Causes:

1. Worn out of Tile Joints

2. Worn out of Packing in Gully Trap

3. Cracks in the Concrete

Basically Bathrooms are highly abused area when compared to all other areas at the
residence. The temperature inside the bathroom varies between 40-45 degree Centigrade to

10-15 degree Centigrade. This sudden & drastic change in temperature will affect any kind

of system applied.

Cement has alkaline in it and the water along with the chemicals in the soap & shampoo will
stay for long period and slowly react with the surface. Added to that we generally clean the
bathroom with acidic materials and hard brush on the surface which helps in etching the
grout leading the water entering between the tile joints.

Looking at the problem little deep we can see that the water is entering from the Top floor
bathroom to the below roof and walls. The water is travelling thru the tile joints and
touching the upper portion of the roof slab and walls. Since there are invisible cracks in the
roof slab the water passes through that and is visible on the below roof and wall as dampness
or seepage or leakage.

This is also causing rust in the steel rods. As the rods starts rusting it will become weak
which leads to sagging and further development of cracks and the plaster falling.

Standard:

As per the latest building standards water proofing is done to the mother slab using 2
Components Part A consisting of Cementitious product and Part B consists of polymer
chemicals mixed and applied together which forms a monolithic membrane, on which
protective plastering is done with a cement mortar added with integral water proofing
chemicals by giving slop towards the exit pipe. This protects the slab and also fills the voids
and cracks. To avoid the water stagnation on the slab which enters thru the tile joints a weep
pipe or sweat pipe is inserted along with the exit pipe which helps in draining out the water
before it could stay & damage the slab.

Remedy:

It is easy to implement the latest specification in all the newly constructing buildings and it
is also easy to implement at the construction stage when compared to existing building
where already people are staying and using. Today at this stage it is neither recommended
as it is time consuming and need to block from usage for almost one week nor financially
viable to carryout.

Today’s technology we have polymers and epoxy which has better life span as it can
withstand the temperature and abrasion due to its elongation nature. Messaging

Methodology:

It is recommended to wash the entire area using acid to clear the muck and fungus formed
inside the tile joints and washed with high pressure jet water. The entire area to be wiped
using a mop and let to dry for some time. Using mechanical cutting tool the old tile joints
should be removed and vacuumed. Apply masking tape on the both side of the tile joints to
protect from the spillage of polymer /epoxy. Apply polymer / epoxy using blade adding
some pressure for deep penetration. Allow the polymer / epoxy to dry for next 24 hours and
remove the masking tape.

Maintenance:

As in western countries we do not wipe the bathroom after the shower to keep it dry.
Provide good ventilation, use exhaust fan after the shower to push out the steam and help the
bathroom to keep dry. It is better we use Hydrogen per oxide or vinegar along with backing
soda to clean the tiles and the tile joints which has very less effect on the cementitious
materials and use tooth brush to clean the tile grouts.
