User Analysis in Pre-Design Phase
1. Who are your users? How many persons will your project cater to? Describe your users. Ex. Age group,
Activities they are looking for in a Resort.
CHILDREN (12 YRS. OLD AND BELOW)
2. Identify the activities that other Resort Developments offer to the public/users.
In metropolitan zones, recreation, entertainment, hotels, shopping centers, conference halls, sports activities and
enormous scope of attractions were joined in mixed-use resort developments. Such resort developments are present
in the city in which clients prefer for its accessibility, specifically minutes away from home, and a place for staycation
and long-weekend activities. Currently, there are numerous mixed-user resort developments that is offered in Manila.
According to tripadvisor.com, the top three best value mixed-use resort developments in the Metro are Sofitel
Philippines Plaza Manila, ranking the first, Diamond Hotel Philippines which is the second, and ranking the third is
New Coast Hotel Manila.
1. Sofitel Philippines Manila
The Sofitel Philippines Manila is a notable 5-star luxury resort, famous for its magnificent contrast of the
captivating dusks and the shining waters of Manila Bay, it attracts local and international travelers because of its
particular brand of accommodation and he French joie de vivre reflected in its administration ceremonies. Nestled
nearby to the Cultural Center of the Philippines, Sofitel Philippines Manila possesses a site between the city beat and
the reviving serenity of the bay. It stands 15 minutes from the local and international airports and around 30 minutes
from Makati City, the center of business, shopping and entertainment. Furthermore, it is also renowned for the Spiral,
Asia Pacific Region’s most interactive restaurant highlighting 21 ateliers of the world's best cuisine. Other than Spiral,
Sofitel Philippine Plaza likewise has different restaurant and bars including Le Bar, a bistro, patisserie and library in

Since the proposed project is a Mountain Farm Resort, the activities provided will include nature-inclined
activities that promotes peace and serenity for the users.

5. Create a year-round activity for your Resort to make it feasible. June – Kayak competition, explain why you
need these activities and why is it on that specific Month.
January – New Year’s Activity – Bonfire Night
Since January is the start of the year, it is often celebrated with various annual celebrations such as
bonfires and fireworks. This Bonfire Night will be a celebration of the new year wherein the people will be
gathered in a large open space to fire the flames safely. The guests will mingle, enjoy their food, and have
fun with the additional activities within that night.
February – Biking Competition
The Biking Competition will be held in February because there is less precipitation within this time,
therefore the biking competition will be smooth running and without hindrances.
March – Camp Night
Camp Night is an activity wherein guests can camp outside their hotels and build a tent in which they
can eat, relax, and just enjoy the nature as their past time. It is an activity during the month of March
because of the weather condition which is the dry season. The customers can freely relax outside without
thinking of the bad weather condition.
April – Poolside Movie Night
The Poolside Movie Night is a cinema setting but instead of a theater place, it will be at the pool
place. In which while the guests are swimming, they can also watch movies to add entertainment for their
night. This is in the month of April because this month is a high temperature month ranging from 28 °C to 30
°C and it is the month with the least average rainfall throughout the year.
May – Kayak Competition
The Kayak Competition will be held on the month of May because it is the peak season wherein
many customers will visit, there will probably be a large crowd watching for the competitors of the game.
June – Swimming Competition and Water Activities
On the month of June, the Swimming Competition is its highlight to encourage more customers
during the summer season.
July – Food Fest
The Food Fest is a festival wherein food is the main theme. In this month, the resort will offer
cuisines and dishes that the ingredients are freshly picked from its Farm. It is placed during this month
because the month of July is commonly known as “Nutrition Month”, uplifting people to health and fitness.
August – Indoor Sports Competition (Table Tennis, Darts, Billiards)
On August, Indoor Sports Competition such as Table Tennis, Darts and Billiards Competition will be
held. August is a rainy season, so it is the time to promote the indoor activities of the resort for the customers
to know that there are still more amenities within the area.
September – Farm & Wildlife Encounter
The Farm & Wildlife Encounter is an event wherein guests are allowed to go to the farms and wildlife
areas of the resort, they can harvest fruits and explore the whole venue. This is held during September
because this month is the harvesting season.
October – Poolside Concert
Because October is an off-season, a Poolside Concert with the famous artists will definitely attract
visitors to come. It is a night of fest and singing within the resort.
November – Stargazing Night
Stargazing Night is an event wherein customers watch the skies at night. This will be held during
November because this month has a longer night compared to the others.
December – Lantern Parade
In December, the event will be the Lantern Parade, which is the highlight of all the events of the
year. This Lantern Parade, as the name implies, will parade lanterns that are locally made and with
connection to the resort. It will be a grand event to celebrate the success of the resort throughout the whole
year. It will also be a year-end celebration for the staff and guests of the resort.
