1.0 Project Overview


 Introduction
The proposed ………………………. includes the Construction and Maintenance of
----------------------------------------. The scope of works comprises all Civil and Architectural
work, Electrical Works, Water Supply & Drainage Works, Fire Fighting Systems and all
services works complete including permanent power connections to the utility networks all
as per drawing and specifications.

The structural shell of the community centers and Guard room's is projected to complete by
3 months. Internal Finishing works will be overlapped with structural works and is projected
to be completed by 8 to 9 months.

The Project completion duration is 9 months based on Proposed Program.

2.0 Construction Methodology / Sequence of Work


 Earth Works
 Preparation and Site Exploration Works
 Prior to commence, securing Site Boundary Demarcation Certificate, NOC's
and other necessary papers in compliance to the ------------------- regulations.
Copies will be given to the Engineer.
 Site hoarding works will be done accordingly including cleaning and clearing
of the site area. Any existing structure/services found on or underground will
be dealt properly in compliance with the regulations of the concerned
municipal agencies.

 Excavation and Backfilling Works


 Excavation works apart from Infrastructure works contractor required will be
carried out based on the required depth. Unsuitable materials for will be
disposed outside the site.
 Only suitable material will be used for backfilling works if required. Leveling
and proper compaction will be done based on the required compaction.

 Structural Works
 Preparation Works
 Works, Site layout drawings and other related items handed over by the
Infrastructure Subcontractor, will be taken over by ---------

 Survey Setting-Out
 All survey works will be carried out using fixed control points located at site.
 Using GPS survey setting out is another option in order to minimize the
errors.
 All horizontal & vertical members will be provided with coordinate points and
level on concrete slabs & columns/walls, respectively.

 Subgrade Preparation prior to receive Blinding Concrete


 Excavation and leveling works will be done to reach the required datum
particularly in the lift pit area.
 Backfilling will be done as deemed necessary with the suitable and approved
filling materials in order to achieve the required level.
 Excavation, backfilling and leveling works will commence respectively and
simultaneously as the work progresses.
 Compaction will proceed as necessary to achieve the required field tests.
 Anti-Termite treatment and protection to keep the area undisturbed will be
carried out prior to receive blinding concrete.
 Blinding works shall be done accordingly and, in the manner, required in the
Project Specification.

 Preparation Works prior to receive Water Proofing Materials & Screed


 All the relative works will be carried out based on the Construction Layout.
 Water Proofing Works will commence accordingly as per the approved shop
drawings and in the manner stated in the manufacturer's instruction and
method statement. Works shall be in accordance to the Project
Specifications.
 Protection board and screed shall be provided for vertical and horizontal
waterproofing works, respectively, to ensure protection of the waterproofing
membrane.

 Fabrication and Installation of Horizontal and Vertical Member Steel


Reinforcement
 Fabrication works such as cutting & bending of steel reinforcement will be
done by the approved manufacturer/supplier based on the approved shop
drawings.
 Foundation Steel Installation works will be carried out based on the Zoning
and Construction Joint Layout, respectively, considering the required lapping,
shear reinforcement and related items necessary for the next trade.
 Columns, Walls & Stairs Starter bars shall be accurately located and installed
based on the approved shop drawings and coordinate points set at site.
 Steel installation works other than the foundation reinforcement works shall
be carried out to ensure acceptable workmanship, such as concrete
scabbling, setting out coordinates and levels, cleaning, etc.
 The same works shall be carried out in accordance with the approved shop
drawings, Project Specification, structural drawing and general notes,
accordingly, such as bar sizes, quantity, spacing, arrangement, concrete
cover, lapping and considering other related items necessary for the next
trade.

 Fabrication and Installation of Horizontal & Vertical Member Shuttering Works


 Fabrication works will be done according on the approved shop drawings.
Preparation works such as application of form oil shall be done before
closing.
 Prior to shuttering works, MEP conduits, box out, and other requirement
shall be properly installed according to the approved shop drawings.
 Columns, Upstand, Walls & Core Wall Shuttering Works shall be properly
fixed and supported to provide squareness and plumbness before and after
concreting works. Casting level shall be provided to accurately maintain the
required level of concreting.
 Slab, Beams & other horizontal member forms and tables shall be carried out
properly, such as level & elevation, proppings, shoring jacks and braces and
as per the shutter supplier's instruction.

 Casting of Concrete
 Based on the approved design mixes for particular members, pouring shall be
done properly to achieve acceptable concrete surface.

 Finished surfaces varies accordingly with the required next trade of work.

 Mobile Pumpcretes:
 As the Building height is less than 10m, mobile pumpcretes will be used.

 Architectural Works
 Finishing Works :
 Block Works:
 Block works will commence accordingly. Lay out, bedding, jointing and other
required accessories/reinforcement will be carried out as per the approved
shop drawings and project specification and methodology.
 Blocks will be tested as required to monitor and to verify compliance with the
project specification and standards.
 Box out for MEP requirements will be provided as per the approved shop
drawing. Final closure around service openings will be carried out after
completion of MEP works.

