AGREEMENT TO RENEW LEASE

This Agreement executed this 8th day of January, 2020 at Angeles City by and between:

GRACE CHOY, Filipino, of legal age, with address at _____________________________________________,

herein referred to as the “Lessor”.

IAN DOWNES, Filipino, of legal age with address at ______________________________________________,

herein referred to as the “Lessee”.

WHEREAS by a Lease Contract, the Lessee leased from the Lessor a residential house located
at________________________________________ for a term of _________ year commencing on ______________ and
ending on __________.

AND WHEREAS the Lessor has agreed to provide the Lessee with an option to renew the Term for a
further term of __________ year(s) starting on __________________ and ending on __________________ under
the terms herein set forth;

NOW THEREFORE in consideration of the mutual covenants and agreements herein contained and
for other good and valuable consideration (the receipt of of which is hereby acknowledged), the
parties hereto agree as follows:

1. The Lessee shall make an advance payment to the Lessor in the amount of
_______________________ covering the period of March 2020 to August 2020.

2. The terms and conditions of the Lease during the Renewal Term shall be the same as in
the Term except as to rental which shall be agreed to between the Lessor and the
Lessee.

3. This agreement expresses the entire agreement between the parties concerning the
subject matter hereof and supersedes all previous agreements, whether written or oral.

IN WITNESS WHEREOF the parties hereto have executed this Agreement as of the date first above
written.
