Foreword

In late November 2020, we relocated to Normandy Farms Estates, an ACTS retirement


community in Blue Bell, PA. The ACTS community is located on land that was originally
owned by the Strassburger family.
I am connected to the Strassburger family through the marriage of Reuben Y. Strassburger to
my 4th cousin five times removed, Elizabeth Z. Schwenk. Reuben is the grandfather of Ralph B.
Strassburger, my 6th cousin three times removed.
As I researched the Strassburger family, I discovered that the land on which our new ACTS
home is built was once owned by Ralph Strassburger, my distant cousin. My reaseach includes
the origins of the Strassburger estate that grew from 108 acres in 1913 to 1,500 acres by
1941.
The eBook summarizes my research and includes a genealogy report, Descendants of Johann
Ulrich Strassburger, of the Strassburger family that spans eight generations. I also included a
history of the Strassburger property beginning with the original owner who purchased the
land in 1730.
In the following chapters, I summarize my research for each Strassburger generation
beginning with Johann Ulrich Strassburger and the direct line to Ralph B. Strassburger, the
original owner of Normandy Farm, and his son, Johann Andreas Peter.
For each generation, I identify the Strassburger by a number that corresponds to the
Strassburger Genealogy report. For example, Johann Ulrich Strassburger is identified as
number “1” in the report. His son, Johann Andreas Strasburger, Sr., is listed as number “2.”
His son, number “13,” is John Andrew Strassburger, II.
Chapter 9 summarizes the history of the property on which the Strassburger estate was built.
It spans the years from 1730 to 2003. Chapter 10 is the year 2000 Normandy Farm site plan.
Chapter 11 outlines the origins of the ACTS community, Normandy Farms Estates.
For all calculations regarding the current value of past dollars, I used the online calculator,
"CPI Infaltion Calculator."

Chapter 1
Johann Ulrich Strassburger

1. Jonann Ulrich Strassburger was born about 1690 on the west bank of the Rhine River in the
village of Oberheimbach, about nine miles northwest of Bingen. It is believed that earlier
ancestors came from Strasbourg, the capital of Alsace-Lorraine.
The village is a winegrowing center. Its first documentary mention was in 1220 when the
Fürstenberg Castle was built by the Elector of Cologne. See the next page for a history and
photo of the Fürstenberg Castle.

Below is a photo of Oberheimbach. Its population in 2019 was 824 and its total area was 3.24
square miles (see map on page 6).

On 26 February 1715, Johann married Maria Elizabeth Flucken. She bore seven children and
died in 1737. Johann married on 11 February 1738 his second wife, Anna Maria Hebel. Anna
and Johann had two daughters
The first child on Johann and his first wife, Maria Elizabeth, was Johann Andreas, born 19
January 1716.

Fürstenberg Castle

The Fürstenberg Castle resides along the Rhine River in Oberheimbach, a picturesque setting
overlooking vineyards and river below. It was built by Archbishop of Cologne, Engelbert I, in
1219 to protect his property. Nearly 25 years later in 1243, the castle came into possession of
Wittelsbach Count Palatines as a fief of the archdiocese of Cologne. Besides serving as
protection for surrounding lands, it was used to levy tolls on boats traveling along the Rhine.

The 17th century proved turbulent for the Fürstenberg Castle as it was besieged by Spaniards
in 1620 and during the Thirty Years' War by the Swedes in 1632. However, it was ultimately
destroyed by the French during the Palatine War of Succession, which lasted from 1688 to
1690. For more than three centuries thereafter, the castle has steadily deteriorated to its
current ruinous state. It is privately owned and not open to the public.
Since 2003, Oberheimbach has been part of the Rhein Gorge UNESCO World Heritage Site.

There are over 40 castles along the Rhine River, some of which are now luxurious hotels,
restaurants and museums. As my wife and I sailed down the Rhine on a river cruise in 1998
we passed many of them. I must confess, however, that I do not recall seeing the Fürstenberg
Castle.

Chapter 2

Johann Andreas Strassburger, Sr.

2. Johann Andreas Strassburger, Sr. was born in Ober Ingelheim, Germany on 19 January 1716. He
was the first child of Johann Ulrich and Maria Elizabeth (nee Fucken) Strassburger.
Ingelheim am Rhein lies in the north of Rhein Hessen on the so-called Rhein Knee, about eight miles
northeast of Bingen. The Rhein forms the town's northern limit. Southwards, the town stretches into
the valley of the river Selz. Below is a 2009 photo of Ingelheim. Today's population is about 30,000.

