applications a GFCI convenience outlet located inside the machine space door
and a suitable light located outside the machine space door on the lock jamb side, of not less than
200 Lux (19FC) as measured at floor level must be provided per Otis layout. The machine space light
circuit shall be a dedicated circuit separate from other lighting circuits. (NEC 620-23 or CEC Rule 38-
023)

shall be the type that cannot be engaged with door open.

Confirmation of Power Supply - Hydraulic Approval

To assist you in providing proper electric service, the items required BY OTHERS have been checked below:

ALL HYDRAULIC ELEVATORS


X All 125 volt, 15 or 20 ampere single phase receptacles installed in pits, machinery spaces, hoistways, and elevator car tops shall
be of ground fault circuit interrupter type. All 125 volt, 15 or 20 ampere single phase receptacles installed in machine rooms /
spaces shall have ground fault circuit interrupter protection. A separate single phase receptacle supplying a permanently installed
pit sump pump shall not require GFCI protection. [620-85]

X A three (3) phase, electrical feeder system must be enclosed in EMT with a separate equipment grounding conductor
terminating in the machine room / space. Feeder conductors and grounding conductor must be copper. Size of the feeders and
grounding conductor to suit elevator power characteristics. A fused disconnect switch or circuit breaker (not acceptable in all areas),
capable of being locked in the “off” position, for each elevator per the National Electrical Code (ANSI/NFPA 70) with feeder or
branch wiring to controller [620-51] and [620-61(D)]. Fuses are to be current limiting class RK1 or equivalent, see section B for
elevator equipment SCCR. Circuit breakers are to have current limiting characteristics equivalent to class RK1 fuses, see section B
for elevator equipment SCCR. Fuses or circuit breakers are to be time delay to cover the full load up accelerating current as listed in
Section B above. [Note: If the 3 phase power to the control system is simulated (not from the utility), by use of a phase converter

EMERGENCY RETURN UNIT


__ The disconnecting means required by the National Electrical Code shall be provided with an auxiliary contact with wiring to the
controller [see ANSI/NFPA70-1996, section 620-91(c)]. The auxiliary contact is to be positively open when the main
disconnecting means is open. The auxiliary contact shall cause the ERU power source to be disconnected from its load when the
disconnecting means is in the open position. Size of main contacts to suit elevator power characteristics. Heat sensors, when used
to automatically disconnect the main line power supply prior to the application of water from sprinklers, shall be provided with a
normally closed contact with wiring from the sensing device to a controller designated by Otis. The normally closed contact shall
be closed when the heat sensor is not activated and shall be open when the heat sensor is activated.

EMERGENCY (STANDBY) POWER REQUIREMENTS


A power transfer switch to monitor both normal and standby power conditions and to perform the transfer from one to the other.
Switch to have an inhibit function which will delay the completion of the transfer to normal and/or standby power by an
adjustable period of 0 - 5 seconds. Switch to have a phase monitor feature that will prohibit the transfer of power between “live”
sources unless the sources are in phase with each other.

Note: The building Emergency (Standby Power) Generator system used to supply the elevator(s) shall be capable of supplying
non-linear loads.

When more than one elevator is subject to the same standby power system and the standby power system is not large enough to
run all elevators at once, the transfer switch must include one set of normally closed dry contacts that open when the switch is in
the standby power position.

wired to activate the same normally closed contact as the smoke detector at the designated landing.

III a. For a single unit, or group of elevators having one common hoistway, or one common machine room and one common
hoistway, provide one additional normally closed contact representing the hoistway smoke detectors.

III b. If the group contains more than one hoistway, and hoistway smoke detectors are installed, or if the group has more than
one machine room, provide one normally closed contact for each elevator. The contact is to represent the smoke detector in the
machine room for that particular elevator, and / or hoistway containing that particular elevator.

