AEHEC FS Chapter 1 3
AEHEC FS Chapter 1 3
AEHEC FS Chapter 1 3
Chapter 1 consist of seven parts: (1) Background and Rationale, (2) Description of the Proposed
Project, (3) Objectives of the Study, (4) Project Proponent, (5) Proposed Name of the Project, (6)
Types of Business Organization, and (7) Location of the Project
The accommodation service industry is dynamic and constantly changing in line with developments
in the tourism sector. Hotels are quite complex businesses in combining reliable and intangible
products provided for customers. It requires an appropriate business strategy analysis to maximize
competitive advantage. Due to a variety of competitive advantages sources, the hotels can make their
position, in terms of both costs and differentiation, hard to imitate by the competitors.
During the last years, ecological consciousness is gaining more and more ground amongst people
around the world. Inquiry and implementation of environment-friendly solutions is now the challenge
to all aspects of human activity. The hospitality industry has recently joined this effort and so the
term “green hotels” has evolved. Apart from the ecological aspect and the goal of sustainable
development, the financial profit is more than worth it. Visiting a “green hotel” seems to be attractive
to guests as well. Tourists, defining themselves as “eco-tourists”, consciously select environment-
friendly hotels for their stay and are usually willing to spend more in order to receive eco-friendly
services.
In the context of the developing “green entrepreneurship” in the tourism sector, the idea was to
conduct a feasibility study for an upcoming “green hotel”, in order to document the possible
solutions and to identify the most feasible one.
Considering that no such concept exists in the area, the challenge is to design, construct and
implement it, using the most feasible scenario. The location was carefully selected considering
factors as accessibility, landscape, orientation, view, deviation and of course the existing competition
in the hospitality sector.
The selected plot of 5,500 ha is square-shaped, spacious enough to host the main building and the
auxiliary infrastructure, as well as the surrounding space for al fresco events and outdoor activities.
Akean Eco Hotel and Event Center, a three-storey mid-upper range hotel property provides an
intimate boutique hotel experience with the environmental benefits of sustainable practices. The
property includes 45 guestrooms, main administration building of ______sq. meters with the
reception, office, a restaurant and bar, coffeshop and amenities such as a small to mid-size
conference center with banquet facilities, meeting rooms, a freshwater infinity pool, lush gardens, hot
tub, fitness facility, a gift shop of local products, and possibly a small spa and fitness center, will
serve to attract a broad market base, including families, local and out of town patrons, as well as
business/corporate patrons on a year-round basis. An eco-hotel, Akean Eco Hotel and Event Center
will manage the property following guidelines for best practices of sustainability. Some of these
practices include the trio of reduce, reuse, recycle, the completion of eco-certification programs,
constructing the property to preserve trees, composting food scraps, donating to local charities, and
educating guests about preserving the environment.
Other key features in order for the hotel unit to be more attractive to potential visitors will be:
- Standard services: security, 24/7 room service, free parking
- Unique and state-of-the-art amenities and services: bioclimatic design & operations, botanical and
butterfly garden themed coffee shop and a choice to adopt a plant during their stay
- Added value services and activities include childcare center services, playhouse services, mini-
library, tour services and free bicycles provision.
1. Evaluate the market potential for the proposed hotel based on the analysis of the
market support for a lodging facility on the subject site.
2. To meet the locals’ desire of a local-friendly hotel that does not disturb the image of
Aklan, and help to preserve the cultural and environmental embodiment of Akeanon society.
3. To construct a hotel that meets the demand of local and international tourists to
appreciate Aklan and its culture, and to create sustainable employment and income for locals.
4. To build a financial asset for the owner of the property that is capable of generating
reasonable income. Thus, the hotel will contribute to the generation of income for local
businesses and Aklan’s overall economy.
The project proponents could be the project designer(s), developer(s) and/or investor(s), or other
parties working on behalf of the project.
The main market that the proposed hotel aims to capture are tourists with leisure purposes and
business customers. These tourists include individuals, couples, families and business sector who
seek new experiences and pursue relaxation, demands that Aklan is able to satisfy. The target
audience will be the newer generation of travelers who are adventurous and are not afraid to attempt
local services such as boutique hotels and guesthouses.