As noted in Chapter 1, Johann Andreas's father was from the village of Oberheimbach. The village
lies on the Rhein River about nine miles northwest of Bingen. Ingelheim also lies on the Rhine River.
It is located about eight miles northeast of Bingen. Ingelheim was once part of the Hess provience
(see map note on the next page).
The map shows the location of these two towns (they are underlined). My wife and I were on a
Rhein River cruise and sailed past both of these towns. We also passed the Furstenberg Castle ruins
(see history and photo of the castle in Chapter 1). Our curise ship stopped overnight at the village of
Rudesheim that lies on the Rhein River about midway between Oberheimbach and Ihgelheim.
Rudesheim is also a wineproducing center. After dinner, we walked into the vineyards located above
Rudesheim to view the town and the river. It was a beautiful June evening! And we heard singing
emanating from the winegarden in the Winzerkeller Restaurant & Cafe. As we walked back to town,
we passed the winegarden and snapped a photo that appears afer the map. Following that photo is a
2018 photo of the restaurant I found on line.

John Andrew Strassburger, II

13. John Andrew (aka Johann Andreas) Strassburger, II was a son of Johann Andreas
Strassburger and Catherine Rosina Kulp. He was born on 24 October 1754 in Ingelheim,
Germany and at age 27, he married Eva (Jaeger) Yeager, daughter of Johannes Yeager and
Eve Elizabeth Schneider (or Snyder). He immigrated to America in 1769.
John and Eva were married 45 years and had seven children, five daughters and two sons.
One of the sons, John Andrew, III was born on 3 October 1796. The other son, John, was
born nine years earlier on 14 February 1787. Both were born in Upper Milford Township,
Lehigh County, PA.
John Andrew, Jr. died 27 April 1825. He was 71 and died in Upper Milford Township,
Lehigh County, PA. His is buried at Old Zionsville United Church of Christ Cemetery,
Zionsville, Lehigh County, PA. John’s wife, Eva, died 10 years later on 16 July 1835 in
Montgomery County, PA at the age of 81. She is also buried at Old Zionsville UCC
Cemetery.
The Find A Grave website has a photo of John’s tombstone that was added by Kenneth
Schaeffer. The inscription: Married 45 years, two sons and five daughters.

John Andrew Strassburger III

21. John Andrew Strassburger III was born in Upper Milford Township, Lehigh County, PA on
3 October 1796. On 15 September 1818 at the age of 22 he married Catherine Stout,
daughter of Henry Hartzell Stout and Elizabeth Kern. Catherine was born on 5 November
1799 in Hilltown Township, Bucks County, PA.
Catherine and John had seven sons and six daughters. All were born in Bucks County, PA.
Three years after the birth of her 13th child, Catherine died on 7 October 1838 in Chester
County, PA at age 39. She is buried at Tohickon Cemetery, Bedminster Township, Bucks
County, PA.
In 1839, John married his second wife, Anna Stover (Stouffer). She was born on 18 July 1791.
They had no children.
John died on 2 May 1860 at age 64 in Perkasie, Bucks County, PA. He is buried at Christ
Reformed Church of Indian Creek Cemetery, Telford, Montgomery County, PA. His photo was
added to the Find A Grave website by Tom Myers.

Some genealogy records listed John’s title as “Reverend.” I have not been able to identify when
and where he studied for the ministry or when he was ordained. His brother, Nero, is also
listed as “Reverend” in the genealogical records. It is also recorded that Nero officiated at his
brother’s, Henry’s, marriage to Margaret Rae Graeff. I found no record of Nero’s ordination.
John Andrew's first daughter, Louisanna, born on 24 November 1820, married Elias Hartzell,
son of Andrew Hartzell and Anna Margaret Fosbenner. I am connected to the Hartzell family
line. My great-aunt’s (Carrie Trumbore’s) mother-in-law was Sophia Hartzell who is
descended from Hans Heinrich Hartzell of Switzerland.
Louisanna’s sister, Mary, married Jessie Dietz Hartzell. Jesse’s great-grandfather was Hans
Ulrich Hartzell from Germany. Jesse’s grandmother was Elizabeth Gerhart, daughter of
Abraham S. Gerhart. Abraham’s 5th great aunt, Christiania Hunsberger, was the daughter of
Isaac Hunsberger. Isaac was the 5th great-grandfather of Anna Mae Trumbore, my maternal
grandmother.
Elizabeth, the second daughter, married Aaron F. Shelly. My great-grandfather, John Boyer,
married Dianna Wolf, whose mother was Catharine Shelly. Since I have not been able to
asertain Catherine’s direct ancestors, I do not know if Catharine Shelly and Aaron F. Shelly
were connected.
The fourth child of John and Catherine was Reuben Y. Strassburger. He was born in what was
then Bridgetown, now Perkasie, Bucks County, PA, on 1 October 1823. He is the grandfather
of Ralph B. Strassburger, owner of Normandy Farm.