HEATING, VENTILATION, AIR CONDITIONING


X Temperature in the machine room shall be maintained between 60°F (15°C) and 100°F (38°C). Temperature in the machine
space shall be maintained between (32°F (0°C) and 104°F (40°C). The relative humidity in the machine room / space should not

ALL HYDRAULIC ELEVATORS


X All 125 volt, 15 or 20 ampere single-phase receptacles installed in pits, machinery spaces, hoistways, and elevator-car tops shall be of
ground fault circuit interrupter type. All 125 volt, 15 or 20 ampere single phase receptacles installed in machine rooms / spaces shall
have ground fault circuit interrupter protection. A separate single phase receptacle supplying a permanently installed pit sump pump
shall not require GFCI protection.

X A three (3) phase, electrical feeder system must be enclosed in EMT with a separate equipment grounding conductor
terminating in the machine room / space. Size of the feeders and grounding conductor to suit elevator power characteristics. Feeder
conductors and grounding conductor must be copper. A fused disconnect switch or circuit breaker, capable of being locked in the
“off” position, for each elevator per the Canadian Electrical Code (C22.1) with feeder or branch wiring to controller CEC [Rule 38-
013(2)(a)]. Fuses are to be current limiting class RK1 or equivalent, see section B for elevator equipment SCCR. Circuit breakers are
to have current limiting characteristics equivalent to class RK1 fuses, see section B for elevator equipment SCCR. Fuses or circuit
breakers are to be time delay to cover the full load up accelerating current as listed in Section B above. [Note: If the 3 phase power to
the control system is simulated (not from the utility), by use of a phase converter system, the phase converter must have all three
phases balanced. Digital phase converter is required.]
A separate 125 volt AC, 15 ampere single phase branch circuit and SPST fused disconnect switch or circuit breaker, capable of being
locked in the “off” position, to supply the car lights, receptacles, auxiliary lighting power source and ventilation on each car in
compliance with the Canadian Electrical Code [Rule 38-053].
The disconnecting means shall be located adjacent to the door of the machine room enclosure or behind the door of the machine space
on an Otis supplied metal shroud per Otis layout.
Provide branch circuit wiring to each controller CEC [Rule 38-013(2)(a)].
For machine room applications, a convenience outlet and a suitable light, of not less than 200 Lux (19FC) as measured at floor level
must be provided in the machine room with a light switch located within 18” (456 mm) of lock jamb side of machine room door.
For machine space applications a convenience outlet located inside the machine space door and a suitable light located outside the
machine space door on the lock jamb side, of not less than 200 Lux (19FC) as measured at floor level must be provided per Otis
layout. The machine space light circuit shall be a dedicated circuit separate from other lighting circuits. (NEC 620-23 or CEC Rule
38-023)

EMERGENCY (STANDBY) POWER REQUIREMENTS


A power transfer switch to monitor both normal and standby power conditions and to perform the transfer from one to the other.
Switch to have an inhibit function which will delay the completion of the transfer to normal and/or standby power by an adjustable
period of 0 - 5 seconds. Switch to have a phase monitor feature that will prohibit the transfer of power between “live” sources unless
the sources are in phase with each other.
Note: The building Emergency (Standby Power) Generator system used to operate the elevator(s) shall be capable of supplying non-
linear loads.
When more than one elevator is subject to the same standby power system and the standby power system is not large enough to run all
elevators at once, the transfer switch must include one set of normally closed dry contacts that open when the switch is in the standby
power position

COMMUNICATION REQUIREMENTS
Separate 125 volt, 15 ampere single phase power supply with fused SPST disconnect switch or circuit breaker with duplex outlet
located as required for inter-communicating system power supply. Circuit to be arranged for feeding from the building standby or
emergency lighting supply if provided. Conduit and wiring for remotely located inter-communicating stations (in Engineer’s office,
etc.).

be furnished. The telephone line must meet the following requirements:

SMOKE DETECTORS
Smoke detectors, provided either voluntarily or when required by the National Building Code of Canada [subsection 3.2.6],
located as required, with wiring from the sensing devices to the controller(s) designated by Otis.
I. For each group of elevators, provide a normally closed contact representing the smoke detector at the designated return
landing.

