EXTRA-JUDICIAL SETTLEMENT

OF ESTATE
KNOW ALL MEN BY THESE PRESENTS:

This EXTRA-JUDICIAL SETTLEMENT OF ESTATE, made and entered into

by and among the following persons/heirs:

MMM, of legal age, Filipino citizen, married, and a resident of Maselang,

Barangay 13, Batangas City, Batangas;

NNN, who is also of legal age, Filipino citizen, married, and with postal
address at Tinga Labac, Road 1, Batangas City, Batangas;

OOO, also of legal age, Filipino citizen, married and with residence at Phase
4, Block 140, Lot 18, Tierra Nevada Subdivision, Brgy. San Francisco, General
Trias City, Cavite; and

PPP, of legal age, Filipino citizen, married and residing at Tinga Labac,
Batangas City, Batangas;

(All of which are hereinafter jointly denoted as the “HEIRS” / “PARTIES” for
brevity)

WITNESSETH:

1. The deceased QQQ died intestate as a widow on December 1, 2019 at Gentri

Medical Center & Hospital, Brgy. Manggahan, General Trias City, Cavite, due to
Cardiogenic Shock and Acute Myocardial Infarction as the Antecedent Cause. A
copy of her Certificate of Death is hereto attached as Annex “A” and made an
integral part hereof.

2. That the heirs collectively believe based on the information and knowledge they
have that the decedent QQQ left no will nor any debts or any pecuniary
obligations at the time of her demise.

3. That the parents and husband of the above-named deceased pre-deceased her.

4. In view thereof, the sole surviving heirs and nearest of kin respectively of the
deceased are the PARTIES executing the foregoing instrument.

5. That the deceased at the time of her death left a certain two (2) parcels of
land/real property described hereunder, including the improvements which may
be found thereon, to wit:

a.) A parcel of land located at Maselang St., Poblacion 0013, Brgy. Sta. Clara,
Batangas City, Batangas, covered by the Transfer Certificate of Title
(TCT) No. T-66666 Registry of Deeds for Batangas City, Batangas and
with Tax Declaration No. 4444-77778 (Land) containing a Total Land
 Area of Two Hundred (200) square meters and more particularly described
as follows:

b.) A real estate (Lot) situated at Brgy. Tinga Labac, Batangas City, Batangas
covered by Transfer Certificate of Title (TCT) No. T-999999 of the
Registry of Deeds of Batangas City, Batangas and with a Total Land Area
of Three Hundred (300) square meters (sq.m.) The particulars of which
are delineated hereunder:

6. That it is for the best interest of the HEIRS/parties hereto to divide, partition
and adjudicate among themselves the estates left behind by the decedent.

7. That pursuant to the pertinent provisions of Section 1, Rule 74 of the Revised

Rules of Court of the Philippines, the HEIRS/parties hereto being all of
legal ages, with full civil capacities and with no legal impediment to contract,
hereby by these presents agree to divide and adjudicate as they hereby divide
and adjudicate among and unto themselves the real property described above, in
equal shares pro indiviso.

8. The HEIRS hereby affirm that they have executed this instrument voluntarily or
out of their own free will and without force, intimidation, violence against or
undue influence upon their persons.

9. That a copy of this Extra-Judicial Settlement shall be published once a week for
three (3) consecutive weeks in a newspaper of general circulation in the Republic
of the Philippines pursuant to the pertinent provisions of the Revised Rules of
Court of the Philippines.