Chapter 5

Reuben Y. Strassburger

49. Reuben Y. Strassburger was the fourth child of Rev. John Andrew and Catherine (nee Stout)
Strassburger. Reuben was born on 1 October 1823 in Bridgetown (known as Perkasie today), Bucks
County, PA. He married Elizabeth Ziegler Schwenk in Schwenksville, Montgomery Count, PA on 21
January 1847. He was 24 years old and Elizabeth was 26. They had seven children, four daughters
and three sons.
Reuben was accidentally killed by falling from a rail car in his own warehouse. He was crushed
under the wheels of the moving train. He was 49 years of age when he died in 1872. His estate at
the time of his death amounted to $27,673.63. Today, the estate would amount to $590,000 as
determined by the CPI Infaltion Calculator.
Reuben is buried at Christ Reformed Church of Indian Creek Cemetery, Telford, Montgomery County
PA. A photo of his tombstone is posted on the Find A Grave website.

Elizabeth (nee Schwenk) Strassburger, wife of Reuben, was the daughter of Jacob Schwenk and
Magdalena Ziegler. Elizabeth was my 4th cousin five times removed. Her 3rd great-grandfather
was Johann Daniel Schwenk, born about 1665 in Germany. He was my 7th great-grandfather.

Johann’s son Peter had a daughter, Elizabeth, who married Daniel Dubbs, my 5th great-grandfather.
Daniel had a son, Johann Jacob, whose son Jesse had a son Aaron Dubbs who married Emma Rebecca
Dubbs, my great-grandmother. Emma married Oswin Huber and their daughter, Ellen (aka Ella)
Dubbs Huber, married Charles Gretzinger, my grandfather.

Reuben’s wife, Elizabeth, survived him by 35 years. She died on 15 October 1907 and is buried at
Riverside Cemetery, Norristown, Montgomery County, PA. A photo of of her tombstone follows
below.

Chapter 6

Jacob Andrew Strassburger

100. Jacob Andrew Strassburger was the only surviving son of Reuben Y. and Elizabeth Z.
Strassburger. He was born on 15 October 1849 in Hilltown Township, Bucks County, PA. He
married the daughter of Ephraim K. Beaver and Lucy Ann Solliday, Mary Jane Beaver. She was born
on 16 January 1856 in Center Point (now Worchester), Montgomery County, PA. They were
married by Reverend J. H. A. Bomberger on 15 December 1850 in Trappe, Montgomery County, PA.
Jacob and Mary had a daughter, Elisabeth, and two sons Ralph and Perry. Elisabeth had much
promise in a future career as a singer. In October 1900, she was accompanied by her mother and
youngest brother, Perry, to Paris, France where she was studying under Koenig.* Her studies would
complete in April 1902.
On 11 January 1902 in Paris, Elisabeth Strassburger died undergoing an operation for appendicitis.
Her remains were brought home by her mother on the ship “St. Paul.” She is buried at Riverside
Cemetery, Norristown, Montgomery County, PA. She was 20 years of age.

Jacob died at the age of 59 on 30 March 1908 in Norristown, Montgomery County, PA. He is buried
at Riverside Cemetery in Norristown. His wife, Mary Jane, died five years later on 7 July 1913 in
Chestnut Hill Hospital, Philadelphia, PA. She is also buried at Riverside Cemetery.

Their son, Ralph Beaver Strassburger purchased Normandy Farm. His life and career are dscusssed
in Chapter 7.

Ralph Beaver Strassburger

168. Ralph Beaver Strassburger was born on 26 March 1883 in Norristown, Montgomery County,
PA. He was baptized in First Presbyterian Church of Norristown, by Rev. Thomas R. Beeber on 9
September 1883. From 1901 to 1905, he attended the US Naval Academy, Annapolis, MD. In 1902,
he scored all the points in the Army-Navy football game at Franklin Field, Philadelphia, PA
(unfortunately, Navy lost by a score of 8 to 22). After graduation from the Naval Academy, he was
promoted to Ensign in 1907 on US Battleship Connecticut.
At age 28 he married May Miller Bourne, daughter of Frederick Gilbert Bourne and Emma Sparks
Keeler. Her father, Frederick, was president of the Singer Sewing Machine Company. Ralph and
May were married on 11 May 1911 at St. John Divine, West Wickman, County Kent, England. For
his wedding gift, Frederick gave the couple $4 million. In 2021, that gift would be $110 million.
They had two children, both sons. Only one, Johann Andreas Peter-aka Peter, survived to adulthood.
He died unmarried.
Ralph Strassburger was a prominent business man and had a keen interest in farming and
agriculture. In 1913, he purchased 108 acres of farm property in Gwynedd Valley, Montgomery
County, PA. He named the property after Normandy, France, where he honeymooned with his new
wife. The farm had over 30 houses and barns, one of the latter being 214 feet in length. It was
devoted chiefly to the raising of thoroughbreds and hunting horses.

