GUARANTEES AND MAINTENANCE SERVICE

PART - 1 GENERAL

1.01 REQUIREMENTS INCLUDED

A. Guarantees
B. Service and maintenance
C. Compile specified services and maintenance contracts.
D. Compile specified guarantees, warrantees and bonds.
E. Co-execute submittals when so specified.
F. Review submittals to verify compliance with Contract Documents.
G. Submit to Engineer for review and transmittal to Client.

1.02 RELATED REQUIREMENTS

C. Each respective section of Specifications as applicable.
D. Guarantees required for Specific Products.

1.03 GUARANTEES, MAINTENANCE AND SERVICE

A. Guarantee
1. Materials and equipment shall be guaranteed to meet the specified performance
requirements and to be free of defects in materials and workmanship for a period
of time as specified in the individual work sections, after initial handover and
Client’s acceptance. There of deficiencies which show up and which are caused
by other than normal usage shall be remedied by the contractor to the complete
satisfaction of the Engineer, without cost to the Client.
2. The contractor’s attention is drawn to the fact that the warranty period for any
item will recommence in the event that warranty works are performed on or in
connection with that item.
3. If any defect appears to be a systematic defect, all equipment of the same make
shall be replaced by the contractor at his own cost.
4. The contractor shall immediately provides all necessary services at all hours to
overcome any emergency salivation during the warranty period.
B. Maintenance service
1. The contractor shall provide maintenance service for equipments and system to
meet the specified performance requirements and to be free of difeets for period
of one year from the date of preliminary handing over and as specified in the
individual work sections.
2. Provide maintenance schedule showing periodic site visit, system testing for the
Client’s approval.
3. Performs maintenance work without disturbance the hotel operations.

 4. Perform maintenance work using competent and qualified personnel under the
supervision and in the direct employ of the equipment manufacturer.
5. Maintenance service shall not be assigned or transformed to any agent or
subcontractor without prior written consent of the Client.

1.04 SUBMITTAL REQUIREMENTS

A. Assemble warrantees, bonds and service and maintenance contracts, executed by each
of the respective manufacturers, supplier, and subcontractors.
B. Number of original signed copies required: Two each.
C. Table of Contents: Neatly typed, in orderly sequence.
1. Product of work item.
2. Firm, with name of principal, address and telephone number.
3. Scope.
4. Date of beginning of guarantee, bond or service and maintenance contract. The
date of start of guarantees shall be the date of final handover of the works to the
Client.
5. Duration of guarantee, bond or service maintenance contract.
6. Provide information for Client’s personnel:
a. Proper procedure in case of failure.
b. Instances which might affect the validity of guarantee or bond.
7. Contractor, name of responsible principal, address and telephone number.

1.05 FORM OF SUBMITTALS

A. Prepare in duplicate packets.
B. Format:
1. Size A4 punch sheets for standard 4 - ring binder.
a. Fold larger sheets to fit into binders.
2. Cover: Identify each packet with typed or printed title “ GUARANTEE AND
BOND”.
a. Title of Project.
b. Name of Contractor.
C. Binders: Commercial quality, four-ring, with durable and cleanable plastic covers.

1.06 TIME OF SUBMITTAL

A. For equipment or component parts of equipment put into service during progress of
construction.
1. Submit documents 4 months prior to initial acceptance.
B. Update submittal within ten days after acceptance, listing date of acceptance as start of
guarantee period.

1.07 SUBMITTAL REQUIRED

A. Submit guarantees, type of bond / details to be provided, services and maintenance
contracts as specified in respective sections of Specifications:
