1. Introduction
1.1 Background
Jodhpur is the second largest city after Jaipur in the Indian state of Rajasthan and officially
the second metropolitan city of the state. Tourism has been one of the biggest revenue
generators for the state for a long time. The state government is now focusing on creation
of a pleasant environment for domestic and foreign tourists along with new centres of
global attraction by way of organizing fairs, festivals, corporate levels events, meetings,
celebrations and other such graceful events. With presence of various factors of heritage
tourism like art, folk culture, tradition and history, Rajasthan is a choice of all international
and domestic travellers. Jodhpur development authority, has taken the development of the
Rajmata Vijya Raje Scindia International Convention Centre & Habitat Centre through
Public Private Partnership (PPP module) i.e., on Design, Finance, Built, Operate and
transfer (DFBOT) basis. A land of 38.5 bighas (15.4423 Acre) has been allotted in the
vicinity of Vivek Vihar Yojna for the project.

1.2 Project Description


The JDA and project consultant has been conceptualized to meet the international standards
and aims to become the most preferred destination for Meetings, Incentives, Conferences,
and Exhibitions (MICE). Accordingly, the JDA has been conceptualized with a view to
host major conventions, international / national trade exhibitions and entertainment events,
local and regional trade fairs, conferences, meetings, cultural performances, etc.
Convention center and Habitat center with 3600 Inbuilt capacity and 300 rooms capacity 5
Star Hotel, with all world class Infrastructure facilities. Creating Jodhpur City as a National
Landmark and a Global Benchmark by creating a complimenting ecosystem for Business
and Tourism to co-exist and enhance the Cities Potential by augmenting Sustainable Eco

Tourism Opportunities, creating Urban Public Spaces to improve the social Lifestyle and
cultural offerings to experience the City and subsequently improve employment
opportunities and Business Potential of the City.

1.3 Intent for choosing the topic


With the course of time, the demand of MICE industry has been increased in India. MICE
(business) tourism is a perfect way of combining business with pleasure. Business events
are an important high yielding sector of tourism industry and MICE sector plays an
important role in economic development through direct business and employment
opportunities. This provides an opportunity for understanding the architecture which
governs the systems of the business.

1.4 Validity of the project


Need of International Convention Centre in Jodhpur. Convention centres, by design, are
intended to serve as economic development tools for local communities. They are not
intended to operate as stand-alone profit centers, rather, through modest upfront and
ongoing public investment, paid mostly through taxes visitors pay, their mission is to
support local businesses and traded sector industries. Although, there is an increased focus
in many states on the MICE sector as an engine of growth for the business tourism sector.
The availability of a number of options across all the cities connected through international
airports is line with the demand. Rajasthan has the prospects to develop into a unique
conference destination as it offers cultural and heritage sites, the exotic and mystical
location, excellent facilities of desert and adventure holidays which can be as pre- and post-
conference tours. Jodhpur with its positioning as Gateway to Desert tours and Rajasthan
thus can act as common destination with connectivity options to major locations across the
state.

1.5 Validity of the Site

The Site falls in the planning jurisdiction of Jodhpur


Development Authority (JDA), Land admeasuring
38.5 bigha (15.4423 Acre) (62500 sq.mtr). Located at
Vivek Vihar Yojna Scheme in Sector: B Plot A+B.

As per the Land Use the activities permissible at the site are as below:
▪ Land Uses: (MICE)Convention center, Habitat center, Public plaza, Business parks & offices,
Hospitality & health care, Retail & Entertainment with residential and commercial use in and
around Vivek Vihar yojana.
▪ Open Spaces & Parks
▪ Traffic & Transportation
As per the master plan Maximum permissible Floor Area Ratio (FAR) under JDA land zone
for Vivek Vihar Yojana is 2.00 and Ground coverage is 50%. As per preliminary studies carried
out the permissible height at the site is 45 meters.

Plot A Convention Center = 25 Bighas (10.213 Acres)
Plot B Habitat Center = 13.0 Bighas (5.20 Acres)

Ground Coverage = 45%
Permissible Height = 45 meter

1.5 Aim & Objective

1.5.1 Aim
Aim is to design a Convention center and a Hotel which resonates with the architecture of the
city and reflects the essence of the rich culture. A fusion Depicting Vibrant lifestyle and
Heritage Culture.

1.5.2 Objectives
• Design a Convention center for a capacity of 3600.
• A Habitat center & Museum of Art & Craft
• 5-star Hotel with 300 bedrooms.
• Designing the complex without heritage visual compromise.

1.6 Scope & Limitations


The site is divided into 2 plots one which is Plot A is designated for the Convention center and
Hotel and Plot B is for the Habitat Center. The detailing in the design process will be limited
to Plot A which consists Convention Center and a 5 Star Hotel.