He also held numerous properties in France (including an estate in Deauville), which influenced
many of the design and architectural characteristics seen on the farm. As noted, Ralph Strassburger
originally used the farm to breed thoroughbred horses. He later added Ayrshire* cattle and build the
three silos, which remain as distinctive features of the property, to feed what grew to a herd of 300
Ayrshire cattle. He also constructed the huge white stucco walls, which still border on two sides of
the property today. The Strassburgers eventually grew the farm to 1,500 acres by 1941.

In 1913, Ralph served in the diplomatic service, appointed by President Taft as Counsel General &
Secretary of Legation to Romania, Bulgaria and Servia. Following that, he was Second Secretary at
the Embassy in Tokyo, Japan.

Ralph Strassburger was also in the newspaper business. He acquired the Norristown Herald in 1921
and the Norristown Times in 1922. In 1923, he consolidated the two papers and the “Norristown
Times Herald” was born.

*Ayrshire, a breed of dairy cattle from Ayrshire in southwest Scotland. The adult Ayrshire cow
weighs from 990 to 1325 pounds. Ayrshires typically have red and white markings; the red can
range from a shade of orange to a dark brown. The breed is characterized by high quality, longevity,
ease of management and overall good health

On 6 June 1922, Ralph Strassburger applied for a passport renewal. He planned to visit Europe with
his wife, May Bourne Strassburger, and their son, Johann Andreas Peter Strassburger, age 5. The
application listed the following countries to visit for health reasons: France, Switzerland, Austria,
Germany, Belgium, Italy and the British Isles. The length of the visit was recorded as six months. His
occupation was “Newspaper Publisher.”

This application also recorded that he lived in St. Jean-Cap Ferrat, France from 19 May 1914 to 25
July 1914 and from 28 October 1920 to 28 March 1921. According to the Provence Tourist Guide,
“Saint-Jean Cap Ferrat is an exceptional site and one of the loveliest places on the Mediterranean
coast. The peninsula is situated next to Nice and extends out to Cap Ferrat. Its tranquility and warm
climate make it a favorite holiday destination amongst European Aristocracy and international
millionaires.” Cap Ferrat was named in 2012 as the second most expensive residential location in the
world after Monaco.

Always active and influential in Republican politics, Mr. Strassburger has been prominent as an
ardent party supporter and follower of the regular Republican State organization. In 1914, he was a
candidate for the United States House of Representatives in the Republican primaries. He was
defeated by Honorable Henry W. Watson by a slight majority.
Ten years later he was a candidate for the Montgomery County “Delegate-at-Large." His political
handout appears below.

By 1941, Normandy Farm had grown to 1,500 acres, extending from Whitpain Township into Lower
Gwynedd Township. Mr. Strassburger's financial success, however, was diminished when in 1947
he was indicted for failing to pay $12,000* in income taxes. Today, that would amount to
$140,000.

After fleeing Normandy Farm for his estate in Deauville, France, the extensive dairy herd of 300
Ayrshire cattle was sold at auction** in 1951. Ralph remained in France and never returned to
America.

While in France in 1952, Mr. Strassburger went to the American Consulate to apply for a temporary
immigration card (visa) to visit Brazil. A copy of that application follows on the next page. It is
dated 8 February 1952. His photograph is on the visa card; he was 69 years of age.

According to the application file, the visa was to visit Rio de Janeiro

Seven years later while living in Paris, France, Mr. Strassburger died on 26 February 1959 at age 75.
A report of death is on the next page. He was cremated and the ashes were placed in the American
Church, Paris.

Mrs. Strassburger, May, returned to America where she died on 29 January 1975 in Norristown
Hospital. She was 94 years old and is buried at Montgomery County Cemetery, Norristown,
Montgomery County, PA. May's only surviving son, Peter, is discussed in Chapter 8. This chapter
describes his connection to the farm, his father's holdings in France and the disposition of the estate
after his mother's death in 1975 and his death in 1993.

