SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That WE, EMIE GRACE N. GRAGASIN and DEXTER N. GRAGASIN, both of legal
age, Filipino citizens, and residents of Tagumbao, Gerona, Tarlac, do to hereby NAME,
CONSTITUTE AND APPOINT, EMERENCIANA GRAGASIN and/or NICANOR
GRAGASIN, both of legal age, Filipino citizens, and residents of Tagumbao, Gerona, Tarlac, to
be our true and lawful attorney-in-fact, for us and in our name, place and stead, and for our own
use and benefit, to do and perform all or any of the following acts and things to wit:

1. To lease the following parcels of land:

a) Transfer Certificate of Title No. 425493, situated in Danzo, Gerona, Tarlac, with a
total area of FIVE THOUSAND (5,000) SQUARE METERS.
b) Transfer Certificate of Title No. 446001, situated in Gerona, Tarlac, with a total area
of SIX THOUSAND ONE HUNDRED TWENTY SEVEN (6,127) SQUARE
METERS.
c) Transfer Certificate of Title No. 429868, situated in Tagumbao, Gerona, Tarlac, with
a total area of TWENTY ONE THOUSAND SIXTY NINE (21,069) SQUARE
METERS.
2. To sign any and all documents relative thereto;
3. And to generally do and perform all and every acts which may be requisite, necessary or
proper to carry out the above purposes.

HEREBY GIVING AND GRANTING unto said attorney-in-fact full power and authority
to do and perform every act and thing whatsoever requisite and necessary to be done in and
about the premises, as fully to all intents and purposes as we might or could do if personally
present, hereby ratifying and confirming all that our said attorney shall lawfully do or cause to be
done by virtue of these presents.
