Design Brief of A Commercial Center
COMMERCIAL CENTRE
(Shopping Mall , Banquet, Office Block, Vendor Plaza/Informal Bazaar and Hotel)
Commercial areas in a city can take up about 5% to 10% of a city’s land. It is used for
commercial activities. These activities include the buying and selling of goods and services
in retail businesses, buying and selling, financial establishments, and wide variety of
services that are broadly classified as "business". Even though these commercial activities
use only a small amount of land, they are extremely important to a community’s economy.
They provide jobs and bring money into the community. A commercial area is real estate
intended for use by for-profit businesses, such as office complexes, shopping malls, Hotels,
service stations and restaurants. It may be purchased outright by a developer for future
projects or leased through a real estate broker.
SHOPPING MALL
A shopping mall, shopping centre/center, shopping arcade, shopping precinct, or simply
just a mall, is one or more buildings forming a complex of shops representing
merchandisers, with interconnecting walkways enabling visitors to walk from unit to unit.
Other establishments including movie theaters, Anchor Stores/ Big Box Stores,
restaurants, Food Court are also often included.
Apart from movies, the other revenue generating channels for multiplexes are food
and beverages, rent from display items, entertainment games etc. It is this universal
appeal that multiplexes have for all members of the family by offering” something for
everyone”.
Multiplex embodies the luxurious amenities of the modern day cinema -the multiple
screen choices, state-of-the-art technology, ergonomic seating, eye-catching
architecture, and top of the line concessions, restaurants, and food courts
Integrating shopping with cinema to generate better opportunities and making it
lucrative.
1. Use design to engrain the “Wow!” factor into the mall’s brand.
2. Expand common spaces to create more points of convergence and grandeur.
3. Add “live/work” to give purpose to malls.
4. Don’t count on retail or anchors alone to drive traffic.
5. Close the dreaded Digital Divide.
OFFICE BUILDING
An office building, also known as an office block or business center is a form of commercial
building which contains spaces mainly designed to be used for offices.
The primary purpose of an office building is to provide a workplace and working
environment primarily for administrative and managerial workers. These workers usually
occupy set areas within the office building, and usually are provided with desks, PCs and
other equipment they may need within these areas.
An office building will be divided into sections for different companies or may be dedicated
to one company. In either case, each company will typically have a reception area, one or
several meeting rooms, singular or open-plan offices, as well as toilets.
Many office buildings also have kitchen facilities and a staff room, where workers can have
lunch or take a short break. Many office spaces are now also serviced office spaces, which
means that those occupying a space or building can share facilities.
BANQUET HALL
A function hall, reception hall, or banquet hall is a room or building for the purpose of
hosting a party, banquet, wedding or other reception, or other social event.
Function halls are often found within Mall, pubs, clubs, hotels, or restaurants. Some are run
by fraternal organizations and rented out as a fundraiser for the organization.
Some condominium associations and apartment buildings have these to keep the noise of
parties out of the residential units.
HOTEL
A hotel is an establishment that provides lodging paid on a short-term basis. Facilities
provided may range from a basic bed and storage for clothing, to luxury features like en-
suite bathrooms. Larger hotels may provide additional guest facilities such as a swimming
pool, business centre, childcare, conference facilities and social function services. Hotel
rooms are usually numbered to allow guests to identify their room. Some hotels offer meals
as part of a room and board arrangement.
Hotel operations vary in size, function, and cost. Most hotels and major hospitality
companies have set industry standards to classify hotel types. An upscale full-service
hotel facility offers luxury amenities, full service accommodations, on-site full service
restaurant(s), and the highest level of personalized service. Full service hotels often
contain upscale full-service facilities with a large volume of full service accommodations,
on-site full service restaurant(s), and a variety of on-site amenities. Boutique hotels are
smaller independent non-branded hotels that often contain upscale facilities. Small to
medium-sized hotel establishments offer a limited amount of on-site amenities. Economy
hotels are small to medium-sized hotel establishments that offer basic accommodations
with little to no services. Extended stay hotels are small to medium-sized hotels that offer
longer term full service accommodations compared to a traditional hotel.
SITE
Considering time limit of the semester , detail of only following blocks will be in scope of
6th sem.
STAGE –II: PLANNING - LAND UTILISATION PLAN OF THE COMMUNITY CENTRE PLOT
1. Area calculations- As per norms and case study analysis for various activities.
2. Zonning - Determining the various activities and Demarcating those activities on
the site based on location strategies and areas.