Chapter 8
Johann Andreas Peter Strassburger

221. Johann Andreas Peter (aka Peter) Strassburger was born on 3 January 1913. When he was four
years old, his father purchased for $800 the vacant Franklinville School* that was on his property.
This one-room school was built in 1858 and used until 1916. His parents renovated the school
building, and thought it might serve as a school for Peter.
After the death of his father, in 1957, the school had fallen into disrepair. Peter and his mother likely
lacked the resources and time to devote to the school. When his mother, May, died in 1975, her son
Peter was left with all of the properties and holdings. He began selling off property associated with
Normandy Farm estate as well properties in Europe. He sold property as a source of income and his
only occupation was hands-off management of the Norristown Times Herald.
In 1983, the Franklinville School was in dilapidated condition and concerned, historic preservation
minded, citizens of Whitpain Township began to be worried about the fate of the historic school.
They formed the Historical Society of Whitpain* that same year. The Historical Society of Whitpain
began fixing up the property and gained ownership in 1997.
One of the properties Peter disposed of was the “Villa du Coteau” located in Deauville, Normandy,
France**. It was built by Henri de Rothschild between 1907 and 1912. In 1924 Ralph B.
Strassburger purchased the property and it became known as the Villa Strassburger. Completing
renovations in 1948, Ralph and his wife redecorated the house. It was badly damaged by the
Germans during World War II occupation. With about thirty servants (including eight gardeners
and six cooks), the villa was maintained all year round, in case the family came unexpectedly, which
never happened
After his fathers death in 1957, his mother returned to America but continued to come to the Villa
until her death in 1975. Peter donated the villa and all its contents to the Town of Deauville in 1980.
One of the parcels of 30 acres Peter sold from the estate was to the Adult Communities Total Services
(ACTS), Inc. in 1982. This parcel became part of the ACTS retirement community, Normandy Farms
Estates. Peter continued to sell property from the estate until his death on 20 April 1993. At the time
of his death, the estate was reduced to 73 acres.***
Peter is buried at the Montgomery County Cemetery, Norristown, Montgomery County, PA.

Peter’s Will*, dated 11 December 1991, bequeathed his estate to the daughters of his 1st cousin,
Suzanne (other sources have the given name as Susanne) Strassburger Anderson. The two married
daughters were Veronica Anderson MacDonald and Valerie Anderson Readman. The Will appointed
Edward F. Kane, Esq, as Executor to be paid a fee of 5% of the gross estate. A copy of the will follows
on the next page.
Three days after the death of Peter Strassburger, the Montgomery County Register of Wills sent a
letter to Peter's estate executor, Edward F. Kane, Esq., advising him to administer the Will. Mr. Kane
sent a letter to the heirs of the estate. A Certification of Notice was issued on 4 August 1993 advising
the Register of Wills that the heirs were notified.
An inventory of the estate was completed on 19 January 1994. It included 73-acres of land,
10-structures** and household furnishings. The Register of Wills Case 1993-X1236, Docket Entry
26, recorded on 1 February 1996 the initial estimated taxable assets were $44,350,125 and the
Federal inheritance tax due, Docket 27, was $6,652,518.75. The State inheritance tax due was
$189,076.94 (Dockets 17, 18, 19 and 20).
As noted earlier, the 73-acre parcel was sold by the heirs to Vesterra Corporation. The main
household furnishings and art works were sold at auction netting the heirs about $2 million. ***
Veronica and Valerie donated a number of items from the estate to the Philadelphia Museum of Art.
In 2004, they donated a pair of marriage portraits featuring Thomas Penn and his wife, Lady Juliana
Fermor Penn.
Lady Juliana and Thomas Penn, a son of William Penn, were married in London in 1751. When they
married, she was 22 and Thomas was 49 years of age. They had eight children, four lived to
adulthood.
In 1752, Thomas (1702-1775) and Lady Juliana (1729-1801) sat for their portraits that were
painted by English artist, Arthur Devis (1712-1787). The museum noted that, "Thomas stands near a
window that is open to a landscape, perhaps hinting at the vast lands he controlled as proprietor of
Pennsylvania from 1746 to 1775" and "Lady Juliana is depicted in an interior room that may
represent the family home."
The portraits are currently (March 2021) on display at the Philadelphia Art Museum (Gallery 374).

History of Normandy Farm

Jacob Levering (property owner, 1730 - 1793)


The history of the property on which the barn and surrounding farm complex stands dates back to
the early 18th century. In 1730, the farm in Whitpain Township of 68 acres was purchased by Jacob
Levering. Jacob was the son of Gerhard Levering (1650-1731) who was born in Gemen, Westphalia,
Prussia (now Germany). Gerhard immigrated to America where his four sons (Abraham, Henry,
Jacob and Daniel) and a daughter, Magdalena, were born.

