2. Answer four (4) questions only. Answer ALL questions from PART A, and two (2)
questions from PART B. Start each answer on a new page.

QUESTION 1

a) With examples, describe the following terminologies in building surveying work:

i) Building Pathology
ii) Building Diagnosis
iii) Building Prognosis
iv) Destructive Testing
v) Remedial work of building defect

b) Explain four (4) requirements to be considered in post construction stage.

QUESTION 2

With examples, evaluate three (3) major steps of Environmental Impact Assessment (EIA)
procedures adopted in Malaysia.

QUESTION 1

a) Discuss the detail of materials specification and workmanship for remedial works to the
following circumstances of building defects:

i) Defective concrete structure due to concrete spalling.


ii) Defective claddings due to acidic rainfall.
iii) Dislodgement of aluminium window hinges.
iv) Water stagnant at balcony due to rainfall and blockage of drain outlets.

b) Identify the preventive measures of any three (3) building defects as stated in Question 1
(a) above.
(15 marks)

QUESTION 2

A client plans to engage your consulting firm to conduct building condition survey to his double-
storey terrace house.

a) Assess the requirements of preliminary site survey for the property.

b) Determine the following information of a building condition report for the above property:

i. Property information
ii. Appointment letter
iii. Terms of reference
iv. Limitation of inspection
v. Finding and recommendation
(15 marks)

QUESTION 3

a) Conservation is described as the processes involved in retaining its cultural value. Most
importantly the assessment relies on the consideration of what is important to be
conserved.

i. With examples, illustrate the assessment factors that need to be recognised in


identifying a relevant site for conservation.

ii. Describe two (2) significances factors for conducting the above assessment.
(5 marks)

b) With reference to the Street, Drainage and Building Act 1974 (Act 133), interpret with
examples two (2) building control instruments imposed on the new mixed development
proposal adjacent to a city centre.