An ecological hotel is one that is fully integrated into the environment without damaging the
environment, contributing in some way to progress and improvement of the local community and
sustainable growth of the tourism industry.
The term has been used on a more regular basis and hotel owners become more interested in
protecting the areas their guests have come to visit. Ecolabels are labeling systems that show the
environmental impact of good and services within regions around the world.
Akean Eco-Hotel and Event Center operates as a sole proprietorship company that is characterized
by the combination of jobs, positions, management bodies which provide the fulfillment of the
strategic goals of the hotel company. The structure could be considered both vertically and
horizontally. Vertically, the organizational management structure reveals who is subordinated to
whom. In this sense it is characterized by the number of management levels: senior managers
(executives, e.g. general manager or CEO), middle-level managers (head of departments) and junior
managers (they directly manage the employees of non-management positions and include team
leaders, supervisors, etc.). Horizontally, the organizational structure is characterized by the nature of
work, type and number of units/ departments and number of employees in individual units.
Employees of the same departments perform similar specific tasks, which differ from those of the
employees of the other departments.
The selected is located approximately ___km away from the airport and _____km from the jetty port
and it takes about ___ minutes and ___minutes to get to the hotel by car. The best scenario in terms
of ecology, economy, development and efficiency is selected, considering all typical and bioclimatic
costs, revenues, existing legislation and possibilities of exploitation through time.
The hotel has 45 rooms and supported with a total of _____square feet of function space. This
amount of ballroom and meeting rooms will allow the Hotel to host events, conventions and
meetings.
Akean Eco-hotel and Event Center may serve to spur additional development in Kalibo, Aklan, such
as additional restaurants, entertainment venues, and tourism type industries, and contribute to an
overall revitalization of downtown Kalibo.
Chapter 2
MANAGEMENT AND ORGANIZATION FEASIBILITY
Organizational Structure
Used to establish the lines of authority, organizational structures are important tools that compliment
a hotel’s strategy. A probable organizational model for the eco-hotel and event center will include
functional departments for the owners, general manager, front office, housekeeping, food and
beverage, maintenance, human resources, accounting, and marketing. Within this structure, the
owners and management need to determine the degree of authority and independence that is exerted
over each department and each employee. Centralized decision making is when all decisions are
made at the top and passed down the line to employees. Advantages include tight control and fixed
accountability; disadvantages include lengthy response times, no encouragement of responsibility
among lower level employees, and discouragement of employees exercising any initiative. Whereas,
decentralized control gives managers and employees considerable decision making latitude in their
areas of responsibility. Advantages include new ideas and creative thinking, faster response times,
fewer layers of management, greater employee motivation and involvement, and employees to
exercising initiative; disadvantages include management’s lack of total control and the risk of
numerous bad decisions (Thompson Jr, Strickland III, & Gamble, 2010). Since Akean Eco-hotel and
Event Center employees represent a huge asset for the ecorhotel, a decentralized approach that
empowers staff members and managers would fit best with the believed strategy of the property.

MARKETING FEASIBILITY
Market Description
The economic vitality of the market area and neighborhood surrounding the subject property
is an important consideration in forecasting lodging demand and income potential. Economic and
demographic trends that reflect the amount of visitation provide a basis from which to project
lodging demand. The purpose of the market area analysis is to review available economic and
demographic data to determine whether the local market will undergo economic growth, stabilize, or
decline. In addition to predicting the direction of the economy, the rate of change must be quantified.
These trends are then correlated based on their propensity to reflect variations in lodging demand,
with the objective of forecasting the amount of growth or decline in visitation by individual market
segment (e.g., commercial, meeting and group, and leisure).
Hinugtan Beach
Just a short boat ride away from Boracay Island sits Hinugtan—an exclusive beach with powder-fine
white sand, towering coconut trees, and a spectacular mountain view. There are no fancy hotels but
there are nipa huts that you can rent for only PHP200.The marine life here is abundant making the
place perfect for snorkeling and even fishing. If you’re feeling adventurous, you can also try jumping
over jagged cliffs or hiking one of the nearby mountains.