Henry, Jacob’s brother, had a grandson, Daniel, who was named in Jacob’s Will to receive the farm
in Whitpain. Daniel’s daughter, Catherine Levering, and her husband Jacob Heist, inherited the
Whitpain farm (see the last page of this chapter for a portion of Jacob’s Will and his connection to
Catherine).

Catherine Levering Heist (property owner circa1830-1872)


Around 1834, Jacob and Catherine Heist built the “Franklin House,” a tavern that offered food and
lodging to travelers on the newly constructed road between Norristown and Doylestown. That
historic tavern is believed to form the core of what became the main house, which sits at the corner
of what is now Route 202 and Morris Road.

One year after Catherine died, her children sold the property and its then 82-acres for $13,000 to
William Singerly. In 2021, the purchase price would amount to $283,000 as calculated by the CPI
Inflation Calculator.

William Singerly (property owner 1873 - 1898)


The land did not become recognized as an influential farm until after 1873, when Mr. William
Singerly, a prominent business man from Philadelphia, bought the property. At 68 acres, the land
was used by Mr. Singerly as his country retreat. In 1875, Mr. Singerly built the immense barn, which
still stands today and remains one of the most recognizable structures in the area. At 214 feet long,
44 feet wide and two stories in height, the barn remains one of the largest on the east coast.

The property eventually became known as “The Record Farm,” after The Philadelphia Record
newspaper, which Mr. Singerly purchased in 1877. After numerous acquisitions of land, the farm
eventually grew to 825 acres and was soon home to high-breed cattle, sheep and horses. Mr.
Singerly also built several of the smaller structures that served as housing for his farm staff.

Singerly was one of the closest friends of Democrat President Grover Cleveland (1837-1908) and,
“on one summer Sunday of 1888,” he entertained the president at The Record Farm. Ten years later,
Singerly died. His obituary (see below) appeared in the New York Times.
“A successful stock raiser... His work in the encouragement of raising fine stock will never be forgotten by
Pennsylvanians. In 1873, he bought a tract that he called The Record Farm, now famous among all stock raisers.
This farm expanded under his personal management until it comprised more than 600 acres. It is valued at over
$250,000. He spared neither pains nor expense, and The Record Farm is accounted one of the best stock farms
in the entire country. The buildings are numerous, capacious, and built with a view to make them best serve the
purposes of their construction. Everything is conducted on economic and scientific principles.”

However, after Singerly’s death, it was discovered he had amassed debt totaling $145,000. * Today,
that 1898 debt would amount to $4.6 million. To satisfy the debt, a sheriff's sale was held.

Singerly’s land was acquired by a bank from the sheriff’s sale and over a period of years sold pieces
to local farmers. In 1901, William Wilson purchased 82 acres containing the main house and barn
and in three years purchased an additional 26 acres west of Morris Road. In 1913, Wilson sold these
two tracts to Ralph Beaver Strassburger which formed the core of what became Normandy Farm.

Dr. William P. Wilson (property owner 1901 - 1913)


As noted above, in 1901, William Wilson purchased the portion of land which consisted of an
82-acre tract containing the farmhouse and the barn and in 1904 an additional 26 acres. Dr. Wilson
was a Professor of Botany at the University of Pennsylvania and the founder of the Commercial
Museum of Philadelphia. He was also one of the first Presidents of the Botanical Society of America.

He held onto the property for the next nine years until he sold it to Ralph. B. Strassburger in 1913.

Ralph B. Strassburger & Descendants (property owners 1913 - 1993)


In 1913, Ralph Strassburger purchased from William Wilson 108 acres in Gwynedd Valley,
Montgomery County, PA. He named the property Normandy Farm, after Normandy, France, where
he honeymooned with his new wife. Strassburger continued to buy additional land. By 1941 the
farm had grown to 1,500 acres and over 30 houses and barns, one of the latter being 214 feet in
length. The farm was devoted chiefly to the raising of thoroughbreds and hunting horses.

Mr. Strassburger also held numerous properties in France, which influenced many of the design and
architectural characteristics seen on the farm. As noted, Ralph Strassburger originally used the farm
to breed thoroughbred horses. He later added Ayrshire cattle and build the three silos, which remain
as distinctive features of the property, to feed what grew to a herd of 300 Ayrshire cattle. He also
constructed the huge white stucco walls, which still border on two sides of the property today.