II. For each group of elevators, provide a normally closed contact representing all smoke detectors located in lobbies, hoistways,
or machine rooms/machine space, but not the smoke detector at the designated return landing (see above) or the smoke detectors
as described in a below:
a) If a smoke detector is located in the hoistway at or below the lower of the two recall landings, it shall be wired to activate the
same normally closed contact as the smoke detector located in the lobby at the lower of the two recall landings.
b) If machine rooms/machine space is located at the designated return landing, the smoke detectors located therein shall be wired
to activate the same normally closed contact as the smoke detector at the designated landing.

III a. For a single unit, or group of elevators having one common hoistway, or one common machine room and one common
hoistway, provide one additional normally closed contact representing all the hoistway smoke detectors.

Common Inspection
Violations
Common Inspection Violations
Before the elevator(s) can be complete and ready for inspection by the state or local
inspector, all requirements of the ASME/ANSI A.17.1 Elevator Code and local code
requirements must be met. This includes completion of work that must be performed
by other trades. Per our agreement, it is Otis’ responsibility to arrange for this
inspection. We ask you to ensure that all “work by others” has been completed prior to
our agreed upon date for inspection. Note - If the elevator installation does not
pass inspection due to uncompleted work by others, then all additional costs
associated with a re-inspection will not be the responsibility of Otis.

Below is a list of common inspection violations. A review of these items along with the
Pre-Inspection Checklist is recommended prior to the inspection process to allow for
any necessary corrective action.

Elevator Pits
□ Elevator pits shall be waterproof and designed to provide a dry pit area.
Standing water in the pit area is considered a major violation of Code. Note - A
sump pump cannot be used alone to meet the requirements of providing a
dry pit area. Proper waterproofing is required.

□ Drain holes connected to the building sanitary sewer are not allowed in the
elevator pit under any circumstances.

□ The floor of the pit shall be approximately level.

□ Sump pumps must be set into the pit floor and a metal cover provided to cover
the entire sump hole level with the pit floor. It must drain to approved area or oil
separator device, not a sanitary sewer. The purpose of the sump pump is to
remove casual water from the pit. Note - Check with local code authorities
for specific local requirements .

□ Any pit more than 3’-0” deep shall be provided with a non-combustible access
ladder.

□ An externally guarded permanent lighting fixture and a GFCI convenience outlet


shall be provided in each pit. The light switch must be located as to be
accessible from the pit access door and provide an illumination of not less than
10 foot-candles at the pit floor.

□ Provide patching of pit floor after setting of cylinder assembly to accommodate a


watertight condition.

Elevator Hoistways
□ Hoistways serving more than two (2) floors shall be provided with means for
venting smoke and hot gases directly to the outer air or through non-combustible
ducts to the outer air in case of fire. Vents shall be located in the side of the
hoistway directly below the roof or directly over the hoistway. The clear open
area of the vents shall be not less than three and one-half (3 ½) percent of the
area of the hoistway, and in no case less than three (3) square feet for each
hoistway, whichever is greater. Note - More stringent local building codes will
take precedence over elevator code requirements. Special attention is
required for hoistway ventilation exposed to weather. Vents shall have an insect
screen to prevent the entry of birds, insects, etc.

□ Hoistway enclosures shall have substantially flush surfaces. Beams, floor, slabs,
or other building construction shall not project more than two (4) inches inside the
general line of the hoistway unless the top and bottom of the projection is beveled
at the angle of not less than 75° degrees with the horizontal. Where setbacks
occur, the top of the setback shall be beveled at the same angle. Setbacks or
recesses at the hoistway vent are included under this requirement. This
requirement does not apply to divider beam(s) between elevators.

□ Drywall construction, if used, shall be a tested assembly approved for the use it is
being applied to (partition wall or floor-ceiling assembly). Only non-combustible
systems are approved. Penetrations in the dry wall assembly for elevator fixtures
are required, and the responsibility for maintaining the fire rating of the dry wall
system at these points is borne by the system installer. Note - More stringent
local building codes will take precedence over elevator code in regard to the
fire rating of elevator hoistways.

