VIRTUAL OFFICE AGREEMENT

This Virtual Office Agreement (“Agreement”) is entered into by and between Osome Pte. Ltd. of 68
Circular Road, #02-01, Singapore 049422 (hereinafter called “Osome”) and Austin Amigo Associate
Pte. Ltd. (Registration No. 202026176M) of 68 Circular Road, #02-01, Singapore 049422 (hereinafter
called “Client”) as of 28 August 2020.

WHEREAS IT IS HEREBY AGREED AND DECLARED AS FOLLOWS: -

1. Osome agrees to let and the Client agrees of the lease of the virtual office space in the premises
known as 68 Circular Road, #02-01, Singapore 049422.

2. This Agreement will be for an “Initial Term” of twelve (12) months from the 28 August 2020 to 27
August 2021.

3. The charges shall be Singapore Dollars Two Hundred and Forty only (S$240) per annum.

IN WITNESS WHEREOF the parties hereof have hereto set their hands the day and year first above
