EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH

SIMULTANEOUS SALE OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This Extrajudicial Settlement of Estate of Deceased Person with simultaneous Sale


over a Parcel of Land has been executed by and between:

THE FOLLOWING HEIRS of the LATE, __________________ TO WIT:


___________________, _____________________, _____________________, all of
legal age, married and single respectively, Filipinos and residents of ______________
herein referred to as the VENDORS;

-in favor of-

Spouses ________________, and __________________, both of legal age,


Filipino, and residents of ____________________ herein referred to as the VENDEE.

Witnesseth:

Whereas, the vendors are compulsory heirs of the late ___________________


who died intestate on ______________ at________________________;

Whereas, the decedent left an estate consisting of a parcel of land embraced and
covered by Tax Declaration No. 1445 containing an area of Seventy (70) square meters
situated at Guidangen, Pingad, Sabangan, Mountain Province which is more described as
follows:

North: Santiagi Killi-en South: Daniel Marcos


East: Mary Quela West: National Road

Whereas, the heirs voluntarily agreed to settle among themselves the said estate
extra judicially;

Whereas, the decedent left no debt/s at the time of his/her death.

BY WAY OF SIMULTANEOUS SALE

That for and in consideration of the sum of _________________ (Php 00, 000.
00) only, Philippine currency, in hand paid to the Vendors and acknowledged to have
received from the Vendee, to their full and final satisfaction and settlement, the Vendors
hereby voluntarily and freely sells, cedes, conveys and transfers, in an absolute manner as
they hereby sold, ceded, transferred and conveyed unto said Vendee, his heirs, assigns
and successor-in-interest all their rights, title, ownership and interest over a parcel of land
embraced and covered by Tax Declaration No. 1445 containing an area of Seventy (70)
square meters situated at Guidangen, Pingad, Sabangan, Mountain Province as described
above.

The Vendors hereby warrant that the particular subject parcel of land sold is free
from any charges and that they shall defend the Vendee against any claim of adverse
party and/or third person whatsoever;

The land subject of this Sale is not tenanted nor primarily devoted to rice and corn
production as of October 21, 1972. Further, the requirements of Article 1623 of the New
Civil Code have been complied with.

ACKNOWLEDGMENT

BEFORE ME, a Notary Public, for and in La Trinidad, Benguet, Philippines, this
personally appeared the above-named parties exhibiting to me their Valid Identifications
(IDs) with picture above their respective names and identified by me of their identities to be
the same persons who executed the foregoing instrument and acknowledged to me that they
have executed same under their free act and voluntary deed.

This instrument refers to an Extrajudicial Settlement of Estate with Simultaneous


Sale of a Registered Parcel of Land consisting of two (2) pages including this page in which
this acknowledgment is written, and has been signed thereof by the parties and their
instrumental witnesses and sealed with my Notarial seal.