□ Hoistway door entrance frames and headers shall be grouted solid to maintain fire
ratings of the hoistway.

□ All voids, holes, slots, etc., in the hoistway shall be grouted or pointed up to
maintain fire rating of the hoistway.

□ All nails, snap-ties, form straps, and wood shall be removed from the hoistway.

□ Only equipment required for the operation of the elevator is permitted inside the
elevator hoistway.

□ Landing areas for all floors and elevator lobbies shall be completed prior to the
inspection.

Elevator Machine Rooms
□ Only machinery and equipment required for the operation of the elevator shall be
permitted in the elevator machine room. Pipes or ducts conveying gases, vapors,
or liquid or electrical equipment, wiring, piping and controls not used for the
operation of the elevator are prohibited in the elevator machine room.

□ The elevator machine room shall be free of refuse and shall not be used for
storage of any materials not related to the elevator equipment.

□ Machine room doors shall have fire rating with labels. Doors shall be self-closing
and self-locking. Minimum height of the door is 6’-0”. Minimum width of the door
is 30”. The door lock shall be of the type that can be opened from the inside
without a key. However, a key is required to open the door from the outside at all
times. Push-button type locks are not allowed in the machine room door.

□ Machine rooms shall have a minimum of seven (7) feet clear headroom under all
obstructions (including hoist beam, light fixtures, etc.).

□ Machine room floors shall be smooth and level.

□ Machine rooms shall have adequate ventilation to avoid overheating of the


equipment. Ambient temperature in machine room is to be maintained between
60°-100° all times, or as detailed in our submittal. Relative humidity not to
exceed 95% non-condensing.

□ Special attention is required for machine room ventilation and machine room
doors when exposed to the weather. Extra precautions must be taken to prevent
entry of blowing rain.

□ Adequate lighting shall be provided in the elevator machine room to provide not
less than ten 19 foot-candles at all areas of the floor level. The light switch shall
be located within 18”on the lock-jamb side of the access door.

□ A GFCI type duplex receptacle shall be provided in the elevator machine room.

□ All voids, holes, slots, etc., in the machine room shall be grouted or pointed up to
maintain the fire rating. All nails, snap-ties, form straps, and wood shall be
removed from the machine room walls, floor, and ceiling.

□ Provide a Class “ABC” fire extinguisher.

□ A lockable fused disconnect switch in machine room with feeder wires to elevator
controller, all piped in accordance with N.E.C. or C.E.C. (Canadian Electrical
Code), and grounded. Switch must be in sight of elevator machine and shall be
the type that cannot be engaged with door open. Disconnect should be equipped
with a microswitch when ERU units are being furnished. (2.26.4) (NEC 620.91-C)

□ Lockable 120V disconnects per power confirmation for cab lighting circuit.

Car Enclosures
□ Finish flooring (whether carpet or tile) must be installed prior to final inspection. A
non-slip surface is required. Make sure that final elevator cab drawings are
reviewed to obtain the finish floor thickness dimension for which the elevator cab
was constructed.

□ Carpet used on elevator car floors must be securely attached to the car platform,
have a tight weave and low pile, be installed without padding, and conform to the
following requirements of ASTM E 84, UL 723, NFPA 252 or CAN/ULC-S102.2,
whichever is applicable:
(a) flame spread rating of 0 to 75
(b) smoke development of 0 to 450

□ Telephones or communications devices within the elevator cab must be installed


and in working order prior to final inspection. They must connect to a source
monitored 24 hours a day and comply with ADA requirements, which preclude
reliance on voice-only communication devices.

General
□ Buildings having emergency power systems and elevators, which will be powered
by this generator, shall have the generator operable at the time of the final
inspection.

□ Fire Safety system must be installed and in working order prior to final inspection.
Smoke detectors may be required in each elevator lobby, hoistway, and machine
room. Check with local code authority. (2.27.3.2) Furnish normally closed fire
system contacts to the elevator controller as per power confirmation.
