SPECIAL POWER OF A TTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, SUZETTE U. LALONG-ISIP, of legal age, Filipino, widow and a resident of Marangas,

Bataraza, Palawan, do hereby NAME, APPOINT and CONSTITUTE, WINNIE S. PEPITO, of legal
age, Filipino, married and a resident of Brgy. San Manuel, Puerto Princesa City, Palawan, to be
my true and lawful Attorney-In-Fact for me and in my place and stead, to perform and execute
the following acts and things to wit:

1. To MANAGE and ADMINISTER a certain parcel of land identified as Lot 22, Ccs-04-
002598 situated at Culandanum, Bataraza, Palawan, covered by Katibayan ng Orihinal
na Titulo Blg. CARP2014001884, containing an area of THIRTY THOUSAND (30,000)
SQUARE METERS;
2. To SELL, TRANSFER and CONVEY said property for a price and terms my attorney in
fact deems satisfactory, to whomsoever would buy or purchase said land;
3. To MORTGAGE said land with improvements for any loan as a security for such loan
and authorize to mortgage to sell the same;
4. To SIGN, for and in our behalf the appropriate document pertaining to the execution of
the Deed of Absolute Sale or mortgage;
5. To RECEIVE in full or in part the proceeds of the sale or loan and encash any check
proceeds of such sale or loan with any bank;
6. To PROCESS any documents in regarding the issuance to the office of the BIR, Register
of Deeds and other offices;
7. To PERFORM such acts as maybe necessary and required in the execution and the
accomplishment of the powers.
8. This instrument shall take effect in case of default in relation to the mortgage of the
subject parcel of land;

HEREBY GIVING AND GRANTING unto said attorney-in-fact full power and authority to
whatsoever requisite or necessary or proper to be done in about the premises as fully to all
intents and purposes as I might or could lawfully do if personally present, with power of
substitution and revocation, and hereby, under ratifying and confirming all that my said
attorney-in-fact or her substitute shall lawfully do or cause to be done under and by virtue of
these presents.
