Procedures!

This Self-Learning Module was collaboratively designed, developed and

Officer-in-Charge Schools Division Superintendent, Ma. Evalou Concepcion A.
Agustin, in partnership with the City Government of Pasig through its mayor,
Honorable Victor Ma. Regis N. Sotto. The writers utilized the standards set by the K
to 12 Curriculum using the Most Essential Learning Competencies (MELC) in
developing this instructional resource.

This learning material hopes to engage the learners in guided and independent
learning activities at their own pace and time. Further, this also aims to help learners
acquire the needed 21st century skills especially the 5 Cs, namely: Communication,
Collaboration, Creativity, Critical Thinking, and Character while taking into

LESSON

Introduction

The electrical maintenance involves the fault diagnosis, routine servicing,


and repair of electrical components of the electrical wirings and electronics circuits.
Electricity is a necessary and useful part of our daily lives, however, safety
precautions should not be taken for granted. It is important to know how dangerous
electricity can be, but special attention to poor maintenance on electrical systems
can lead to electrical failure in equipment, or worse, fires should be noted. Although
it may seem insignificant, basic electrical maintenance can go a long way in
preventing electrical fires or electrical surges which can damage property.

Proper Procedure in Checking Wirings and Circuits Using Specified Testing


Procedures

Types of electrical maintenance

1. Preventive Maintenance- catches and fix problems before these will happen. It
is carried out in the form of regular inspections, usually occurring multiple times
per year. In inspecting a system or a piece of technology, check all signs of wear,
tear or eminent breakdown. The damage parts should be replaced immediately.
The primary benefit of preventive maintenance is that it can eliminate unplanned
shutdown to know the problems before it happened.

2. Condition-Based Maintenance- this is considered to be more advanced


alternative to preventive maintenance. Rather than being inspected according to
a schedule, machines and systems are carefully observed for changes that could
indicate upcoming failure. The technicians observe the system running and
identify factors that may affect the functioning such as temperature, vibration
speed, power, the presence or absence of moisture, and more.
3. Predictive Maintenance- it is a specific type of condition-based maintenance in
which systems are observed via sensor devices. These devices are attached to
components of the system and feed constant, real-time data to software. The
software then interprets this data and warns maintenance technicians of
approaching danger. This is considered as the most advanced and intensive type
of maintenance which uses a lot of data to interpret and a sensor that needs to
be regularly maintained and checked.

4. Corrective Maintenance-these are the problems that are discovered while


working on another work order. There are issues that are caught ‘just in time’.
Just like a scheduled maintenance check or fixing another problem, a
maintenance technician notices that a pipe system is not working as it is.
Corrective maintenance is scheduled for a future date where the problem is
repaired or replaced. It reduces emergency repairs and increases employee
safety.

5. Predetermined Maintenance- this uses rules and suggestions created by the


original manufacturer rather than the maintenance team. The suggestions are
based on experiments and gathered data. Statistics and guidelines are provided
by the manufacturer during the equipment purchased and will include data
providing the average lifespan of both the entire system and its various parts.
The manufacturer is the one that will tell how often parts should be inspected,
serviced and replaced. This may risk system failures as technicians are unable
to anticipate problems that may happen. It increases the cause in repairing due
to multi-family maintenance teams to replace parts. In addition, it does not
guarantee that a system won’t break down since the program is based on
statistics and not the actual state of the equipment.

Tips to ensure the electrical systems are performing:


a. Always keep the electrical panels free from excessive dust and dirt.
b. Avoid storing items within three feet of electrical panels.
c. Always keep panels dry and free from potential sources of water.
d. Wipe down the panels with lint-free rags and solvents as needed.
e. Minimize the heat build-up in rooms with electrical panels.
f. Inspecting the panels for any signs of corrosion, loose wires/breakers, and signs
of excess heat.

Reasons to conduct periodic electrical maintenance:


1. It tests the reliability and proper functioning of installed electrical equipment.
2. There will be protective measures for safety.
3. It takes care of defects that may be dangerous.
4. This protects against damage to property by fire.
5. This may be a requirement for securing compensation from the insurance
company in case of property damage due to fire.
6. Many fires and properties are lost due to electrocution.
7. Economic losses brought about by fires contributed to reduced productivity and
therefore affects the economy of the country

Four key action items of preventive maintenance


1. Inspection- is a necessary part that aids organizations in two ways. First,
it ensures that equipment is safe to use. Regular inspections help prevent
workplace injuries and provide increased liability protection. Second, this
protects property. This ensures that equipment is functioning as the
manufacturer intended.

2. Detection- this ends up costing significant money because it detects the


problems early while the problems are relatively easy and inexpensive to fix.

3. Correction-it takes a proactive approach towards equipment care and corrects


issues before they occur. If the problem is detected, promptly address the problem
before it worsens or shuts down operations.

4. Prevention-combine inspection records and maintenance notes to learn from


past mistakes and correct repeated issues with equipment. Prevention of asset
failure reduces stress and increases productivity.

Ten Reasons to Perform Electrical Preventive Maintenance


1. Avoid electrical short circuits that cause fires. When wires are overloaded with
current, wires are exposed and load imbalances. This can cause excessive heat
buildup, arcing or explosions.
2. Identify loose connections. This can cause power fluctuations to devices, devices
to operate and uneven load distribution between wires.

3. Identify components running hot or not according to specifications. The


transformers, motors, bearings and wires almost always run hot before they fail.
Predictive maintenance technologies such as infrared thermography, vibration
analysis and laser alignment tools as well as general maintenance such as
regularly scheduled lubrication can avoid asset failure.

4. Identify the unusual smells, noises, dust build up, or discoloration. Melting
insulation, stressed motors, corrosion through dust and so on make a physical
inspection a requirement for electrical components. Electrical
troubleshooting should be performed using a systematic approach.

5. Check all the emergency lighting, signage and power indicator displays. Many
electrical disasters occur when the safety monitoring equipment itself is faulty.

6. Extend the useful lifecycle of an asset. The poor maintained assets require more
energy to do the same amount of work. This leads to excessive wear and tear and
a shortening of the assets useful lifecycle.
7. Avoid unplanned downtime. This can shut down production, result in emergency
labor costs and unnecessary capital asset replacement. Without proper electrical
training, all of these significantly impact the profits of the organization.

8. Less the equipment loss. Consistent electrical preventive maintenance will reduce
the amount of equipment that needs to be replaced early before the result of
electrical problems.

9. Energy savings. Optimal energy efficiency will occur when equipment is


functioning within design parameters and is well maintained.
10. Safety and Liability. The most important reason of all is safety. Avoiding
serious injuries or death is worth every spent on prevention.

Benefits of electrical preventive maintenance


1. It improves facility and technicians safety this provides the assurance that
protective devices will function safely and clears fault conditions.
2. This provides higher level of reliability and dependability it reduces the system
failure and risk of the equipments.
3. It strengthens the operational learning and training of electrical system.
4. This enables the equipment and system to operate at its peak.
5. This assists the diagnostic and troubleshooting.
6. It controls the equipment repair and replacement expenses.
