1. Introduction
1.1 Background
Jodhpur is the second largest city after Jaipur in the Indian state of Rajasthan and officially
the second metropolitan city of the state. Tourism has been one of the biggest revenue
generators for the state for a long time. The state government is now focusing on creation
of a pleasant environment for domestic and foreign tourists along with new centres of
global attraction by way of organizing fairs, festivals, corporate levels events, meetings,
celebrations and other such graceful events. With presence of various factors of heritage
tourism like art, folk culture, tradition and history, Rajasthan is a choice of all international
and domestic travellers. Jodhpur development authority, has taken the development of the
Rajmata Vijya Raje Scindia International Convention Centre & Habitat Centre through
Public Private Partnership (PPP module) i.e., on Design, Finance, Built, Operate and
transfer (DFBOT) basis. A land of 38.5 bighas (15.4423 Acre) has been allotted in the
vicinity of Vivek Vihar Yojna for the project.

Tourism Opportunities, creating Urban Public Spaces to improve the social Lifestyle and
cultural offerings to experience the City and subsequently improve employment
opportunities and Business Potential of the City.

As per the Land Use the activities permissible at the site are as below:
▪ Land Uses: (MICE)Convention center, Habitat center, Public plaza, Business parks & offices,
Hospitality & health care, Retail & Entertainment with residential and commercial use in and
around Vivek Vihar yojana.
▪ Open Spaces & Parks
▪ Traffic & Transportation
As per the master plan Maximum permissible Floor Area Ratio (FAR) under JDA land zone
for Vivek Vihar Yojana is 2.00 and Ground coverage is 50%. As per preliminary studies carried
out the permissible height at the site is 45 meters.

1.5.1 Aim
Aim is to design a Convention center and a Hotel which resonates with the architecture of the
city and reflects the essence of the rich culture. A fusion Depicting Vibrant lifestyle and
Heritage Culture.

• A Habitat center & Museum of Art & Craft
• 5-star Hotel with 300 bedrooms.
• Designing the complex without heritage visual compromise.
