DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale, made and entered this Naga City by and
between:

DOMINGO O. AZAÑES AND FRANCIA C. AZAÑES, of legal age, Filipino, married, and with postal
address at Sto. Domingo, Calabanga, Camarines Sur, hereinafter referred to as the SELLER;

And

MARY GRACE ALTO ESTRELLA of legal age, Filipino, single with residence address at 199 ZONE
5, San Miguel, Calabanga, Camarines Sur, hereinafter referred to as the BUYER.

WITNESSETH: THAT

WHEREAS, THE SELLER is the registered lawful and actual possessor of a certain parcel of
Residential land situated at Sto. Domingo, Calabanga, Camarines Sur, covered by Original Title
of Title 23607 and more particularly described and bounded as follows:

“Beginning at a point marked “1” of Lot 2113,Cad.494-D being, S. 85-48 W., 4420.43 m.
from BLLM #1, Calabanga Cadastre Thence:

S. 01-32 E., 16.37m. to point 2; N. 88032 W., 82.79m. to point 3; N. 03-09 E. 21.28m. to
point 4; S. 85-04 E., 81.45m. to point 1, point of beginning.

Contaning an area of ONE THOUSAND FIVE HUNDRED FORTY THREE (1,543) SQUARE
METERS.

All points are marked on the ground by old P>S> Cyl.Cone.Mons. 15x60 cm.

Bounded on the E., Along line 1-2 by Lot 2114, Cad.494-D; on the S., alone line 2-3 by
provincial road; on the W., alone line 3-4 by Lot 2112 Cad.494-D; and on the N., Along
line 4-1 by legal easement (3.00m. Wide) beyond dawis creel.”

WHEREAS, the SELLER is willing to sell a portion of the above described property consisting of
an area of ONE HUNDRED SQUARE METERS (100) and the BUYER is willing to buy said portion
of the above described real estate property; 10X 10 Meters Left side boundary of Jaime
Dumalasa Right side boundary of Domingo Azañes.
NOW, THEREFORE, for and in consideration of the amount of TWO HUNDRED FIFTY THOUSAND
PESOS (P250,000.00), Philippine Currency, receipt in full is hereby acknowledged by the SELLER
to his satisfaction, the SELLER SELLS, CEDES, TRANSFERS and CONVEYS in a manner that is
absolute and irrevocable the above property unto the BUYER, his heirs, assigns and successors
in interest.

The SELLER warrants that he can transfer the title and possession of the aforesaid real estate
property to BUYER and that there are no other transactions pending registration with the
Registry of Deeds that will adversely affect the rights of the BUYER.

IN WITNESS WHEREOF, the parties have hereunto signed this DEED OF ABSOLUTE SALE this
at the date and place first above mentioned.

1. To negotiate and transact with MS. JOVITA O. MANALO, the owner of a parcel of land
located in KM 7, Pacol, Naga City covered by TCT No. 36697;
2. To negotiate and transact with any and all line agencies, including the Agrarian
Reform (DAR) relative to the same parcel of land; to represent me in the Bureau of
Internal Revenue (BIR), and to pay fees and any other charges with the same agency;
the Register of Deeds in Camarines Sur for the registration of the Deed of
Conveyance of JOVITA S. MANALO;
3. To sign pap ers, documents, and receipts of the office/s in relation with the
foregoing tasks.
4. To do and perform whatever acts and deeds in relation with the above mentioned
task/deed.

execute and perform any and every necessary to render effective the power of the
