Agents
We have a lot of stories about home buyers who ran into miscommunication problems with
their real estate agents. And if you will ask them how the problem arose, they have no idea why
their agents walked out on them.

They are not aware that the things that they have said and done have greatly hurt the pride of
their agent. Hence, it is essential that you learn the basic rules in communicating and working
with real estate agents.

1. Understand That Agents Earn Money Through Commission

Most real estate agents does not depend their earnings in salary. In most cases, they get their
monthly income on deals they effectively closed. And each time they don't close a transaction
they will not also get earn money. So, don't expect them to serve you without charge.

2. Respect Their Time

If you want to meet your agent, arrange an appointment with them. You can display your
courtesy simply by showing up to them on time.
Understand that your agent's time is precious and they cannot afford to squander their time
waiting for you for nothing. In case you will be late for your meeting or cannot appear
personally, then inform him or her in advance.

3. Employ A Real Estate Agent

Initially, make your mind up whether you want to go on with the home buying process with no
representation. If you have decided to employ your own agent, select the one who really have
the knowledge and skills in dealing with real estate transactions.

4. Do Not Work With A Listing Agent If You Already Hired A Buying Agent

Obviously, the listing agent work for the best interest of the seller and not the buyer. When you
choose to employ a listing agent, be heedful that you cannot get a 100% loyalty from them. If
you will hire, you cannot be assured that they will actually work for you.

5. Apply Open House Protocol

Prior to your open house visit, ask first your agent if it would be fine if you go and see homes by
yourself. In most cases, it is not advisable to come to open houses without the company of your
agent.
6. Your Agent Must Understand Your Goals And Expectations

Communication is necessary to keep up a successful relationship. If you will hire an agent, tell
him or her about your goals in buying a home and let him know all your expectations from
them. If your agent did something that annoys or upsets you, tell him.

7. Get Prepared To Buy

If you are not eager on buying a home, you don't need the service of a real estate agent. Start
to look for homes for sale by yourself and visit open houses but be honest with listing agents by
informing them that you are only shopping for homes. Do not squander the precious time of an
agent if you are not yet geared up to buy a home.
