TENANCY AGREEMENT

Date: 11.3.2021
Address: 86, Per Keda, 08700 Jeniang, Kedah.
Commencement Date: 11.3.2021 Expiry Date: 10.3.2022
Tenure: 1 Year Rent Rate: RM600 per month
Deposits: i) Rental: RM1200 ii) Utilities (electricity and water supply): RM420

TERMS:
1. This Tenancy Agreement is signed between the "Tenant(s)" 1) LIM ZI LIN (IC: 971019-02-5104), 2) LOH
SYEN JIE (IC: 970925-09-5054) 3) TEA AN QI (IC: 970923-26-5080) and the landlord TEOH SEE TONG (IC:
720211-02-5511).

2. Rental payment shall be made by 1st of every month, or shall not be later than 7th of the actual month.

3. If the rent or any part thereof shall remain unpaid for SEVEN (7) days it shall then be lawful for the
landlord to re-enter and take possession of the room and the tenant(s) has to vacate the room within
THREE (3) days, reimburse the landlord of any damage caused to the Premises and/or room and forfeit all
deposits. The tenant[s) shall be responsible for all legal fees incurred by the landlord to enforce this clause.

4. The landlord reserves the right to terminate the tenancy (with full refund of the deposits), if tenant(s)
found to misbehave, violating the house rules, and THREE (3 months consecutive late rental payments.

5. Strictly no early termination of this agreement (prior to the expiry of tenure). Failing which, all deposits
and/or booking fee shall be forfeited as penalty.

6. Upon expiry of this agreement, tenant(s) shall inform the landlord whether to extend the stay or
vacating by the end of the tenure, by way of SMS or WhatsApp at least TWO (2) months in advance.
Meanwhile, upon expiry of this agreement, the landlord has the right to terminate this agreement by way
of SMS or WhatsApp at least Two (2) months in advance. If the tenant wish to continue to stay after the
end of the tenure, all the term and condition will still be valid as stated in the Tenancy Agreement and the
tenant must still need to inform the landlord by way of SMS or WhatsApp at least TWO (2) MONTHS IN
ADVANCE before moving out.

7. The deposits are non-transferable and shall be returned free of interest to the tenant(s) within THIRTY
(30) days from the expiry of the agreement and upon vacation of the room, provided that the room and all
furniture and fittings are in good condition with safe return of the keys.

8. Tenant(s) are allowed to drill or add hooks or nails on the walls neatly with permission from the landlord.

9. Utility bills (Basic Electricity and Water) of the premise shall be charged according to the meters.

10. Maintenance of the premise shall be borne by the landlord. However, if the damage is made by the
tenant(s), inclusive of the furniture and equipment prepared in the premise, the said party (ies) shall bear
the cost of repair and/or replacement.

12. The landlord has the authority to enter the premise as well as room, in the case of emergency or to
initiate repairs upon giving tenant(s) notice in advance by way of SMS or WhatsApp.

13. Tenant(s) shall be aware and agree to the House Rules attached.

14. Tenant(s) who lose their keys will be penalized RM50 for replacement.
15. In the case of existence of technical complications, all technical requests made will be attended
depending on the availability of the technician.

16. Rooms rented under the landlord are only for residential purposes and is strictly not for sublet purpose.
Upon violation of this clause, the landlord reserves the rights to take appropriate action upon the
tenant(s).
