needs are met
How to attract the best guest with strong hosting stays in your Airbnb
How to choose the best guest and avoid the horrible ones
1. Hosting stats, improving your visibility
a. Airbnb collects number of stats of how we do as a host
i. Acceptance rate high and response time low (how fast you respond to
inquiry or requests (the first reply only and the others don’t matter)
ii. Request (must accept or decline) Inquiry (decline or pre-approve) all
you have to respond to guest, accept or decline,
2. Create a strong list of house rules, how to deal with good or bad guests
a.No smoking
b. No parties
c.All guest must be registered within the reservation

uncomfortable with

Four things to know before getting your first guest

1. Setting up your home with the guest in mind
a. Remove anything that is available to you, deep cleaning is needed, no pictures of
loved ones or yourself. Kitchen and bathroom are the most important place in
your home, add guest amenities, snacks on the counter, leave the remote front
and center
2. Photographing your apartments
3. Research your competition’s price, filter what you will be offering, look at 10-15 listing
of what they’re charging
a. Pro tip: select weekend dates a couple weeks away. The weekend prices will
be the highest charge of host in my area. Then set my weekend prices
around the lowest of the listings that look like mine. Set my week day price
10-30 dollars less than my weekend price (depending upon tourist season).
Keep this price until I get a few listings and reviews. A lower price will
entice people to book my place. When I get 5-10 reviews, start to increase
my place around the same of those in my local area (investment for future
profit)
4. Selecting your first guests
a. Only host guest who are verified ( ID, email, phone number, picture, and social
media)
How many hours a day to be a great Airbnb host
1. Get back to guests
a.Guest will send inquiry or request, must reply fast
b. Might have to be on call when you have guests and make sure your team is ready
2. Managing calendar
a.Each day log into your account to check calendar, reservations, stock items,
b. Look at bookings, if not booked, small price decrease. If you’re book more than
you thought, slightly increase your price.
c.Check calendar daily, make edits every 2nd day: price change, updating available
dates
i. Host who frequently update their account have a higher ranking in search
3. Cleaning
a.Some hire some do it themselves for
b. Cleaning between guests and regular cleaning on a weekly basis
i. Washing sheets and towels, washing floors, cleaning bathroom and
Kitchen , make sure there are no hairs
ii. Pro tip: double check dishes are clean
iii. Cleaning may take 1-5 hours
Amenities that are over and above: you want to provide your guests with things they would
get at a hotel and a little more
1. Mutlti charging stations
2. Small portion pancake mix mini syrup
3. Shower cap
4. Welcome basket
5. Floss, deodorant, power
6. Alarm clock
7. Chargers- order them in different colors so guest won’t get them confused

Basics of Pricings

1. Set availability month, 9 or 12 months in advance because you can set a bunch of prices
all at once and adjust as you go.
2. Create price range and set base price - what’s the lowest price I will accept and the
highest price a guest is willing to pay at my home (research similar places for weekend
and weekday, take the average price and set it 10% above this). These will now be your
default prices for weekend and weekday
3. Set weekend and weekday prices based on seasonality
a. Start with your slow season. Set weekday and weekend prices to almost the
lowest I will accept. Go to high season and set it to the highest you can get and
then from the prices if you’re not booked. Then fill the gaps from the slow to high
season, and gradually increase them until you get to high season.
4. Update your Calendar every 2nd day, higher search ranking, and make changes to your
prices

Additional info: Length of stay, early birds, and last minute discounts and will be subtracted
from your base price for weekends and weekdays. All percentage discount. You can also set
percentage increase or decrease doe specific times of the years
