REPORT ON BUILDING PROJECT CASE STUDY

INTRODUCTION

The nature of the building projects have changed in magnitude, size and amount of investment.
Similarly the Architect's role also expanded; to act as client's agent, advisor, arbitrator,
coordinator. and the leader of the consultant team who maintains the overall controls of the
project in terms of cost, quality, and time targets.

A building project depends on many deliberate efforts and commitments of many parties. The
realization of a building is a result of diverse and complex set of actions by many personnel
involved such as the architects, engineers, consultants, clients, contractors, related
professionals and workers. It is expected that the architect and the other respective parties
involved in a project should render their services to achieve the ultimate goal of the client and
his wishes as well as for the common good of the man kind and its environment.

This case study is a partial fulfillment of the SLIA — Part III Examination, mainly to develop the
ability to act as a competent professional architectural practitioner, as it gives a deeper
understanding of the Architect's role, with regard to managing a project in terms of cost, quality
and time by analyzing the Architect's duties and responsibilities. The main objective of this
study is to analyze and investigate a completed project, evaluate and to identify the deviations
as from a traditional methods of construction, and to suggest how to maximize the positives
and minimize the negatives in regard to the project performance and the performance of each
and every contributor.

Scope and limitations

The entire project comprises of several contract packages and the study will be focused only on
the construction of Consultant quarters Block 'B" from contract documentation stage, focusing
only on the requirement of the academic purpose.

According to the program the selected building should have reached the practical completion
stage in mid June 2014. Therefore the scope will be limited to its inception and practical
completion leaving out the defects liability period.

Method of Study

The methodology applied in carrying out this study was mainly based on gathered information,
interviews and discussions with the personals involved in the project and documents pertaining
to the project activities.

The study goes on to review the projects strengths, weaknesses, deviations in comparison to
the standard procedure. Throughout the study, the problems faced by the architect as well as
the client organization and the contracting organizations in addition to the solutions the
architect as the team leader adopted to overcome these issues as well as the method in which
the project was coordinated up to the successful completion are described in detail.

Data obtained from documentation includes correspondences in the form of letters, emails,
minutes of meeting, log notes, reports reflecting studies carried out prior to the design stage,
drawings, tender & contract document. First hand information obtained from Principal
Architect, other consultants and the Contractor is also incorporated in compiling this case
study.

Four chapters continue the project. These are:

01. General Description about the Project

02. Pre Contract Stage

03. Contract Documentation, Tendering, Bidding and Negotiation

04. Construct Administration and Post Construction

The final conclusion reached by the author includes comments and observations of the project
and overall analysis of the success and failures in terms of cost, quality and time.

Annexure are included at the end of the study which are available as documentary evidences at
the different stages of the project.