Hacienda Maria
If you’re looking for something a little more adventurous, then try visiting Hacienda Maria—a newly
discovered eco-tourism destination located in Sitio Sapsapon, Brgy. Tigum, Buruanga, Aklan. In
order to reach the place, you’ll have to hike two kilometers up a steep mountain, and walk a few
more kilometers to tour the whole area. But trust us when we say the struggle is worth it because you
get to enjoy everything the place has to offer, starting with the waterfalls.
It doesn’t seem like it, but the deepest part of the waterfall’s base is actually over 10 feet deep, so it’s
pretty safe to jump from the rocks
Hacienda Maria has two caves where you can see various forms of the glittering stalactite and
stalagmite deposits inside. If you listen closely, you can even hear water kissing the stones, bringing
a feeling of peace and oneness with Earth.
The place also lets you experience a hot pot jacuzzi, where you’ll be asked to sit in a big metal bowl
filled with lukewarm water with assorted local limes and herbal leaves. A small fire is lit underneath
but don’t worry! You won’t be cooked to death. It’s perfectly safe—relaxing, even.
Jawili Falls
Another one of Aklan’s many waterfalls is the Jawili Falls, found at Brgy. Jawili in Tangalan, Aklan,
approximately 45 minutes away from Kalibo. This waterfall is definitely one of the most unique in
the country because of its natural pools cascading to form a gigantic limestone staircase. Spring
water pours from one basin to another, creating a series of seven mini waterfalls along its wake. And
believe it or not, the entrance fee here is only PHP5!
Ariel’s Point
Batason Point, or more commonly known now as Ariel’s Point, was featured in 2014 as Boracay’s
top tourist attraction. But what people don’t know is that it isn’t actually part of Boracay. This
famous diving spot is one of the tourist attractions that belongs to the town of Buruanga, which is a
completely different place.
The place has three different diving planks. The easiest one is the five-meter level, the other is eight
meters high, and the highest plank is a 15-meter dive. For those who are concerned about drowning,
you’ll be happy to know that the lifeguards are always ready to assist divers.
There are other activities too, like snorkeling and kayaking. The place also has a restaurant that
serves a BBQ lunch buffet and free-flowing drinks, creating a fun, party-like atmosphere.
INGUS-INGUS HILL, Buruanga
In Spanish time, it served as a lookout for approaching Moro pirates who used to maraud coastal
villages. Underneath the hill is a cave, which, according to folk tales, was used as an ambuscade of
English pirates, buccaneers, and other plunderers of Spanish galleons carrying precious cargoes.
AGTAWAGON HILL, Balete
Served as a camp and the last line of defense of Filipino soldiers and guerillas during World War II.
MUSEO IT AKEAN, Kalibo
A repository of antiques dug up in Aklan, which trace the province's rich cultural and historical past;
also houses famous works of arts.
TIGAYON HILL, Kalibo
A solitary mountain of solid rock amidst stretches of flat lands. One of the side is a shallow cave
with an arched entrance. Inside is an altar-like rock and two bench-like rock formations on its side.

segmented into the following distinct submarkets:
1. The Commercial Segment
The commercial segment consists of individuals who travel to a market to conduct business.
Not surprisingly, commercial demand tends to be heavy from Monday through Thursday,
congruent with the business hours of local firms, and fall sharply through the weekend.
Commercial demand is relatively constant throughout the year, although some declines are
noticeable in late December and other holiday periods.
The cornerstones of the commercial segment are individual business travellers and high-
volume corporate accounts

Price Analysis
Price experts argue that generally ecotourists are concerned on accommodation that are really
following ecotourism principles since the average rates are higher comparing to normal hotels, thus
they expect valuable experiences; nevertheless in many natural destination travellers chose mid-price
conventional accommodations due to a lack of mid-range ecolodges.