In 1924, Ralph and his wife, May, furthered their equestrian operations by purchasing an estate at
Deauville in France from Baron Henri Rothschild (1872-1947) and named it Villa Strassburger.
They also had acquired another horse farm nearby, Haras des Monceaux. Their horses achieved
considerable success in America, England and notably at the Deauville-La Touques Racecourse.

Although Ralph Strassburger died in Paris, France in 1959 and was cremated there, Normandy Farm
remained in his family for the next several decades. The farm was dutifully watched over by Arthur
Rush, who kept and maintained the property for the Strassburger family for 45 years.

After her husband’s death, May returned to America from France to live at Normandy Farm where
she died in 1975. After May’s death, her son, Peter, began to sell parcels of land from the estate until
his death in 1993. Peter was unmarried and left no direct heir. As Peter sold off tracts of land, the
estate was reduced to 73 acres that were passed to Valerie Readman and Veronica MacDonald in
1993.

Vesterra Corporation (property owner 1993 - 2000)

The property was sold by Valerie and Veronica, the heirs of the Strassburger estate, to Vesterra
Corporation. In 1997, Vesterra’s plan was approved by Whitpain Township to subdivide the 73 acres
into two tracts, one tract of 77 single family residences and a second tract of 9.6 acres that contained
all of the historic structures that was called “Village Farm Reserve Area.” At the end of this chapter is
a copy of the subdivide plan* that was filed with the Whitpain Township on 30 July 1997. It shows
the two tracts. The tract highlighted in black was the “Village Farm Reserve.” The remaining tract of
63.4 acres containing the 77 units is, today, the Windermere residential development.

In 2000, the historic tract was purchased by Elmer F. Hansen, Jr., owner of Hansen Properties, Inc.
Mr. Hansen also owned the Blue Bell Country Club across the street. He was a well-known real estate
developer in Montgomery County.

Hansen Properties (property owner 2000 to date)

Continuing the property’s tradition as a prominent fixture in Montgomery County’s history, Mr.
Hansen developed the “Village Farm Reserve Area” into a state-of-the-art conference center, banquet
facility and restaurant. Plans to incorporate an elaborate 120+ room hotel were completed in 2003.
In addition to the hotel rooms, the East and West Gate Houses have been completely restored to
provide guests with exquisite accommodations.

The Carriage House and Manor House were renovated and both were opened as additional guest
suites. Officially on the National Register of Historical Places, Normandy Farm was renovated
according to strict historical guidelines and is now restored to its original magnificence and glory.

Normandy Farm opened to the public in June 2003 as the “Normandy Farm Hotel & Conference
Center.” Thirteen years later, on 3 March 2016, Mr. Hansen died. He was 79 years of age.
Ownership of Normandy Farm continues with Hansen Properties, a private, family-owned business.

In the evening of 4 March 2021, fire broke out in the Carriage House. All the guests evacuated safely
and no one was hurt. The cause is under investigation. The Carriage House had nine guest suites. The
hotel and conference center reopened the following day.

Catherine Levering Inheritance of Whitpain Property
(later known as Normandy Farm)

JACOB LEVERING (1701-1793) in his Will, which was admitted to the probate court in Norristown,
states the following:

"To "my cousin, Daniel Levering, grandson of my brother Henry Levering, my plantation of tract of
land containing 100 acres, situate in Whitpain."

Jacob had three brothers, Abraham (1695-1730), Henry (1699-1778) and Daniel (1704-1776), all
born in Roxborough, Philadelphia County, PA. Abraham died in Philadelphia is buried at Christ
Church Cemetery, Philadelphia. Daniel died in Whitpain Township and is buried at Boehm’s Church
Cemetery, Blue Bell, PA.
Henry died in Whitpain Township and is also buried at Boehm’s Cemetery, Blue Bell, PA. I have not
identified whom he married and the name(s) of any son(s). According to Jacob’s Will, Daniel
(Henry’s grandson) inherited the farm and 100 acres. I have not identified Daniel"s father, Hnery's
son.
In his Will, Jacob called Daniel Levering his cousin. Daniel was, in fact, his grandnephew.
The website, House Histree, recorded the history of Normandy Farm. Their record states that
Catherine Levering (1785-1872), the great-granddaughter of Jacob’s brother, inherited the farm and
100 acres in Whitpain Township. I believe that Catherine was a daughter of Daniel Levering, and
she and her husband, John Heist (1782-1854), inherited the property where they built a tavern
about 1834.

After the death of Catherine Levering Heist, her children sold the property to William M. Singerly
(1832-1898). To satisfy Singerly debts after he died, a sheriff’s sale was held and the land was sold
to various farmers. In 1913, the tavern and 108 acres were purchased by Ralph B. Strassburger that
he named Normandy Farm.

