DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale of Parcel of Land is made and executed by:

YOLANDA D. GARCIA married to Hipolito Garcia Jr., of legal age, Filipino and
resident of San Luis, Aurora, hereinafter referred to as SELLER.

-IN FAVOR OF –

Spouses MANUEL H. DELOS SANTOS and SHIRLEY S. DELOS SANTOS, both


of legal age, Filipinos and residents Baler, Aurora hereinafter referred to as the BUYER.

WITNESSETH: THAT

WHEREAS, the SELLER is the registered owner of a parcel of land under Katibayan ng
Orihinal na Titulo Blg. P-10801 and identified as Lot No. 10081-F of the approved subdivision
plan in Csd-03-015192, more particularly described as follows:

“Beginning at a point marked “1” of Lot No. 10081-F., Csd-03-015192, being S. 82-
00 W., 3105.98 m. from BLLM No. 1. Cad. 956-D, thence;

S. 51-47 W., 42.77 m. to point 2;


N. 53-04 W., 30.00 m. to point 3;
N. 51-48 E., 40.00 m. to point 4;
S. 58-03 E., 30.82 m. to point of
beginning.
Containing an area of ONE THOUSAND TWO HUNDRED (1,200) SQUARE METERS.
All points are marked on the ground by P.S. Cyl. Conc. Mons. 15x60 cms.
Bounded on the SE., along line 1-2 by Lot 10081-E, Csd-03-015192; on the SW.,
along line 2-3 by Road; on the NW., along line 3-4 by Road; on the NE., along line 4-1 by Lot
10081-G, Csd-03-015192.

WHEREAS, the SELLER, has agreed to sell the above-described parcel of land and the
improvements thereon to the BUYER who has agreed to buy the same subject to the terms and
condition stated below:

NOW THEREFORE, for and in consideration of the foregoing premises and of the mutual
covenants, stipulations and condition herein contained, the parties have agreed as follows:

1. That for and in consideration of the sum of THREE HUNDRED FIFTY-FOUR


THOUSAND PESOS (Php354,000.00), Philippine Currency, receipt of which is hereby
acknowledged by the SELLER from the BUYER and by these present the SELLER has
SOLD, TRANSFERRED and CONVEYED unto the said BUYER, their heirs, assigns
and successors-in-interest, and in a manner absolute and irrevocable thereon, free from all
liens and encumbrances whatsoever.

2. That the SELLER warrants that if has a legal rights over the said parcel of land it will
defend the same against any claim of any person whatsoever, and it will have executed
and deliver such deeds and documents necessary to the transfer of the title to the
BUYER.

IN WITNESS WHEREOF, the parties hereto have hereunto set their hands on this _____day of