The pricing for our offerings was determined by evaluating competitor averages, costs of goods sold,
the initial investment of Akean Eco-Hotel and Event Center’s owner. Not only do these prices make
the Eco-hotel competitive with other offerings, but our expected sales at the following prices allow
Akean Eco-Hotel and Event Center to break even, recognize considerable profit, and return of
investment.
Launching a new business is not an easy task especially if you are launching a business/idea that is
not entirely new from what is obtainable in the location you intend launching it. So, part of the
strategy for entering the market is to leverage on pricing in gaining a good percentage of the
available market. Of course, the management will attract clients by offering quality lodging and
services at rock – bottom prices.
Although prices for lodging, foods, drinks and other related services will be lower than what is
obtainable in the industry, but it would not be so for a long time. As a matter of fact, Akean Eco-
Hotel and Event Center intends jacking up the prices gradually until it falls at par with what is
obtainable in the industry. We intend achieving this within a year of launching the business.
Akean Eco-Hotel and Event Center is aware that there are contracts for long – term lodging by
government, corporate organizations or big social organization; the management will ensure that they
abide by the bidding pricing template when theybid for such contracts.
Akean Eco-Hotel and Event Center will consider strategic approach and practices to market its
products and services. The following are the marketing practices that it should implement:
Specific and measurable marketing goals and time frames
Continued innovation to position itself as a unique hotel and event center in the
market
Optimize visibility by making itself known and felt in multiple ways through social
media avenues, paid advertisements, emails, videos, network with peers and business
organizations
Formalize, revisit and revise strategies on a regular basis in response to and in
anticipation of, changes in market demands.
Meet customer’s need through market research, one-on-one interactions and
customer feedback. Akean Eco-Hotel and Event Center will meet and exceed every
service expectation of its hotel and lounge services. Guests can expect quality
service and a total quality management (TQM) philosophy throughout all levels of
the staff.
Competitor’s Strategy
In evaluating the competitive landscape for Akean Eco-Hotel and Event Center, we searched for
“eco-friendly”, “sustainable”, “green practices, “organic”, “child-friendly” hotel and venues near
Kalibo, Aklan . Although all hotels and venues in the Kalibo metro area could be considered
competitors, a focused in on this particular segment due to the target market and niche offering. The
potential competitors were evaluated and divided into two classifications: direct competitors and
indirect competitors. Any venue that marketed as eco-friendly hotel was considered to be a direct
competitor. Proximity to Akean Eco-Hotel and Event Center offering similar services, facilities and
target markets are considered indirect competitors. There is no direct competitor identified in the
metro area. From the list of indirect competitors, 8 top competitors were identified. The top
competitors have the most similar services and offerings to Akean Eco-Hotel and Event Center. (See
Table 1 for the list of top competitors). Marketing strategies will be implemented, taking advantage
of precipitating events, fostering word-of-mouth recommendations, and creating satisfaction through
interacting with the future or present guests.
A marketing plan is a strategic roadmap that businesses use to organize, execute, and track their
marketing strategy over a given time period. It contains one or more marketing strategies. It is the
framework from which all of the marketing strategies are created, and helps connect each strategy
back to a larger marketing operation and business goal through the following ways:
- A thorough market survey and feasibility studies in order to be able to penetrate the available
market and become the preferred choice for residents, visitors and corporate organizations
- A well-designed target market description as the most likely customers/buyers.
- Positioning Strategy: For its guests, Akean Eco-Hotel and Event Center will be positioned as
a new, beautifully landscaped, nature-filled, unique atmosphere hotel with a bar lounge
service that fits a family "getaway" market niche
- Develop marketing strategies that will help us achieve our business goal of winning a larger
percentage of the available market in Aklan – Western Visayas
- A well-developed marketing budget with established marketing success metrics to determine
if the activity is generating sufficient return on investment (ROI)
A marketing plan can be adjusted at any point based on the results from the matrix. The management
should ensure that every platform has sufficient time to show results. Analyzing the results and
keeping up to date with new marketing trends is important in keeping the marketing plan up to date
and reaching the business goals.
The marketing plan is the living guide that management should tweak and change as the business and
market grow and change.