Normandy Farm-Application to National Register of Historic Places
The application included a Site Plan based on a survey of Normandy Farm dated 16 June 2000.
The Site plan included ten structures on 9.6 acres (the Strassburger farm in 1941 had 30
structures and 1,500 acres). A copy of the June 2000 Site Plan appears on the following page.
On 12 December 2000, the final plan was submittd to the National Register of Historic Places.
The application and final plan include narratives for each of the structures on the site plan.
Following is a summary of the narratives from these documents.
Main House: The original house dates from 1834. It is believed that it was originally the
tavern, Franklin House. It is located at the corner of Morris Road and Dekalb Pike. After the
Strassburgers purchased Normandy Farm in 1913, they added an addition that included a
kitchen and made substantial interior renovations in 1923.
Carriage House: Built circa 1840 with an addition in 1920. Served to house carriages and
later automobiles. One of the farm hands lived in the addition during the Strassburger
ownership from 1920 to 1993. (In the evening of 4 March 2021, fire broke out in the
Carriage House. All the guests evacuated safely and no one was hurt. The cause is under
investigation. The Carriage House was used as a guest house with nine suites).
Barn: The barn was designed by Jason Sexton, farm manage for owner William Singerly when
the farm was 825 acres. The barn was buit in 1875 in a “T” shape. The top of the T was 330
feet by 50 feet. The stem of the T was 200 feet by 30 feet. Three white silos date from around
1920 stand at the north end of the barn and connect to an addition to the north end of the top
T section.
East & West Gate Houses: Both gate houses date to circa 1879 and were built about the same
time as the barn was constructed. As of 2000, the houses appear much as they did in 1884 and
contained many original features-original doors and trim, widow trim, marble mantels and
wood floor.
Tenant House: This house dates to 1834 and was located in North Wales. In the 1930s, Ralph
Strassburger moved it to its present location. It remains in excelent condition despite being
moved. (The estate had six tenant houses at one time. Only one has survived)
Smokehouse/Summer Kitchen: Located behind the East Gate House. Constructed of uncoursed
stone with a chimney on the south end with a wood floor, plaster walls and ceiling.. It dates to
circa 1834.
Tennis House: Located to the east of the barn. Built as the summer residence for Strasburger’s
tennis instructor. Constructed about 1920.
Potting Shed: Located south of the Tennis House. One-story stone shed partially below grade.
Originally constructed as a spring house, circa 1834. It was converted to a potting shed
during the Strassburgers ownership from 1919 to 1993.

Greenhouses: Located northwest of the Carriage House. Singerly origianly constructed a "hot
house" at this location. On the "hot house" foundation, Raply Strassburger erected these
five-interconnected greenhouses in 1920. Today, they are abandoned and in a ruinous state.

Chapter 11
Adult Communities Total Services, Inc.

The Adult Communities Total Services (ACTS), Inc. began in the early 1970s, when the pastor
and members of the Church of the Open Door in Fort Washington, Montgomery County, PA,
sought a new and better way of living for the retired church members. Their idea was to
provide a fulfilling and meaningful independent living lifestyle with a quality skilled health
care environment that would be available if ever needed.
Using their own resources, this group broke ground in December 1971 to build “Open Door
Estates” located in Fort Washington, Montgomery County, PA. Their first Open Door
retirement community opened in 1972 and is known as Fort Washington Estates today.
Ten years later on 28 October 1982, ACTS acquired 31.34 acres in Blue Bell, Whitpain
Township, Montgomery County, PA from the estate of May (nee Bourne) Strassburger. * The
sale price was $330,000.
On the same day (28 October 1982), ACTS acquired two additional parcels of land in Blue Bell
from the Montgomery County Industrial Corporation (aka R & R Co.).** The sale price was
$783,624. This acquisition resulted in a total of 90.14 acres in Blue Bell and formed the
beginning of Normandy Farms Estates (NFE) retirement community. The CPI Inflation
Calculator computes the total purchace price of the three parcels in 2021 as $3,000,000.
By 2016, the NFE community had grown to a total of 392 units (333 residential uits, 18
medical bed units, 15 personal care and assisted living units, and 26 cottages). On 24 June
2016, NFE proposed to add 12 additional cottages (see site plan on the following page). A few
years later, NFE added four more cottages at this location that were occupied in 2020. My wife
and I live in one of the four additional cottages.
The Better Business Bureau website lists the following statistics: "As of 2019, ACTS provides
housing and services to more than 10,000 seniors through its family of 26 senior living
communities in nine states, and employs approximately 8,000 people."
