Company Profile

Aafaq Holding LLC was formed as an Investment wing to generate income and support Al Ain Football Club. The Hazza Bin
Zayed Mixed Use Development in Al Ain was constructed and leased to generate income for the club. The project in detail is
mentioned below.

The Sheikh Hazza Bin Zayed Stadium Mixed Use Development is set in a plot of 50 hectares and comprises a full spectrum
of facilities including the new 25,000 Seating Capacity stadium, residential villas and apartments, office buildings, a world
class sports center (Golds Gym), The Aloft Hotel and a Family Entertainment Centre. The separate elements are tied together
by an unrivalled public realm centered on the main plaza which is surrounded by 14 F&B restaurants and retail set in a shaded
environment

Key Tasks

Coordinate with Portfolio Management to set overall mall/project leasing strategy and tenant mix
Support the Retail Portfolio Manager in setting targets and timelines

Provide input to pricing decision based on observed market conditions

Provide input into the planning and design stage of retail and mall space (design specifications and
guidelines based on target tenant mix, tenant types, luxury vs. non-luxury brands etc)

Source and connect with potential tenants and manage relationship with anchor tenants

Take leadership and ownership of the leasing plan, with the goal of maximizing value creation and innovation

Retail Leasing

Issue lease proposals to potential tenants

Negotiate commercial terms within the range agreed with the Development and Portfolio
Management, special lease conditions with tenants and obtain approval from Executive Management

Sign Contracts and maintain registry

Re-negotiate renewals in case of major changes in rates and lease conditions in liaison with Retail PM & FM

Develop client database and update CRM

Prepare weekly & monthly reports for, and presentations to the Executive Management

Assess leasing issues on an on-going basis and recommend strategies to mitigate them

• Manage the handover and fit-outs (simultaneously) of retail space

• Provide assistance to tenants in applying for modification request of their specific units

• Review space fit out design and ensure adherence to property regulations and safety standards

• For malls, ensure store front adherence to mall standards and guidelines
