What’ my Goal/ What am I looking forward to: Collect a property unit per month, build
generational wealth, nurture those gifts that God has blessed me with, make my mark on the
Rochester community, fund my travel experience, pay my mother’s mortgage, and fund my
business that I want to impeded upon.
What will make my Airbnb stand out: price, personal touches, (wine and a personal note),

What does success look for me: Pay off my mother’s mortgage, allow this to fund my future

1. Hosting stats, improving your visibility

Airbnb Fees
Airbnb charges hosts a 3 percent fee that covers the cost of processing payments. And
Hosts will also pay a 3% fee

Basics of Pricings
1. Set availability month, 9 or 12 months in advance because you can set a bunch of prices
all at once and adjust as you go.
2. Create price range and set base price - what’s the lowest price I will accept and the
highest price a guest is willing to pay at my home (research similar places for weekend
and weekday, take the average price and set it 10% above this). These will now be your
default prices for weekend and weekday
3. Set weekend and weekday prices based on seasonality
a. Start with your slow season. Set weekday and weekend prices to almost the
lowest I will accept. Go to high season and set it to the highest you can get and
then from the prices if you’re not booked. Then fill the gaps from the slow to high
season, and gradually increase them until you get to high season.
4. Update your Calendar every 2nd day, higher search ranking, and make changes to your
prices
Additional info: Length of stay, early birds, and last minute discounts and will be subtracted
from your base price for weekends and weekdays. All percentage discount. You can also set
percentage increase or decrease doe specific times of the years