 Plastering Works
 Plastering works will be started accordingly after appropriate setting of blocks.
 Plastering will be carried out in stages such as base and finish coats, as
required for the next trade.

 External Plaster Works, Curtain Walls and Aluminum works


 External Plaster and Curtain Wall works will commence accordingly based on
the construction program in consideration with the project duration. All
works will be supplied & installed by Specialist Sub-Contractor or its proper
supervision.
 Aluminum works in particular shall be based on the approved Architectural
Drawing, Designs and Specifications.

 Other Architectural Finishes such as porcelain, ceramic, paint, gypsum ceilings


 Other Architectural Finishes such as paint, tiling works, and ceiling will be
carried out properly based on the approved Architectural Drawing and
Specifications.

 MEP Works
 MEP works and all related materials will be supplied and installed based on
the approved MEP Drawings and Specification. MEP subcontractor approval
shall be taken from the Engineer.
 All substructure works will be carried out accordingly and shall be done in the
manner that will not affect the other trades in their work areas prior to
casting of concrete for the foundation.
 MEP embedment shall be carried out carefully to ensure proper location and
points for MEP fixtures and accessories.

3.0 Project Resources & Plans


 Manpower Requirements
 Logistic / Temporary Plant & Equipment
 Logistic Area (Steel & Shutter Fabrication Area)
 A designated area will be provided for steel and form works at ground level as
shown in the attached logistic plan.

 Toilets/Rest Area
 Temporary toilets and rest area will be provided for workers

 Generators, Temporary Power & Lighting & Water Supply


 Enough generators and water will be supplied for the project to meet the
requirements as the works proceed.

 Temporary Access & Egress (Scaffolding)


 Temporary access/egress will be provided wherever required by competent
personals.
 The above mentioned facilities will be tagged/certified by a competent
person.

 Temporary waste bins


 Temporary waste bins will be provided for the sites in order to disposed off
the waste materials.

 Loading Platforms

 Safety Nets
 Safety nets will be provided just below the concrete structural works in order
to avoid any accident which may occur due to falling materials from work
areas above.

4.0 QA/QC Requirements


 Project checklist to be completed to ensure that standards, specifications and criteria
are followed and implemented.
 Work Inspection Request (WIR) shall be raised at different stages of works.
 Sampling, Testing & Monitoring of quality matters will be done accordingly as per the
project specification.

5.0 HSE Requirements


5.1 General
 All involved personnel should go through the project safety induction program;
No one is allowed to report to the project till the induction is complete.
 Smoking is NOT ALLOWED in the site out of the designated areas, ask your
superior about locations.

 Alcohol, Drugs, Explosives, Weapons and any illegal substances are not ALLOWED
in any ARP project; deviations will result delivering to local authorities.
 Personal Protective Equipment (PPE) shall be used in accordance with Material or
Chemical Safety Data Sheets. However, the minimum PPE shall be worn at all
times by all site staff in accordance to Dubai Municipality Health & Safety
Construction Codes of Practice.
 All power tools have to be inspected and tagged with the colour code of the
month.
 Operatives using Jack Hammers would only be allowed to use it if they are
trained by a competent trainer and at the required intervals due to Hand Arm
Vibration Syndrome (HAVS).
 Adequate wetting and or cleaning of the area will be carried out regularly in
order to suppress dust from site activity and suitable dusk mask shall be used.
 Area has to be clear of water prior to use any power tools.
 Waste or left over concrete shall be placed into a skip for waste management.
 All activities involving moving plant shall be controlled by a nominated banks
man.
 All plant & equipment should be checked for an up to date certification. In
addition, a visual inspection will be done by a competent person before use.
Certification for the plant will be confirmed and filed.
 Quarantine procedures are to be followed to ensure that defective or suspect
equipment, which has been withdrawn from service, does not get back into
service without the prior inspection and approval from a competent person.

5.2 Safety Information


Safety information shall be passed to those who are carrying out works by: -

 The Site Engineer / Foreman, who will instruct all operatives on safety
measures to be taken before the commencement of the job every day.
 The Safety Officer, who will inform all site personnel involved in the
operations about the potential risks / hazards and control measures to be
taken.

A site activity is to stop immediately should any of the Supervisors on site


signals that an activity is being carried out dangerously. The operatives are
cautioned on the activity that is deemed to be dangerous and steps taken to
rectify the dangerous act before proceeding.

5.3 Toolbox Talks & Safety Procedures


 The Site Safety officer has regular toolbox talks on a weekly basis on the
safety procedures to be followed on site and in accordance to the Main
Contractor’s site safety plan.

5.4 Personal Protection Equipment:


The following minimum personal protection equipment should be used at site:

 Ear Protectors
 Safety foot wear
 High Visibility Jacket
5.5 Handrails/Edge Protection;
 Handrails will be provided wherever required in order to proceed with
works safely.
 Slab edge will be protected by using handrails and toe boards.