6. When will be the peak season and off season?
It is important to understand the weather situation to know the peak season and off-season in a
certain region. Since the planned project is situated in a region with a wide area in central Luzon, especially
in Zambales, the environment depends on the city being visited. The season in Zambales follows the
seasonality of the rest of the country, with a rainy and dry season.
The most preferred time to go on vacation in San Antonio, Zambales is during the dry season,
months of November to May due to its lesser precipitation and the calm sun. However, the month of
December may be densely crowded due to the holidays. The next months of January to February goes for
the coolest months which additionally implies a chilly island weather with lesser sunrays.
April and May are the summer peak seasons, as these months are the hottest months of the year,
which likewise mean enormous and crowded groups in the area because this is the time of vacation for
students as well as timely family vacations. While the off season is the rainy season which if from the month
of August until October, it is commonly the off season because of its weather condition specifically its higher
chance of rain. However, rates are ideally lower, and groups are slender with much spacious are of the
resort during this time.
7. How will your Resort adjust for Peak Season and Off Season?
Seasonality is the main reason why resorts and other businesses have peak season and off season.
It may be because of the weather conditions, events, holidays, economic status, and travel propensities.
Nonetheless my resort can adjust for the peak season and off season by having and implementing these
following strategies:
1. Implement seasonal or progressive pricing
Seasonal or progressive pricing includes setting special promotional rates depending on the season.
On the peak season, rates should have premium pricing while on off-season, the rates should be lower
and with promos. As the name recommends, the costs go here and there relying upon the interest of a
specific season.
4. Organize events
There will be a year-round activity such as events, competition and fests that will attract people so
that even within off-season, customers can still be encouraged to go to the resort.
1. Site Planning – site planning for a resort is the first step towards the development of the project. In-depth
analysis and research of the geography, site conditions and all elements present within the site is
required. Natural resources such as lakes, beaches and mountains are very essential as it plays a major
role in the design.
2. Site Location – a good location is one of the most important factors in drawing the business to attract the
clients. It is subsequently to be remembered for projects that includes business as it is a vital part of the
project. As it is a mountain farm resort, a good geographical location must also be as it will greatly affect
the atmosphere of the project.
3. Contextual Elements – the design must reverberate with the setting of the site along with the social and
economic elements. The contextual elements such as customs and traditions of the place must also be
considered for the typology of the resort and the facilities that it will serve.
4. Aesthetic Appeal – a resort ought to have a peaceful and pleasant environment for people to relax and
enjoy. The aesthetics of the building as well as its surrounding environment has a tremendous effect on
its success. The resort design also relies on the landscape design as it is compelling to establish an
environment and ambience in and around the site. It additionally helps in creating spaces of atmosphere
and adds greenery that is generally absent in the cityscapes. Green zones in and around the structure
help to tie inside and outside.
5. Accessibility – an area in which there are more than one way approach for evacuation and emergency
purposes. Different entry and exit points should also be considered, furthermore, easy mobility for the
customers. It should always be convenient for everyone even with persons with disabilities.
6. Positive and Negative Impact to the Environment – one of the most important considerations in
designing a resort is its impact to the environment, the design should create a community that will not
cause negative impacts to the existing natural resources.
7. Climatic Conditions – the climatic conditions are fundamental in planning and building a project in
various locations to in line the design with the area's climate and likely minimize its potential negative
impacts, therefore upgrading the environment possibilities.
8. Sun Path – planning a structure in mind of the sun can help diminish both warming and cooling loads.
Utilizing daylight when it is required and avoiding its force when it is not are the two important tasks in
building design as it will have an implication on the façade concept and the orientation of the building.
9. Noise and Pollution – noise control and other pollution (air, water etc.) is an important area to consider
as it impacts the health and well-being of the occupants. It has profound effects on the design of the
project as the resort is supposed to be a peaceful and relaxing community.
10. IATF Guidelines – the effect of the pandemic also has its profound impact on the resort. The
government’s guidelines in designing a resort must be considered in promoting a clean and healthy
environment.
9. How will you plan your resort with consideration to the post pandemic approach?
In consideration with the post pandemic approach, there are several strategies and plans that will be
implemented inside the resort premises in accordance with the IATF guidelines and health protocols of the city,
these are:
1. Requirement of a negative result for PCR or swab testing before entering the resort
2. All other linens sanitized in high temperature wash
3. Face masks expected of visitors in public areas
4. Face masks needed for workers in public areas
5. Floors labelled for social distance
6. Hand sanitizer accessible to visitors and employees.
7. High-traffic areas routinely sanitized
8. Workers wanted to wash their hands frequently
9. Daily temperature tests for workers
10. Toiletries individually wrapped
